The Best Time to Plant a Tree

Thirty years ago we bought a house. We had saved and scrimped and were able to put 20% down on a $40,000 house. It was our dream house, in that the house we would raise our 3 girls and a boy. It was in the neighborhood where I grew up and it was the house I always dreamed I might someday own.

The house was 100 years old then and 2400 square feet with solid oak floors (perfectly level throughout), two fire places, a summer porch, a winter porch and it sat on a treed corner lot of a street with a center parkway. We loved it there.

Then I was transfered, packed up my family, sold
brand new house. My kids graduated high school
so we sold that house to move into our 3 bedroom

our house, moved to Tennessee and bought a and and college in Tennessee, then moved out, condo.

Why am i telling this story? It is ancient history to any first time buyers. Well here is the money part of the story. The house we paid $40,000 for in 1979 sold for $105,000 in 1994. The new house we bought in 1994 at $144,400 sold for $225,000 in 2003. Was it a better time to buy a house 20 or 30 years ago? You bet it was. The lesson here is now is definitely better than it will be 20 years from now. The first house is the hardest to buy. After that you fold your equity into the next homes.

It is like the old proverb about planting a tree... The best time to plant a tree is twenty years ago, the next best time is today.

Blog to enhance existing relationships with clients and prospects. Well that was the recent challenge from Bob Stewart. He challenged ActiveRainers to write a blog on how we are using our blog to enhance existing relationships with clients and prospects? Well, the Diane O and Friends team would like to share a couple of our tricks.

We all know that we do lots of research and digging for our clients, so why not blog about the results. Many of us sit at the computer and chant....but I have nothing to blog about" Well of course you do!. Remember that speech you gave your potential buyer on the importance of the home inspection....that's a blog topic. Or how about that CMA you just put together.

Rule of thumb if the information is important to one person there are probable others that would also love to learn more about the topic. Here are a few that we created recently:

1. When asked to "investigate a neighborhood" for a client, we then take that information and make it available through a blog. The most recent: Brentwood TN - Cloverland Acres - Great Homes on large lots with mature trees

Fieldstone Farms, Franklin TN, A Great Neighborhood!

When I say Fieldstone Farms is family friendly, it is because that's where I raised my family. My kids grew up there where they made quality friends and are proudly Franklin TN, Williamson County public school products, and college grads too.

When I moved from upstate NY to Tennessee, existing homes or as my Realtor called them "pre-loved homes" were hard to come by. My kids were used to an urban neighborhood and I thought that an established neighborhood would make the move easiest for them. I took a chance, on one of the many new subdivision in Franklin TN at that time and never regretted it.

Since we moved into our new home in 1994, Fieldstone Farms(MAP) has expanded to boh sides of Hillsboro Rd. Hunters Bend and Kindercare schools were both built, the soft ball fields, as were the convenient super market (Publix) and Walgreen Pharmacy on the neighborhood's edge.

I still frequent the restaurants (Bricks and Austins), but miss the regulars at the dry cleaners and Block Buster.

Fieldstone Farms has a tennis (hard courts and clay) and pool club (2 pools). There are single family homes, zero lot lines, and townhomes, all ranging from the low $200,000's to high $700,000's. If you are moving to Tennessee or just relocating within Franklin TN, Fieldstone Farms has a lot to offer.

Learn a few things before you buy

There are several factors you should be considering. Always look at the Home Owner's Association (HOA) fees and any special assessments the association might have.

The HOA is usually a fixed monthly cost and like property taxes it does nothing to contribute toward your equity. These are the fees that the management group uses to run and maintain your property.

Special assessments are over and above the HOA fees which may be to cover the expense of large undertakings by the HOA such as repaving or re-roofing the units. The association may establish these special fees on an as needed basis with approval as required in the by-laws or covenants of the HOA.

Look at the overall repair and maintenance of the buildings and grounds. This and the age of the neighborhood will give you an idea if they are collecting enough to keep up on their scheduled maintenance.

Brentwood TN homes for sale and some statistics comparing the first 3 quarters of 2008 and 2009 are shown in the charts below. You can see there are 44 properties under contract and ready to close; more are under contract but not moved to pending yet. There appears to be a slight dip between 2008 and 2009. There are still buyers ready to move when the "right house" hits the market at the right price.

The prices in other areas are not holding as they are in Brentwood and it is likely is that Brentwood TN homes will pick-up faster than in other areas.

Franklin TN has 1,085 single family homes for sale and 104 sales pending. The 3rd quarter for 2009 in Franklin had 295 sales close. The average Franklin TN sales price for the quarter was just under $400,000 and the average size was 2,971 square feet. With the current supply of houses on the market and average sales over the past 3 months there is just over a 10 month supply. Though the average days on the market for home sales is just over 3 months. Properly priced and presented houses are selling in reasonable time.

The market is still moving well, people are demanding and getting more for their money and for those that have cash or are serious about buying a house great deals are being made. Buyers in the market now have their eye on the future and it looks bright for them. Franklin TN homes and neighborhoods have done well through the slow times and will likely be among the most promising going forward.
