I guess I convey a sense of urgency about the changes I recommend at a consultation, because I often get apologies from sellers who haven't implemented everything I suggest. It happened again yesterday when I picked up an entryway light fixture from a seller who opted not to switch it out or to make some of the other changes I'd recommended. They did, however, make the top three critical changes and the house sold in nearly as many days. So are my feelings hurt or my professional pride injured to have had my opinion weighed and discarded? Not at all! I've been a seller....each situation has its own circumstances and priorities to be weighed. This seller really was in a time crunch and facing two house payments. Fortunately for them, they had a great realtor who got them multiple showings and an offer came through
I would still maintain that they would have netted considerably more from the sale had they made the additional changes, but going through the paces to get the work done was just more than they could handle. They made the changes they could--the ones that made the biggest impact, and literally, moved on!
