California's New Anti Deficiency Law Goes into effect January 1st! - 12/30/10 01:47 AM
Senate Bill 931 is California's New Anti Deficiency Law and affects Elk Grove Short Sales. This new law was signed by the governor on September 30th and goes into effect on January 1, 2011. Until now the law allowed banks to pursue a homeowner for a deficiency judgement after the short sale was completed unless the loan was a purchase money deed of trust. The Legislation applies to any note secured by a first deed of trust for a dwelling of not more than 4 units. It protects homeowners as well as investors and includes refinances and hard money loans. Home ownership remains at the core of the American Dream - 12/20/10 11:26 AM
A recent Fannie Mae study reveals that the majority of Americans still aspire to own a home - and for good reason. Owning a home is critical to financial stability and wealth building. A home serves as a forced savings account and provides a solid asset, as well as a place to live. Despite the recent market upheaval, the vast majority of Americans still consider home ownership to be important to the economy and preferable to renting. Since the end of World War II, promoting home ownership has been high on the list of the federal government's priorities and will continue (0 comments)
The Power of Exterior Paint when Selling Your Home - 12/11/10 12:08 PM
First impressions of home buyers are so important! Exterior paint can be a very powerful first impression. Here is a great example from Portland home stager Maureen Bray of Room Solutions Staging. Great tip for home sellers!

Elk Grove home ownership costs are dropping below rental costs! - 12/11/10 12:02 PM
The recent downtown in the housing market has resulted in a drop in rental rates, but rents are back on the rise while the cost of home ownership has dropped! As average apartment rental rates have slightly decreased nationwide, the decline has been moderate in comparison to home values, which have declined nationwide by 30 to 40 percent since the peak of the housing boom.
As a renter, did you now that if you are renting, you are buying real estate for your landlord? Homes in the Elk Grove area have not been this affordable in over a decade! Take a (0 comments)
The owners of this Sacramento Short Sale came to us the end of October 2010 and were having to make a difficult decision. Due to a job transfer and some medical bills they were having to relocate to southern California. They were not going to be able to keep this Sacramento home and make their move. The potential rent would not cover their house payment; they would be in the hole each and every month about $600+. So they made the decision to try a short sale. Their current (9 comments)
Lenders are Getting Back in the Game! - 12/10/10 01:31 AM
While the final quarter of 2009’s financial meltdown led to a sense that financing had dried up, mortgage funds are now available. “If you have a job and can afford the payment, chances are you’ll qualify for a mortgage,” says David Reed, author and mortgage banker. The majority of banks make money by making loans - they simply have to get back in the game. Most people don’t know that it is still possible to get 0 - 3 percent down where your credit score isn’t the only determining factor. If you are having difficulty, talk to a different bank, because (4 comments)
Elk Grove Home Sellers are motivated! - 12/07/10 01:58 AM
When supply exceeds demand, buyers have the upper hand - and that’s where we are now! The current supply of homes for sale nationally now stands at 12.5 months, meaning that at today’s pace of home sales, it would take twelve and a half months for the existing inventory to sell. For you as a buyer, this means lots of choices, lots of negotiating power, and that smart sellers are fiercely competing for your business, both in terms of the price and the condition of their homes. The trend in the monthly supply of homes is equally as important as whether (0 comments)

Home Prices are trending back up! - 12/05/10 10:56 AM
Every major price index points to a housing market that has hit bottom and is moving in a positive direction. After 30 months of declining values, home prices appear to be stable or appreciating in nearly every U.S. market. In August of 2010, the median home price was $182,600, amounting to an 11% increase over the low that was reached in February of 2010 at $164,000. Staying on the fence and waiting for prices to drop further is OVER! What does it mean if prices are trending back up? Well, once the market shows any sign of improvement, opportunities start slipping (0 comments)

Mortage Rates are at rock bottom and won't stay there forever! - 12/04/10 11:35 PM
Mortgage rates are at rock bottom and won't stay there forever! The national average on a 30 year fixed rate mortgage dropped to a 4.36 prcent in August 2010...lower than it's been in the past half century. Interest rates for the same time last year averaged 5.19 percent, representing a difference of $90 in the monthly payment on a $200,000 home with 10 percent down, as well as a savings of $32400 into the life of the loan.
I remember back in the 1980's my husband and I purchased our 2nd home...interest rates were above 13% at (3 comments)

Elk Grove Buyers Have the Edge! - 12/02/10 12:47 PM
According to Lawrence Yun, chief economist from the National Association of REALTORS, "Home buyers over the past year got a great deal, and buyers for the balance of this year have an edge over sellers. Affordability could reach a generational high in the second half of this year because of rock-bottom mortgage interest rates, helped partly by the Fed's very accommodative monetary policy." For more reasons why now is prime time to buy a home, contact me and I'll send you a free ebook. As a home buyer looking in the Elk Grove real estate market, do you realize that today (0 comments)
When is the best time to buy? - 12/02/10 01:16 AM
It's prime time to buy a home! I just read a great ebook called "7 Reasons Why Now is a Great Time to Buy a Home!". It's filled with positive, exciting information to help buyers seize the market opportunities available to them right now. Over the next few days, I'll be sharing key excerpts from this ebook with you in my blog. John Paulson of Forbes.com recently was quoted as saying, "If you don't own a home buy one; if you own one home, buy another one and if you own two homes buy a third and lend your relatives (5 comments)
What is Bank of America thinking? Or will this roller coaster ever end? - 12/01/10 01:25 AM
I received a counter offer today from Bank of America on one of our Galt short sale listings. The offer made by the buyer was at $135,000 and the counter came back at $160,000 today. But this isn't the real problem....let me give you some history on this Galt Short Sale. The seller came to us a few months ago after not paying his payments for 18 months. We listed the home and received an offer at $135,000 within a week or so. We started negotiating with Bank of America as well as with the second. After a couple of months (5 comments)
