Interesting article in the Sacramento Bee this morning....

According to the article by Rick Daysog, "A monster wave of new foreclosures threatens to engulf Sacramento's already battered real estate market as major banks move to slash their backlog of delinquent loans."
How long have we been hearing this?  Yes, there is a backlog of bank owned inventory out there waiting to come on the market.  And yes, we will have more short sales over the next couple of years.  But are the banks really going to drop the … (2 comments)

shadow inventory: Sacramento "Shadow Inventory" update - 08/12/09 07:01 PM
A couple of months ago, I wrote a blog Sacramento reo statistics-What does this mean and today I just wanted to give you a quick update on where were are.
Has anything changed?  Are more REO lisitngs coming on the market?  Is the "Shadow Inventory" still out there?  Well as of today, Realty Trac is reporting 5220 bank owned homes in Sacramento, CA.  According to Metrolist, we currently have 1240 REO or bank owned homes either active or pending on the market in Sacramento.  It appears that this leaves a difference of 3,989 bank owned homes still to come on the market.  … (0 comments)

While doing research this morning for a presentation that I am giving on Wednesday evening to Sacramento Rental Housing Association, I pulled these unbelievable statistics for the Sacramento County area regarding Bank Owned or REO properties.
Realty Trac as of 6/15/09                                     10,031 REO or Bank Owned homes
Less Active listings - Metrolist                                    717 REO
Less Pending Listings - Metrolist                              1,681 REO
 
Difference - Total "Shadow Inventory"
Sacramento County as of 6/15/09                            7,633 TO COME
 
Plus if you take into account the Preforeclosures
Realty Trac - as of 6/15/09                                      9,397 NOD's
