  Here are a few reasons that suggest it is a great time to be a first time buyer or move up in house.1)  The rates are low now, if you wait for a stronger market the rates will likely increase as well. 2)  Some great neighborhoods may be within your budget today but may not be in a few months.
3)  First time home buyers have terrific incentives to buy with the $8000 tax credit.  Take advantage of it!4)  The demand for rental property is high and so are the rents.  Put your money in a house you own.

  Let's take a look at a few reasons that suggest it may be a good time to downsize.1)  The rates are low now, if you wait until prices come back it is unlikely they will stay this low and any advantage for waiting will be lost.2)  When the market bounces back, prices will probably rise at the lower end first and you lose what advantage you may have gained by waiting3)  If you really need to downsize, can you afford to wait it out?4)  When you need to shrink your house payment, every month delayed can be smothering.

This Graphic is a re-post from the Keller Williams library.  I use to illustrate what should be obvious, but isn't.  It is not possible to accurately time the bottom of the market.  While many of us wish we could, the fact remains, that if we could time any market (real estate or stock market) we would all be rich.  
If we think of the market as having swings, like a pendulum, we can see that eventually there is an up-tick.  Our circumstance may not always allow us to wait for that uptick (if we knew for sure when it is … (3 comments)
