As the 2012 Holiday Season gets into full swing, how’s the Elk Grove real estate market? Here is the latest on the Elk Grove real estate market for the week of November 26th through December 2nd - 47 new SOLD and closed listings in the 3 zip codes of Elk Grove (95624, 95757 and 95758) with the median sales price being $250,000 and the average days on the market being 34 days. We had almost twice as many close this past week as in the previous week! Of course, this typically occurs at the end of every month. Only 31 new listings hit the market (0 comments)

More changes are happening with Bank of America's short sale process! This should make the process of disputing their valuations at least a little more simplified! One stumbling block in the past that has been difficult to overcome is if the BPO or Broker's Price Opinion comes in higher than the agreed upon purchase price between the buyer and the seller. In the past there was no standarized process to dispute this. In fact, in one case we had the BPO value was over $50,000 over the agreed upon price because the agent completing the BPO did not take into account (1 comments)

We have had a lot of success over the past couple of years with closing Bank of America short sale transactions. Bank of America uses the Equator system and it seems to my team that this simplifies the process. In fact we have had approvals on Bank of America short sales in as little as 30 days! Now Bank of America has simplified the process even more and their requirement is to now get us an answer on the short sale within 21 days! Bank of America really is always trying to improve their short sale process. We find working on the Equator system, www.Equator.com with Bank of America much easier than faxing or emailing documents to other lenders. And now Bank of America has announced improvements to the HAFA (Home Affordable Foreclosure Alternative). "When a non-GSE short sale is submitted with an offer and the homeowner is HAFA eligible, we will no longer halt work on the file while waiting to contact the homeowner." In addition, the homeowner now does not have to contact Bank of America to initiate the HAFA process. Now, real estate agents (2 comments)

As we all know over the past few years, bank owned (REO) and short sales have been our predominant market in the Elk Grove, CA area. We also know that for the past 4 years prices have declined approximately 50% in the Elk Grove area. Is the amount of Elk Grove short sales today further decreasing our home values in the area? It was widely reported last month that sales of homes nationally are down significantly. The same was true for Sacramento and surrounding area. However, what they did not say is that the number of homes which are pending sale (in contract, but not closed) has almost doubled since June. In other words. home are still selling in this area! Just a quick story about a Bank of America short sale we are currently negotiating. The short sale is ona property in Elk Grove and we have had it pending twice before....Bank of America approved the hardship and approved the short sale however, the 2nd loan with Resolution Trust has been much more difficult. Resolution Trust wants $9,000 or approximately 10% of the $90,000 owed to them, instead of the $3,000 that Bank of America has approved. Twice we have lost buyers over this, as the seller does not have the additional $6,000 to pay to the second and both buyers (0 comments)

On July 1st a new municipal code took effect in the City of Elk Grove that brings some changes to the solid waste services provided to residents of Elk Grove. New Accounts: customers setting up a new account or moving to a new service address are required to submit an application and pay a $100 deposit or provide proof of established credit. For more information on new accounts or get your application for new service. As June finishes up, I just realized today that we have closed 8 short sale transactions this month! Best month so far for us.... Is it because they have gotten easier or we have gotten better at getting them accepted. I think it's a little bit of both. They have definitely gotten easier in the past few months...we are now getting approvals with certain lenders in as little as 30 days! With more and more short sales under our belt, we have gotten stronger in negotiating and escalating to get our files accepted! It feels so good to help so many (0 comments)
