Best Kept Secret in Franklin, TN Carriage Park Townhomes

Carriage Park is a community of 108 side by side townhomes, two to a unit. What makes this different from any other condo or townhome community is the way they are spread out on the land. Each unit has a yard that makes it feel as if it were single family homes (without having to do the yard work). Condos with a yard but no yard work, too cool!

Carriage Park is about a mile from Historic Downtown Franklin. It borders the very desirable Polk Place neighborhood and is across the Eastern Flank Battle Field Park from Heath Place. Re-posting this entry by Tracy Lee Parker about Short Sale pricing because it is brief, to the point, well stated and needs to be heard by sellers, buyers and agents alike.

Why should I pay OVER asking price ?

I have a client that put an offer in on a short sale. The seller signed the offer of course and now the bank is countering with my client, the buyer! She does not understand why the bank is wanting more than asking price!!

I explained to her that agents list the short sales less than market value to attract a buyer quickly. Then, the bank sends out a broker to give the "opinion of value" and if that value is more than the sales price, then the bank will counter with the buyer higher than the sales price. The banks have a certain net to meet and the agents don't know this net until the "opinion of value" is done.

It is very confusing to the buyers this "short sale" business. It is hard to explain that these list prices are just a number to get buyers to make offers. It would be easier if there was a rule that explained how to price a short sale. Agents should stay a little closer to market value when pricing your short sales and save us all extra work!

Nashville Area News Just Keeps Getting Better

Nashville Area News Just Keeps Getting Better both in jobs and housing. One would argue that the two are directly related and would be correct. But in two unrelated stories out today The Tennessean announced that with the ratification of a new labor agreement between GM and the UAW vehicles may roll off the idled Spring Hill assembly line. The old Saturn facility now producing Chevy engines may soon also be assembling the Chevy Equinox SUV, Estimates of up to 2000 new and furloughed workers may soon be working again in Spring Hill Tennessee. This will be a boon to the Spring Hill economy and pick up the housing market in that area.

Also noteworthy in today's news are expansion plans for Downtown Nashville's Gulch Community. The 2008 recession once stalled the growth in this lifestyle community but now plans to expand have been announced. Restaurants, offices, shops, high rise and mid rise condos already present in this urban neighborhood will be seeing new additions to the area. Three new apartment buildings are scheduled to begin as soon as next year and all within the next year and a half.

The good news is you don't have to wait for the new construction to be completed. There are still a few units available in The Icon, Velocity and Terrazzo. Sorry but Mercury View Lofts and Laurel House are 100% occupied.

So don't blame a fellow for being optimistic with new jobs and huge housing projects on the way, things are perking up here in the Nashville Area.

Temporarily in the Sand but Forever in our Hearts - 9/11 Sand Sculpture

The end of August we had the chance to attend the New York State Fair while visiting my family in Syracuse. I was blown away by the detail in this sand sculpture commemoration the Heroes of 9/11. It was near completion here and I did not have the chance to return to see the finished work.

Thanks to the sculpture Patrick Harsch who uses his time and talent in a medium which only has permanence is in our memories and photos taken. The 10th anniversary remembrance of 9/11 was present through-out the NY State Fair. Check out the video for music details from all sides.

Nashville Tennessee proves that all real estate is local. While the national news is still painting a dim picture, here in Middle Tennessee (Nashville) things aren't looking so bad.

One only has to pick up the local paper to prove this point. While headlines (right) are all from today's newspaper (The Tennessean). You can see the first is great news, for Nashville area. The second is interest rates are at a low not seen since 1951. But the third says overall the national housing market is not so optimistic.

These headlines show why it is important that you talk to your agent about local trends before you put your house on the market and before you pick your next neighborhood. Because even among localities, there are trends. Some neighborhoods fare better than others. One side of a city or town may be prospering while the other side struggles.

Your agent will know this, ask her/him. Don't settle for the answer that gets you to sign quickly. If your dollar buys more house on the north side of town than the south side, there is a good reason. Not to say you shouldn't buy where your money goes further, but you may better understand why when it comes time to sell.

Remember when your agent says the real estate market is local, that is not just a catch phrase. Local trends are important when it comes to buying and selling. You should have both in mind when you select your house. Your agent cannot guarantee the future value of your home, but can show you the recent history and offer an educated opinion on which areas are trending favorably.

We are fortunate here in the Nashville and Middle Tennessee Area that our market is doing well. When an area does well in tough times it bodes well for home owners and buyers. If the head lines indicate anything it is that the market may have bottomed and is on the uptick in the Nashville Area.

Why We Love Franklin TN

When We first moved here to Franklin, TN, we could count on one hand the number of good locally owned cafes and restaurants. Don't you hate it when you ask a local where can you get a good (insert any cuisine here) and they give you the name and location of the closest national chain. I like Outback as much as the next person, but I do crave local flavor.

Little by little excellent locally owned places began popping up with good food and good style. Let's face it we enjoy more than the food when we dine out and the whole experience has to be worth while.

Our latest cafe discovery is the new place next to the Harpeth Bridge on Main Street as you enter Downtown Franklin. It is Marcia's Patisserie (French for Pastry). The place is loaded with atmosphere. Here you might feel like you walked into a pastry shop in Paris except for the familiar Tennessee accents of those taking your order. Pastries, frozen custard, sandwiches, French(?) Pizzas and what appears to be a great but limited breakfast menu, are available and all look very good. I will let you know for sure as I work my way through the pastries.

Two "must haves" are the macaroni and cheese (comes as a side or by itself) and for dessert the bread pudding. Next on my list are the chocolate croissant and creme brulee.

Why We Love Franklin TN

Every time we consider moving we take a stroll down Main Street in our home town of Franklin TN. We take in the sights smells and sounds and discover another little shop or cafe look at each other and shrug as if to say why. Why would we ever want to leave this cozy little town?

Our latest discovery is this little shop tucked into the corner on the square. With a two year old grandson and granddaughter on the way we will be spending time shopping in this place for sure.

In today's Real Estate Market buying a condo can be more than finding a great layout at a great price. The Carriage Park Community in Franklin has been able to maintain and continue to improve with a budget much less than comparable communities. A good HOA board and property management is key. Check out recent upgrades in Carriage Park landscaping (pictured below).

In today's Real Estate Market buying a condo can be more than finding a great floor plan at a great price. It is important that your agent help you establish the financial well being of the home owners association (HOA). The monthly fees paid to take care of all those things they said are covered has to be properly managed. If occupancy is low or too much routine maintenance has been deferred owners could be looking at special assesments to cover needed upkeep. Knowing the financial status of a condo or town house community is an important step befor writting an offer. Maike sure you know the rules, restrictions, account balances and reserve accounts.

Viridian Nashville - Luxury High Rise Condos

A client asked me to work up some numbers for the Viridian Condos in Downtown Nashville so I went back to the beginning and put together a few stats.

What we have below are the sales figures from its initial opening in 2006 through July 2011. You can see how quickly they caught on and qascended in value and the subsequent decline when the national market went bust. But you may notice that at least through the first half of 2011 and without aid of any special programs we are pushing back to those initial levels and availability is not abundant.

Since I worked up the data for him, I thought I would share it with you too.

The Viridian Condos in Downtown Nashville there are 21 currently active listings there and 8 units have sold since January 1, 2011 at an average price of $258,402 or $270.58 per square foot. If you look at the average sales numbers below you can see that there is a bounce back to there initial offering levels of 2006.

There are 305 units but 3 have been combined to make larger units for those owners. I hope this helps.
