Brentwood TN January Market Report

The chart below represents the Listings and Home Sales for January 2010.

Brentwood spans the border of Davidson and Williamson Counties. The chart below represents both counties of Brentwood sales and listings. What I find very encouraging is the combined 46 sales and pending in the luxury market between $500,000 and $1 Million (20% of the total listed in those groups).

Data for closed sales for January 2009 is below the chart. The great story in the January 2010 chart is the great numbers for pending sales.

Brentwood Home Sales for January 2009 were 19 condos sold; Single family homes under $300,000 - 4; between $300,000 to $500,000 - 11 ; between $500,000 and $700,000 - 3; $700,000 to 1 million - 5; and over 1 million dollars 2.

Craigs List Rental Scam - Remedies for the Scammed

Craigslist Rental Scam

If you are a renter out there you may have already been taken-in by the rental property "too good to be true" SCAM. You may have either sent a certified check of a modest amount as a deposit to hold a house for you. Or you were directed to a website that appeared to be a valid credit company to print your credit report but found yourself sending them your credit card information and social security number.

I wrote a post months ago and reposted it this week after a second victim within a couple of days emailed me and asked what to do. I realized that although I warned people about the scam, I never suggested what to do once they get scammed. Unfortunately it is mostly after the scam takes place that people realize they have been victimized.

Although I am not sure what exactly to do, if I were you I would:

Immediately call and report it to your credit card company and cancel that card.
If you gave them your social security number you might want to look into identity theft company/protection. Though I haven't heard of them using the social security number, if you gave it to them you are vunerable
Report the ad to Cragslist to help out the next person from getting scammed

Active Rainers, I am at a loss to suggest further action, your suggestions are welcome and needed.

Driving in the Ice and Snow

This is perhaps a bit late and hopefully will not be needed again this season, but never the less, here are a few tips about driving in the snow. Let's try this in a do's and don'ts format.

If the roads are covered with snow and ice:

Don't leave your house if you don't HAVE to go anywhere

But if you do before you start out:

Brush your car clean, scrape the ice off the windows
Make sure your wipers are free of ice and working
Make sure your windshield washer is full and works
Make your cell call before you leave

Once on the road:

Choose a route with the fewest hills or narrow curvy roads (when possible)
Don't tail gate (ever)
Slow down before turns (once in the turn slowing is like braking and will send you into a skid)
Slow down well before you need to stop
Stay back from the intersections (give cars room to turn)
Start slowly after stops (fast starts promote skidding and fishtailing; you get nowhere fast)
If you begin skidding, put your car in neutral and wait for the wheels to roll
Don't attempt to climb a hill when cars are already slipping sideways ahead of you
Don't attempt a hill decent when cars are stopped or sideways in your path
Slow down before you start down a hill, braking once your vehicle has momentum will only start you skidding
Be patient, stay in a single lane if the other lanes aren't clear of snow

Hardly a driving expert but I have found these tips helpful.

The View of Carnton Plantation

The View of Carnton Plantation - from my back yard.

Every couple of years we get a decent snow fall here in Franklin Tennessee. Just across the pond in my back yard you can see the snow covered roof of the old Carnton Plantation house.

The historic house was used as a hospital for after the Battle of Franklin (November 30, 1864). The McGavock family and Franklin citizens led by Carrie McGavock, buried the 1750 dead Confederates on their property and saw to it records were kept and most of the names and graves were marked.

The McGavock Confederate Cemetery is the largest privately owned and maintained military cemetery in the United States.

More Repeat Buyers and Median Sales Price Rise

Median home prices (+1.5%) and sales (+15%) increased over December 2008. The percentage of repeat buyers increased (+5%). That all by itself that sounds like pretty good news.

Looking at percentages repeat buyers taking a bigger share of the pie would naturally take away from the percentage of first timers. So the percentage of first time buyers decreased from November 2009. It is also likely that many first timer buyers took care of business before the first deadline.

Overall, the credits gave our industry a boost not enjoyed by many other industries, lets take the ball and run with it and be the engine that keeps the country moving forward.

Craigs List rental Scam - Strikes Again

Scammers Strike Again

I post this a while back and lately it seems to be epidemic around here and nationally. My reason for reposting my own blog is that I received a call today. I person told me, "I read your blog, but it was too late, I already filled out the Credit Report form and gave them my Credit Card information. What do I do now?"

I really had no idea what to tell him he should do. I told him call the credit card company and tell them your story to see what they advise. Whether it is to put it on hold, or cancel and reissue his card.

Additionally though they have his social security number. Any suggestions about what to do abut that?

IF YOU THINK YOU WERE A VICTIM OF THIS SCAM HERE ARE POSSIBLE SOLUTIONS

As we experience more and more technological

advances there will be schemers who are

determined to cheat and steal hard earned

money from the honest folks we service. It is for these honest folks that I am posting this warning.

Beware, if something appears to good to be true, then most likely it is.

A customer who logged into my website sent me two links and a question. One of the links was to a listing she found on my website, the other was to the same property posted on Craig's List for rent.

Her question went like this:

Message: Hi there - can you confirm that this property for sale is also this one posted on craigs list for rent? here is the post. We are just confirming the accuracy of the posting before we rent.

It was late in the evening when her lead came in so I sent her a note with the listing and told her I would call the listing agent in the morning to inquire about the rental.

In the morning I looked up the Craig's List post and saw a ridiculously low rent amount and a very low security deposit request. I called the agent with the listing in front of me and asked, "Is this for rent and is this the correct amount". The listing agent explained, it is a SCAM.

She explained how it works: the scammers find a listing, swipe the photos and post it as a Craig's List rental at a very low rate and modest security deposit. Naturally it attracts a lot of interest and after a couple of emails they send you a very convincing letter and this link:

If you would like to set up an appointment, go to the link below and request the free copy of your rental / credit report. We use this company for all the properties we manage. Just fill out the form and indicate that you want the free credit report. The actual scores on the report aren't important to us; it's more of a formality to have it on file, to make sure you are who you say you are.

I removed the link but it goes to a very official looking website with Equifax, Experian, and TransUnion all prominently displayed. After filling out a registration form and a click to submit it another form asking for, yep, you guessed it, your credit card info and the trap is set.

I have also heard of a variation on this where you mail your security deposit (cashiers check), most often out of the country, to hold this great deal of a rental property. Needless to say that is money you will never see again.

So please people, if you take nothing else away from this remember, if it appears too good to be true, it most likely is.

I Can't Sell Your House - It's Nasty

I hate to say this, but your home is in no condition to be shown to buyers. First of all, the bathrooms have mold in the toilets. and the tubs look like they have been cleaned on a yearly basis. The kitchen is a mess. Why don't you start by throwing away everything in the fridge and then cleaning it. The pantry is a disaster, empty it and start over. The kitchen floors have something really sticky on it. It feels like an old movie theater, and smells like it too.

While we are on the subject, just what color would you say these walls are? My suggestion would be paint, and lots of it.

By the way, those 5 dogs you have need to go somewhere else if you want to sell this house. And get rid of the kitty litter box in your bathroom, or least clean it out sometime. Hire a good landscaper to trim the trees that are hiding the front of your home, and paint the trim on the outside. My first impression wasn't good, and one is all you get.

If you try to sell you home in this condition, the results will be devastating.

Web Leads Aren't Automatic

People can visit your web on their own, they can search for houses, they can even register. But at some point in this process you have to PICK UP THE PHONE AND MAKE A CALL! Oh, excuse me, was I yelling? Sometimes you need to yell to be heard.

Why do people spend so much time, effort and money to get found on the web and then do nothing to capture the lead?

I have my site set up to text me whenever a visitor registers. If it is a reasonable time of day or night they will get a call within five minutes. I want to share with you what the last person I called said after I introduced myself.

"You get the gold star." I asked why? She said that she logged into at least 10 real estate web sites and I was the only one to call. Ouch! While I was glad the others were to busy to respond to her request for help, I was happy she finally got to me. She is a ready, willing and able buyer and we have an appointment in a couple of weeks, when she comes to town.

In the mean time, I need to blog to get my site found before the second Google page. Thanks for listening to me vent, and for heaven sake, pick up the phone and dial.

Better Signs of the Times in Nashville

Well, not exactly signs of Spring, but signs that the real estate market is improving in the Nashville area. Clients sent me a list of 6 houses they want to see tomorrow and I had the tell them sorry, 3 of these houses are under contract.

I can't remember when 50% of a buyers list was already off the market. Coincidence or a good sign?

What's so SPECIAL about GMAIL?

Anybody that is serious about blogging, social media, or web design should start with Google. As Elayna posts below, it is where she begins her classes.

It is a necessary prerequisite for everything that follows.

On the first day of class, my Social Media and Blogging students learn they cannot make it through the first day or move on to the second class without first signing up to Gmail to get a built-in Google account. I bring it up on my E-mail Marketing, Web Design and even Intro to Computers classes, as well, and even have a “Getting a Google Account” hand out.

While some of my students may very well have a Gmail address already, they are mostly unaware of the many benefits adhered to the wonder that is a Google Account. For my AOL, Comcast, Earthlink, Yahoo and MSN users, it may not be so obvious why I seem to be obsessed with them switching to a Gmail account.

Today was a special day, though…I actually taught the first session of a series on Google Apps, which includes the use of Gmail, Google Docs and Google Calendar. I love teaching others to use technology devices and applications I love. It sure doesn’t feel like work!

What’s so special about Gmail anyway?

Gmail Labs

Archiving – Keep your inbox uncluttered and “hide” messages you’ve already worked on. Find your messages easily by using the amazing SEARCH MAIL box or clicking All Mail.

Message translation – If you receive an email in a different language, Gmail can translate your message into a language you can understand with just one click.

Undo send – You can have a grace period of a few seconds to cancel sending, then edit your message before sending again. I try to put the e-mail address on there last, but this actually makes sense.

Offline Access – Can you believe that Gmail can work when you’re not connected to the internet? Wow…

Labels – This is just such a beautiful e-mail feature. Anyone who loves organization like I do knows that labeling your items will make it easier to find them or access them at a later time. Labels work together with Filters to give us back control over our e-mail addresses.

View Image – View PDF – You can preview PDFs and images on your browser (Internet Explorer, Firefox) without having to download them or open them with an application.

Tasks – This feature is key in keeping me organized and on track. Adding tasks to your to-do list and checking them off as you complete them is sweet! You can actually convert an e-mail message into a task. (Accessible on mobile, too). Too unbelievable!

Text Messaging -There’s a short messaging system [SMS] built-in Gmail. Send your text messages using your PC keyboard. I love that!

Set the Tone Theme – From minimalist grays to dynamic mountain landscapes, choose from over 30 options to personalize the look and feel of your Gmail account.

Gmail voice and video chat – If you’ve used Skype, then you’re familiar with this concept… sort of. Gmail users can actually view and listen to each other, by simply downloading Google Chat and having their web cam activated.

Use Emoticons on your messages. A real wide variety of “expressive icons” on both chat and e-mail.

Gmail for mobile 2.0. By going to m.google.com/mail on your BlackBerry (I have the World Edition so I can use it internationally), you can download this wonderful tool for offline e-mail capabilities.

Gmail for AIM® friends. I’m a Yahoo! Messenger kind of girl, but many of my friends are on AIM®. I can now include them on my Google chat list without having to do an unwanted switch to AOL. (Not that there’s anything wrong with that…). {AOL and AIM are trademarks of AOL LLC }

Colored labels – Everything is better in color! This is true for your labels. I use my blue and green, of course.

HTTPS by default - This protocol has been To protect your Gmail account, we’ve turned on the option to “always use HTTPS” for everyone and encrypts your page to protect your password.

Group chat – This Gmail option works fabulously for online meetings or “family reunions”. Multiple people and no multiple windows. Yay!

Easy Access to Attachments- You can access Microsoft Word documents, Excel spreadsheets, and even Powerpoint presentations (as slideshows) without having to download them into your computer or opening an application.

20 MB! The allowed size of attachments to your e-mail is double on Gmail.

Get mail and send mail from other accounts – You can retrieve new and old messages from other accounts, as well as customize
the ‘From:’ address, so they look like they were sent from another one of your email accounts.

Message notifications - You will see updates to an e-mail conversation even while you are typing a reply. “That was fast!”.

Forward all – You can forward a whole thread of a message, not just single messages.

Offline Chat – You can leave “offline messages” to your chatting friends so they can see them when they logon next.

Gmail.com/app – Download this application and and start accessing Gmail on your phone.

Voicemail – If you use Google chat, you can send and retrieve voicemail right on your e-mail as an audio file.

Put a face on your Contacts – You can set a photo for yourself and your contacts so it shows up next to the contact name.

Vacation auto-responder – Tell everyone when you’re on vacation and will be back, leave the name and number of someone who can assist them or your own contact information overseas, or whatever may be the case.

Contact groups – You can send messages to a group instead of having to pick out the individual addresses every time. This is a great time saver.

View as HTML – Now you can view Microsoft Office, OpenOffice or .pdf attachments as web pages. Download what?

Auto-save – This is such a blessing. When you’re composing a message, it saves to ‘Drafts’ automatically so you don’t lose your information!

Gmail on Google.com – If you use iGoogle, you can access Gmail from your personalized Google page.

Free POP access and automatic forwarding – This is a great tool so you can use to access your e-mail messages via Outlook or Blackberry.

Import Contacts - You can move all your contacts from Yahoo! Mail, Outlook, and others to Gmail in just a few clicks. Exporting is also very easy, if you’re using e-mail marketing software and need a CSV file.

Signature options – On the settings page, you will find an option to create a signature that’s automatically added to the end of all your outgoing messages. Mine has links to my Facebook business pages, Linkedin, YouTube, Twitter, blog, website and other contact information.

You can use your Google DOCS, Google CALENDAR and events right with your Gmail. A Gmail account is also a Google account, so you can access Google Reader, Google Alerts, Google Analytics, Blogger, Picassa, Chrome, and YouTube.

Franklin TN Neighborhoods, Falcon Creek and Fieldstone Farms

Two great Franklin TN neighborhoods for people looking for 3 to 4 bedrooms from 1200 to 2400 square feet. Falcon Creek is largely a 3 or 4 bedroom community with most of its homes under 2400 square feet.

Fieldstone Farms has a wider range and varied offering from town homes, to zero lot lines and sections that offer homes up to 4500 feet. But for comparison purposes to Falcon Creek the chart below represents similarly sized homes in Fieldstone Farms. Homes larger than 2300 square feet were not included in the chart.

The homes in these two groups are very similar in size, style and features. The differences are in the neighborhoods and much of that is location. Though about equal drive time from Nashville, Fieldstone Farms is the closer distance. Additionally Fieldstone Farms has Hunterwood Elementary School in the neighborhood. It also has a Publix grocery store. Walgreens Parmacy, and a couple of restaurants, Bircks and Austins adjacent to the neighborhood. When many in Fieldstone Farms need room to grow they tend to want to stay in the neighborhood and buy bigger. You can do that in Fieldstone Farms and many have, and have had two or three homes in the community.

Buying up is less likely within Falcon Creek, there aren't homes larger than these available there. What Falcon Creek does have is easy access to the interstate just a minute from I-65 and 5 minutes from the Rte 840 exchange. Since Carothers has opened all the way to Cool Springs the Galleria Mall and all the shops, movie theaters, and restaurants are less than a 10 minute drive. The last thing to know and perhaps most important for the fruggle shopper is that a comparably sized home in Falcon Creek is on average $17 less per square foot than the same house in Fieldstone Farms

These are two great neighborhoods and two great communities.

Condos, Lofts or Townhouses in Nashville

Condos, Lofts or Townhouses are the perfect solution for people that want to own their own place without tying themselves down to the maintenance and yard work that comes with a single family home. The time may be perfect to get a great deal in some of these Condos. But buying into these communities don't come without risks.

Before you buy in these communities it is important to research a few things:

the percentage of owner occupied to investor owned (some lenders prefer majority or better ownership ratios)
the financial stability and records of the Condo Association
the Association's maintenance plan (if there is not a plan for projects to keep the community up to date you may be looking at $$ special assessments as needed)
the general state of the entire community (even if the unit you want is outstanding, its value for resale will be based on comparable properties in the community. So if the others are run-down, your resale may not go well)
