Perseverance is defined as "steady persistence in a course of action, a purpose, a state, etc., especially in spite of difficulties, obstacles, or discouragement." We have found that this is very important when dealing with Elk Grove Short Sales!
Some Elk Grove Short Sales can be very easily negotiated with the banks, especially if there is only a first loan on the property. However, there are others that it definitely takes "perserverance" to get them closed! I believe that our team has been successful in closing our Elk Grove Short Sale listings because of this!

So, I had a conversation this evening with a possible Elk Grove Short Sale seller. This was his question...."I know that modifications don't work from experience, and I have heard that short sales are not any better. Why should I even try? And can you even get one done?"....
Ok, so he has only a first loan and is 6 months behind in his payments; the lender has not filed a notice of default yet! However, he has received a notice that his lender is going to file a notice within the next 21 days.

California's Keep Your Home program is a $2 billion launched last February through the California Housing Finance Agency to help homeowners avoid foreclosure. The guidelines for it's four programs have recently been relaxed and will hopefully help more California homeowners in need.
Here is a brief synopsis of the 4 programs available to California homeowners:

Unemployment Mortgage Assistance or UMA - The Unemployment Mortgage Assistance Program provides mortgage payment assistance to eligible homeowners who have experienced an involuntary job loss and are receiving California EDD unemployment benefits. We have had a lot of luck closing Bank of America short sales over the past year. With the Equator system the approval time and the ease of the short sale process with Bank of America has greatly improved in my opinion.
However, we currently have an Elk Grove Short Sale with a Bank of America HELOC loan as a second and we are having some serious trouble with it.
