As a relocation Specialist in the Colorado Springs area and assisting Military Relocation Specialist for Affordable housing with Military Troops coming into Fort Carson, I sometimes hear horror stories from families who have dealt with Real Estate agents who are unfamiliar with the High Level of personal service a relocating family needs.
One of the biggest complaints that I hear is that some agents are pushy and sometimes quick to make the sale, rather than make a connection with the family and an assesment of their specific needs. Too many times the agent does not listen to the family and their need to be within 20 minutes of there work location. Many times, family's are shown homes too far away or in a location the family is not interested in living. To make matters worse, they can never reach their agent when they call or it takes a day or so before he or she ever calls them back, which is unacceptable.
Lets not forget, realtors are people, and not all people are the same, nor are the services or level of professionalism they provide. Whether your a home buyer or seller, take the time to talk with and interview your Real Estate Agent, have a coffee connection to discuss your specific needs and concerns. Ask questions about their process of helping home buyers and sellers, ask for their service brochure, visit their web site and read customer testimonials about their experience with their real estate agent.

Things are looking up for the Colorado Springs housing market. Home Sales have risen 12% compared to last year during the same time period. New homes Sales are up for the last 5 months straight. Our housing inventory has dropped 20% from the same time last year, which is great for home sellers. The average days on the market have dropped front 95 days down to 71 days on the market, which is also great news for home sellers.
The supply of homes on the market drastically affects not only homes sellers, but the number of homes buyers have to choose from. Especially now with the end of the $8,000 tax credit come on November 30, 2009.In September of 2008 there was an 8.2 month supply of homes on the market and currently we have 5.9 months supply of homes. This is great news for home sellers and a signal to home buyers to not wait around to write an offer , once they have found their dream home.

Home buyers--be informed..."Enter with caution! Far too many times--especially in todays market-- home buyers are having to resort to their second and third choice of a home to purchase. Why you ask? Here's what I have been seeing and hearing 1) In some cases---Unrealistic offer prices and unreasonble expectations of home buyers--this is usually because they have not been informed by their Real Estate professional as to what their local real estate market is doing and what the tread has been between the Selling price versus Listing price. NOTE: Sellers have lowered their prices for over two and half years and are near their bottom dollar and arent' giving homes away. 2) The home Inspection uncovers needed repairs or structional issues that neither buyer or seller can agree on or the seller is unwilling to make the few necessary repairs the buyer is asking for. 3) I have seen multiple despirate home sellers that can not afford to make some of the necessary repairs on their home, especially if the buyer is asking for closing cost. 4) The home does not appraise for the asking price or the appraisal has conditions that the seller is unwilling or can not meet.
In parting, always a have a second and third choice of home. Know what your local real estate market is doing and what homes have been selling for, before you make the offer. Your real estate professional should have already cover with you what might to expect with your offer price. When negotiating seller paying full Closing Cost for the Buyer, keep in mind how much is asked to be fixed or repaired on the Home Inspection. Sellers don't mind paying closing cost --Usually $3500-$ 5400 but they do mind having to fix everything under the sun, and pay closing cost.

It has come to my attention in the last few weeks that I'm hearing the same story from buyers about realtors being overly aggressive or impersonable, when out showing homes.
Although there had not been a Signed Buyers Ageny Agreement in any of these cases, other realters had my buyers in their car or had shown them property on a few different occasions and then lost the buyer for being too pushy. Don't get me wrong, I love the business that someone else didn't take the time to nurture. However, overly aggressive sales approaches gives the industry a bad name and makes finding a home uncomfortable for the buyer. I'm aggressive, but in a passive and purposeful manner. I service the buyers needs and act in their best interest and let the home sell itself. It's my job as a realtor to bring people and homes together as quickly and painlessly as possible, with as little brain damage as possible. It's that simple. When the right person walks into the right home and the WOW factor occurs, we just may have a match.
