Normal Wear or Red Flag?
I have often seen this when I show houses, and YES it is true that I am NOT a structural engineer, architect, or home inspector, but I do like to walk the exterior and look for things that might show signs of a house becoming a money pit.
Ultimately it is up to the home buyers, if after sufficient inspections they decide to go forward and close on a home.  But when all other things are equal would buyers be inclined toward a house where serious repairs may loom, or would they save their time and resources … (10 comments)

Not Much Left on Joe's Bucket List - 11/09/10 09:05 PM
Scratch four wheeling off the bucket list.  Dad turned 94 years young today.  This photo was taken about 3 months ago.  I am not sure who gave him the keys to the four wheeler, but I am glad I wasn't there to watch, although very happy someone captured the moment.
Needless to say, there is not much left on my Dad's bucket list, he taught us all how to live and enjoy life, and is still teaching by example.

No kidding, this photo was actually in the listing.  We have places to put 20 pictures and this agent put a photo of yep, the toilet.  As if to say, yes, we have indoor plumbing.  Does this go under the category of WHAT WERE YOU THINKING?
I hate to tell you how often I see this type of photo.  If this wasn't bad enough, there is actually a second photo of the other toilet (lid down).

I just listened to Josh Schoenly's interview with Gary Keller on this month's Agent Mountain.  Those of you with Keller Williams know about the outstanding monthly interviews Gary has with industry stars and that they can be some very eye opening sessions.

Strategic Default - Walking Away from a Mortgage - 11/07/10 08:43 PM
One of the few places the dilemma of strategic default, or just walking away from an upside down mortgage, is discussed from all points of view is NPR.  I have to admit, that while I am not stuck in this situation, I really am not so sure if my moral compass would point to true north if I were.  Walking away when you are financially distressed is one thing, but walking away when can pay but it doesn't make financial sense is yet another thing.
