Nashville and the surrounding areas are currently among the best bets for appreciation (ranked 4th). The areas mentioned are Nashville, Franklin and Murfreesboro, we would toss in Brentwood, Nolensville, Mount Juliet and Spring Hill too.

This morning's Real Estate section headline read, "BUY NEW for a SAFE BET". I thought, really and of course read on. I understand that Nashville Tennessee is no different than any other city. The newspaper has to sell ads and builders are big advertisers. But the readers that live in houses buy those papers and they have to sell what my first Tennessee Realtor called their "pre-loved homes" someday. So here I am making the case for the pre-owned, "pre-loved homes".

By now I am sure most of you have heard about the flooding we had last week in Nashville. I thought i would show you just one of the harder hit neighborhoods. I videoed this on the way back from working in this large townhouse community called River Plantation. Apologies for the quick video and poor quality, but these folks didn't need me dallying in their neighborhood. Most of these homes had water damage extensively through the first level of their home. We ripped out all the flooring, cabinets, wallboard and insulation up above the water mark and sometimes completely.
