I was just doing a quick search of homes for sale in the Camden area of Elk Grove, CA for a buyer and could not believe I can not find one home for sale!  Here are the listings as shown in our MLS:
 

Every listing is Pending!  When you drive through the neighborhoods you see For Sale signs, but every listing is pending!  The one on Crowley Way we actually represent the buyer and the listing agent tells us we should have "short sale approval" in the next couple of days, so it will be pending also!  This is … (2 comments)

In the past couple of months, we have been very priviledged to close numerous homes in the Camden area of Elk Grove CA.  These have included the following Camden homes:

8663 Little Wood Circle
8925 Springhurst Drive
8825 Mandalay Way
and our latest Camden home at 8664 Little Wood Circle closed today! This home was a 3 bedroom, 2 bathroom home, 1535 square feet with a 3 car garage and we sold it in less than 1 week for the full list price of $195,000.

It seems as though when I walk into a listing appointment with an Elk Grove homeowner these days, the sellers don't believe that we WILL sell their home in the first week it is on the market and we WILL receive multiple offers on the home as long as we price the home at the right price.  Even though our market has changed and it is now a seller's market in Elk Grove, CA, price is still the key to showing the buyer the value of the home.

It is unbelievable that this is not all over our local news!  Our inventory of homes for sale in Elk Grove CA is at a 5 year low!
With less than 200 homes currently on the market in the 3 zip codes of Elk Grove - 95624, 95757 and 95758 - our inventory is down more than 85% from 5 years ago and 67% from just 1 year ago.  And with 385 pending sales at the end of March, 2012, our pending sales are UP 175% from 2007.  This means we now have less than 1 month of inventory in Elk … (5 comments)

I have been out with buyers this past week looking at homes in the Elk Grove CA area and have been surprised at how quickly homes are selling.  Although I know our Elk Grove foreclosure or bank owned listngs have been selling quickly...the last one had 15 offers within the first week it was on the market...I guess I have been surprised this weekend to see how many Elk Grove short sales have multiple offers within the first week or two that they are on the market also!

I had heard about Pinterest before but I didn't get it!  Well, I finally caved and signed up in the past few days.  Now I'm having so much fun with it.  It's basically an online bulletin board of your favorite things or things you want to remember.  It's a great site for sharing ideas.  I have discovered that many of my Facebook friends have also discovered Pinterest.  It seems a lot of people use the site to get inspiration for projects in their life.  The above photo is just one of my boards that I have been enjoying....

We list quite a few Elk Grove bank owned homes and if a recent listing is any indication of what is going to happen with them this year, everyone needs to hold on.
