Seeing is believing. That rings true in Tempe now more than ever when it comes to new construction projects. The ones that are moving forward are doing so at a pretty good pace, those that have not started construction are really dragging their feet. Centerpoint is adding glass daily, Bridgeview at Hayden Ferry looks like they are ready to move people in (they are not yet, but going that direction). Shea Residential's new infill townhome project is smaller in scale but the homes are taking shape fast.
Everything is being driven, (or not) by the market conditions reflected across most of the country. Westone Development has nearly completed Northshore Condominiums on the north side of Tempe Town Lake and it's no surprise that they waited to complete that project before starting construction on the Onyx tower going in next door. Onyx is big, bold and ambitious and I confess there was a time that I thought it would never get off the ground. Now it looks like that development is starting to see some activity, I wish I could say the same for Mosaic, Lumina and Campus Edge Lofts. All three of these projects are large in scale and don't seem to be getting the reservations or deposits necessary to get the developers motivated to start building.
I believe Tempe has a great future as an urban center and can't wait to see the city in 5 or even 10 years. Mosaic, Campus Edge and Lumina would be great additions to the community and the skyline, but they may be forced to wait for better market conditions to start building. In the meantime Centerpoint, Sotelo, Hayden Ferry and the smattering or infill projects continue to move forward and change the Tempe landscape.
