Carriage Park is a great condo community in  Franklin TN.  The 102 Victorian style units are two to a building. It is an overused expression, but this little community is Franklin Tennessee's best kept secret.  Unlike most condo/townhouse communities, Carriage Park townhouses have larger yards than are in most single family neighborhoods.  The only difference is the HOA association does all the yard work.
Among the amenities are pool and tennis courts, with lights for evening play.  The community is great for walking and just a mile from downtown Franklin TN.  It is located off Mack Hatcher and adjacent to Polk Place.  The HOA fees … (2 comments)

Two great Franklin TN neighborhoods for people looking for 3 to 4 bedrooms from 1200 to 2400 square feet.  Falcon Creek is largely a 3 or 4 bedroom community with most of its homes under 2400 square feet.  
Fieldstone Farms has a wider range and varied offering from town homes, to zero lot lines and  sections that offer homes up to 4500 feet.  But for comparison purposes to Falcon Creek the chart below represents similarly sized homes in Fieldstone Farms.  Homes larger than 2300 square feet were not included in the chart.  The homes in these two groups are very similar … (4 comments)

franklin tn: Ready for Winter to Pass in Franklin - 01/10/10 11:20 AM
Winter in Franklin TN doesn't last long, but being an original snow-belter (upstate New York) I have come to appreciate the brief mild winters in the Nashville area.  This week we will have most of the harshness of old man winter pass and soon it will be Spring and Downtown Franklin will have its annual Spring Festival.  But the weather doesn't stop the Franklin folks from having fun and festivals.  Pictured below is a costumed resident from the October Pumpkin Fest.  Franklin also has a Dickens of a Christmas to help pass the colder months.

We don't get much snow here in Franklin TN, but still the Christmas lights sparkle in our quaint downtown square.  This night Franklin was set-up for their annual Dickens of a Christmas festival.  I couldn't resist sneaking down there in the evening and snapping a few photos of the wonderful lights.

This dog has the best seat on the wagon.  Wagon rides all day for the kids and families this weekend at the Dickens of a Christmas festival in Downtown Franklin TN.  The misty day did little to dampen the spirit of the festival goers, but that is not unusual, this is one of the area favorites.

This weekend in Franklin TN was the Dickens of a Christmas festival.  Food, music, crafts, vendors, people dressed in 19th century London garb and even sugar plums graced Franklin's downtown.  One craft vendor told us than Franklin Festivals are her favorites of all.  No other gets her into the spirit of the Christmas season as much as Franklin TN's Dickens of a Christmas.

It is quiet tonight in Downtown Franklin TN.  These same streets will be as lively as the streets of 19th century London tomorrow.  It will be the last day of Franklin TN's annual Dickens of a Christmas event.  Each year at this time Franklin and its spirited residents deck the halls and themselves and party in the streets od Downtown Franklin.  If you like the Holidays and have an appreciation of Charles Dickens classics, treat yourself to Franklin TN this Christmas Season.

Franklin TN - Carnton Plantation - November 28, 29 and 30 are BLUE AND GRAY DAYS
Reenactments and remembrances take place this time of the year on the grounds of the Carnton Plantation in Franklin TN.  The old house was used as a hospital and later the grounds became the cemetery for one the last and one of the most costly battles in human lives and injury of the Civil War.

Fieldstone Farms, Franklin TN,  A Great Neighborhood! When I say Fieldstone Farms is family friendly, it is because that's where I raised my family.  My kids grew up there where they made quality friends and are proudly Franklin TN, Williamson County public school products, and college grads too.

It isn't Over with the Inspection in this Nashville Home So, you listened to your Realtor and had the house inspected before you bought.  Your agent even added a stipulation that they show proof of recent routine maintenance proving a clean bill of health for the HVAC unit(s).  It all looks great, until 2 weeks later and into the hottest month of the year the unit is blowing only hot air.
