&lt;p style="color: #7a7a7a; font-family: ArialMT, Arial, sans-serif; font-size: 12px; line-height: 18px;"&gt;I was almost convinced by the real estate community that the neighbors of your listings have no value to you and they are not interested in your listing and the price.&amp;nbsp;Agents for the most part literally ignore the neighbors and the community of their listed homes. They just list a property and move on! &amp;nbsp;YIKES!!! &amp;nbsp;Early in my career as a prospecting trainer I was convinced by real estate agents there was no value in prospecting neighbors of your listings and it would take 100s of contacts to find a new listing. &amp;nbsp;Thankfully after thoroughly investigating it, I discovered the truth. &amp;nbsp;The simple script my Father Mike Ferry created, &amp;ldquo;when one home sells usually two more sell right away&amp;rdquo; and the strategy of talking to the neighbors and looking for the next one, works! &amp;nbsp;The truth is, neighbors do want to know what&amp;rsquo;s going on, and you should be able to get another listing in that community if you do a good job after you sell the house.&lt;/p&gt;
&lt;h3 style="font-family: 'Trebuchet MS', 'Lucida Grande', Verdana, Arial, sans-serif; font-size: 1.3em; padding: 0px; margin: 30px 0px 0px; color: #7a7a7a; line-height: 18px; text-align: right;"&gt;&amp;nbsp;It&amp;rsquo;s probably one of the most over looked easy opportunities to build a reputation in a community quickly, get multiple listings, and build your database of homeowners who know you.&lt;/h3&gt;
&lt;p style="color: #7a7a7a; font-family: ArialMT, Arial, sans-serif; font-size: 12px; line-height: 18px;"&gt;Besides the misunderstood opportunity the neighbors present, the other reason why agents justify not talking to neighbors or doing anything for the community is most agents grossly underestimate the importance of what the home listed and sold for. &amp;nbsp;It&amp;rsquo;s very strange. &amp;nbsp;Now I&amp;rsquo;m not blaming you, I&amp;rsquo;m really blaming our industry for passing down this mindset. &amp;nbsp;And this mindset has come at a very big cost. &amp;nbsp;Think about it, guess who has provided the service real estate agents have mostly neglected to provide, have you heard of this website called Zillow? &amp;nbsp;Last month if I remember the number correctly it $54 million people visited Zillow.com LAST MONTH! &amp;nbsp;Why? &amp;nbsp;Because homeowners want to know what&amp;rsquo;s going on with values in their community. &amp;nbsp;To add a little bit more oomph behind that slap in the face, guess who is now selling real estate agents the leads of the people that are interested in the values and what&amp;rsquo;s happening in your communities? &amp;nbsp;OUCH! &amp;nbsp;The reality is the online game is over, Zillow.com has won and they did it first and have won over &amp;ldquo;the top mind&amp;rdquo; position for values in the country, as the resource for finding out what&amp;rsquo;s going on with values and prices. &amp;nbsp;It&amp;rsquo;s comical that agents scream, &amp;ldquo;but their values are way off!&amp;rdquo; I simply reply, but at least they provide something! &amp;nbsp;But more importantly, why don&amp;rsquo;t you step it up and let the neighbors know they can count on you? &amp;nbsp;Zillow may have won the game online, but agents need to be the face-to-face local expert that provides the most up to date and accurate information about what&amp;rsquo;s going on with values and prices in the neighborhood.&lt;/p&gt;
&lt;h3 style="font-family: 'Trebuchet MS', 'Lucida Grande', Verdana, Arial, sans-serif; font-size: 1.3em; padding: 0px; margin: 30px 0px 0px; color: #7a7a7a; line-height: 18px;"&gt;I&amp;rsquo;m sorry, a post card isn&amp;rsquo;t going to do much for your business, even though it&amp;rsquo;s good marketing practice.&lt;/h3&gt;
&lt;p style="color: #7a7a7a; font-family: ArialMT, Arial, sans-serif; font-size: 12px; line-height: 18px;"&gt;The most powerful and effective way to communicate with the neighbors is either, door knock,&lt;a href="http://www.mojosells.com/blog/?p=1120" title="The Mojo Neighborhood Search Gets a Facelift" style="color: #b85b5a; text-decoration: none; border: 0px;"&gt;&amp;nbsp;phone calls (MOJO&amp;rsquo;s Neighborhood Search ROCKS)&lt;/a&gt;, an open house, and marketing pieces. &amp;nbsp;As a coach/trainer I would recommend all, the goal is to max out your opportunity to first provide great service to the neighborhood, second to build your reputation with the neighbors, and third to get the next listing in the community! &amp;nbsp;I can just hear the excuses flying right out of a lot of agent&amp;rsquo;s mouth right now! &amp;nbsp;This advice isn&amp;rsquo;t for the agent who is looking for excuses, this advice is for the agent who wants the next listing and gets excited about providing great service to the families in the communities they serve.&lt;/p&gt;
&lt;h3 style="font-family: 'Trebuchet MS', 'Lucida Grande', Verdana, Arial, sans-serif; font-size: 1.3em; padding: 0px; margin: 30px 0px 0px; color: #7a7a7a; line-height: 18px; text-align: right;"&gt;&amp;nbsp;For those who are ready to take action and give this a shot, let me give you one very simple bit of advice, FOCUS ON SERVICE FIRST.&lt;/h3&gt;
&lt;p style="color: #7a7a7a; font-family: ArialMT, Arial, sans-serif; font-size: 12px; line-height: 18px;"&gt;The goal is to create conversations with the neighbors about values and prices, don&amp;rsquo;t just look for the next homeowner who wants to sell! &amp;nbsp;The #1 reason, time and time again, agents couldn&amp;rsquo;t generate business from this type of prospecting, was because they had &amp;ldquo;commission breathe.&amp;rdquo; &amp;nbsp;Commission breath is when you are just looking for business and you are not trying to provide any service or actually give the neighborhood an update. &amp;nbsp;This goes back to the original point, agents lost sight of the value of the service we should be providing. &amp;nbsp;Give neighbors updates about values and prices in the neighborhood! &amp;nbsp;When and agent is just looking for more business they actually become very repelling (a lot of agents were repelled by themselves too), and this lead sources got a reputation as being very weak and not worth it. &amp;nbsp;Once I was able to get the agents&amp;rsquo; mindset focused on service first, it leads to amazing results including: &amp;nbsp;great conversations, grateful people, interested neighbors and in the end, another listing!&lt;/p&gt;

&lt;p&gt;After listening to thousands of FSBO prospecting calls I&amp;rsquo;ve noticed agents don&amp;rsquo;t know how to deal with the single most important question in the mind of the FSBO family: &amp;ldquo;Can you get me more money than I can on my own?&amp;rdquo; &amp;nbsp;I heard it over and over again, real estate agents avoiding the debate or &amp;ldquo;using a line to get the appointment.&amp;rdquo; &amp;nbsp;Yes, I said debate! &amp;nbsp;Well&amp;nbsp;&lt;a href="http://www.mojosells.com/blog/?attachment_id=1627" rel="attachment wp-att-1627" style="color: #b85b5a; text-decoration: none; border: 0px;"&gt;&lt;img title="Getting more money for your home" class="alignright size-full wp-image-1627" src="http://www.mojosells.com/blog/uploadsn/2013/05/what_is_your_home_worth_large-300x225.jpg" height="225" alt="FSBO prospecting calls" width="300" style="padding: 4px; float: right; margin: 0px 0px 2px 7px; display: inline;"&gt;&lt;/a&gt;the good news for most of the agents around the country in markets where the inventory has dropped significantly, the debate just got a lot easier (and some of the &amp;ldquo;lines&amp;rdquo; are now actually true). &amp;nbsp;But I still notice very few agents even recognize it and avoid FSBO&amp;rsquo;s because they just haven&amp;rsquo;t figured out how to answer the question. &amp;nbsp;I&amp;rsquo;m here to help! &amp;nbsp;After studying how to convert FSBO&amp;rsquo;s over the last 4 years very intensely and spending countless hours working on answers to their most common objections and analyzing what we need to be able to do TO HELP THEM make the best decision for their family and financial future.&lt;/p&gt;

&lt;p&gt;I&amp;rsquo;ve come to a couple simple conclusions. &amp;nbsp;The real estate community makes the mistake of over simplifying our presentation to FSBOs when we talk about our marketing tools vs theirs and even worse, we don&amp;rsquo;t clearly show them the extreme disadvantage of their FSBO marketing tools.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In the beginning of my training sessions on FSBO marketing and FSBO prospecting calls, I start with an important statement: &amp;nbsp;&amp;rdquo;I love FSBO&amp;rsquo;s because they challenge agents value &amp;hellip; which causes agents to either get really good or quit.&amp;rdquo; &amp;nbsp;When an agent &amp;ldquo;Commits to FSBOs&amp;rdquo; as a valuable lead source for their career, they have to make the commitment to go toe to toe with anyone about the value of their service and the power of the tools a real estate agent uses. &amp;nbsp;Once you commit to FSBO&amp;rsquo;s it can become really fun!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The $100,000 a year question for most real estate agents: &amp;nbsp;Can you demonstrate the value of your marketing plan and have it measured against what the FSBO is currently using or could use and clearly demonstrate a higher sales price, better terms, best time frame, and least complications? &amp;nbsp;My goal as a trainer is to insure that if you were put up in front of an audience of 1000 home owners in your community and it was a debate against the &amp;ldquo;retired engineer&amp;rdquo; FSBO (BTW the hardest to convert) you would WIN on every point brought up.&lt;/p&gt;
&lt;h3 style="font-family: 'Trebuchet MS', 'Lucida Grande', Verdana, Arial, sans-serif; font-size: 1.3em; padding: 0px; margin: 30px 0px 0px; text-align: right;"&gt;&amp;nbsp;&amp;rdquo;I love FSBO&amp;rsquo;s because they challenge agents value &amp;hellip;&amp;rdquo;&lt;/h3&gt;
&lt;p&gt;At first you might think, &amp;ldquo;Oh that&amp;rsquo;s easy&amp;rdquo; but it&amp;rsquo;s SO NOT! &amp;nbsp;Let&amp;rsquo;s get you started on the path to your victory. &amp;nbsp;The first question to thoroughly analyze: how do you get the highest possible price when selling a home? &amp;nbsp;If you say &amp;ldquo;Well, just price it right&amp;rdquo; then I promise you the retired engineer will rip you to shreds! &amp;nbsp;If you say, &amp;ldquo;I&amp;rsquo;ll list it,&amp;rdquo; YIKES the FSBO will kick you out of their house! &amp;nbsp;If you say, &amp;ldquo;My negotiations skills,&amp;rdquo; most FSBO&amp;rsquo;s will say I know how to negotiate! &amp;nbsp;(Remember I&amp;rsquo;ve listened to over a 1000 FSBO prospecting calls, I know exactly what they say!)&lt;/p&gt;
&lt;p&gt;My challenge to you is really map out step by step what it takes to get the highest possible price, and create a presentation that highlights each detail in the process and then you will convert FSBO&amp;rsquo;s happily. &amp;nbsp;Many trainers, including myself in the beginning, will tell you just wait until they are frustrated with the process.&amp;nbsp; That approach only worked in a slow market. &amp;nbsp;Well my goal as a trainer is to make your presentation so clear that you will be able to deliver the best result possible such that a FSBO will say, &amp;ldquo;That&amp;rsquo;s sounds so much better than my plan, I would like to hire you!&amp;rdquo;&lt;/p&gt;
&lt;h3 style="font-family: 'Trebuchet MS', 'Lucida Grande', Verdana, Arial, sans-serif; font-size: 1.3em; padding: 0px; margin: 30px 0px 0px;"&gt;&amp;nbsp;&amp;rdquo;&amp;hellip;this is the time to really get after those FSBO&amp;rsquo;s because it&amp;rsquo;s the easiest time in 10 years to prove that you can get them more money&amp;rdquo;.&lt;/h3&gt;
&lt;p&gt;Please hold your excuses about your market. &amp;nbsp;I&amp;rsquo;m well aware that there are three types of markets out there right now: markets that never experienced the highs and lows of appreciation and properties sell slower, the markets that are still sluggish with short sales and higher inventory, and the markets that have low inventory and properties are selling fast. &amp;nbsp;If you are in the low inventory market, this is the time to really get after those FSBO&amp;rsquo;s because it&amp;rsquo;s the easiest time in 10 years to prove that you can get them more money. &amp;nbsp;For the agents in the other two markets, this still is step # 1, but you have two more steps to work on, speed of sale and sometimes instead of making the most $, it might be &amp;ldquo;not lose any more money&amp;rdquo; which is very common with FSBOs.&lt;br&gt;Put some effort into your presentation and you will reap rewards that are so far beyond just getting a couple listings. &amp;nbsp;Imagine what your life will be like when you are one of the most powerful listing agents in your communities! &amp;nbsp;FSBO&amp;rsquo;s will never go away, therefore now is a great time to step it up and work on your ability to clearly demonstrate the value of your service to the families in your community!&lt;/p&gt;

&lt;p&gt;&lt;span style="color: #808080;"&gt;First is the recognition of the long term pay off of becoming a powerful prospector, second is the significant difference between the two words &amp;ldquo;try&amp;rdquo; and &amp;ldquo;commit&amp;rdquo;, third learning the three aspects (lead sources, what to say, and how to engage conversations), and finally simply having the mindset of being grateful for the opportunity everyday. &amp;nbsp;&amp;nbsp;Some of you may notice that 3 out of the 4 have everything to do with your mindset or attitude.&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;We last celebrated &lt;a href="http://www.mojosells.com/blog/?p=545" target="_blank"&gt;America&amp;rsquo;s funniest Realtor&lt;/a&gt;, Phil Dunphy, last fall when alter-ego Ty Burrell won the Emmy for Best Supporting Actor in a Comedy.&lt;/p&gt;
&lt;p&gt;And that comedy would obviously be ABC&amp;rsquo;s &amp;ldquo;Modern Family.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;We&amp;rsquo;ve got absolutely no stake in ABC or parent company Disney, but we&amp;rsquo;re huge fans of the ongoing real estate agent storyline and thought you would enjoy the most recent episode, &amp;ldquo;&lt;a href="http://abc.go.com/shows/modern-family/episode-detail/send-out-the-clowns/938071" target="_blank"&gt;Send Out the Clowns&lt;/a&gt;.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;In the episode, real estate agent Phil is about to score the biggest real estate listing of his career, when rival agent Mitzi Roth (guest star Ellen Barkin) swoops in on his territory &amp;mdash; intent on stealing the client for herself. It&amp;rsquo;s a brazen but sleazy move &amp;mdash; the kind that Mitzi is known for.&lt;/p&gt;
&lt;p&gt;To punctuate her unrepentant sleaziness, Mitzi sneers at Phil on their way into the house: &amp;ldquo;Go back to condos, Dunphy!&amp;rdquo;&lt;/p&gt;

&lt;p&gt;When the clients are looking the other way, Mitzi deliberately falls backwards into the hedges and blames Phil for pushing her. &amp;ldquo;Oh my God, he shoved me!&amp;nbsp; I thought you had your anger problem under control!&amp;rdquo;&lt;/p&gt;
&lt;p&gt;The tactic works and Phil loses the listing.&lt;/p&gt;
&lt;p&gt;Discouraged, he goes home and tells his kids that the true path to success in life is lying and cheating.&lt;/p&gt;
&lt;p&gt;His youngest son, Luke, encourages his dad to &amp;ldquo;play dirty&amp;rdquo; and &amp;ldquo;take her down.&amp;rdquo; He lends Phil his spy pen, which Phil tries to use to capture a confession at Mitzi&amp;rsquo;s office.&lt;/p&gt;

&lt;p&gt;Mitzi senses she is being set up, gives Phil a patronizing hug and steals the spy pen as well!&lt;/p&gt;
&lt;p&gt;But Luke hasn&amp;rsquo;t given up defending his dad&amp;rsquo;s honor. He bumps into Mitzi at the supermarket and asks her point blank why she is so mean and explains how his father is worried about paying for his older sister&amp;rsquo;s college.&lt;/p&gt;

&lt;p&gt;Playing the sympathy card seemingly penetrates the real estate agent&amp;rsquo;s steely exterior and when she sees Phil a few moments later, she compliments him: &amp;ldquo;You have a very nice kid there.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;&amp;ldquo;He&amp;rsquo;s mine!&amp;rdquo; Phil defensively replies.&lt;/p&gt;

&lt;p&gt;Like every successful real estate agent, &lt;a href="http://jensonrealestate.com/"&gt;Seth Jenson&lt;/a&gt; faces a cloning problem.&lt;/p&gt;
&lt;p&gt;He can&amp;rsquo;t be everywhere at once. And he can&amp;rsquo;t do everything at once.&lt;/p&gt;
&lt;p&gt;And every precious minute spent on essential administrative tasks is another minute he&amp;rsquo;s not doing what he does best: Selling.&lt;/p&gt;
&lt;p&gt;Instead of hiring a full-time assistant, Seth took a novel approach and hired five of them. Each part-time assistant works between 5-10 hours a week out of their homes and fulfills a unique niche. Most are mothers balancing hectic family schedules and appreciate the flexible work schedule.&lt;/p&gt;
&lt;p&gt;His morning assistant, Jeanette, starts her day at 6 a.m. by downloading Expired and FSBO leads from the &lt;a href="http://www.theredx.com/home/company_overview#.T0KjZsqJmHk" target="_blank"&gt;Real Estate Data X-Change&lt;/a&gt; or RedX &lt;em&gt;(&lt;a href="http://www.mojosells.com/blog/?p=183" target="_blank"&gt;read about the Mojo-RedX &amp;ldquo;Dream Team&amp;rdquo; here&lt;/a&gt;)&lt;/em&gt;.&lt;a href="http://www.spokeo.com/" target="_blank"&gt;&lt;br&gt; &lt;/a&gt;&lt;/p&gt;
&lt;p&gt;After those leads are uploaded into Mojo, she looks on Craigslist and &lt;a href="http://www.zillow.com/" target="_blank"&gt;Zillow.com&lt;/a&gt; for additional FSBO leads and enters those into Mojo as well.&lt;/p&gt;
&lt;p&gt;By 8 a.m., Seth is ready to rip, making hundreds of calls on his &lt;a href="http://www.mojosells.com/features" target="_blank"&gt;Mojo Triple Line Power Dialer&lt;/a&gt; (up to 250 calls an hour) and culling about 30-35 contacts from the pool.&lt;/p&gt;
&lt;p&gt;&amp;ldquo;My goal is to get one great qualified appointment each day, a seller who is motivated and realistic,&amp;rdquo; he says.&lt;/p&gt;

&lt;p&gt;&amp;ldquo;Before I hired my assistants, I&amp;rsquo;d average about 20 sold homes or less a year,&amp;rdquo; Seth says. &amp;ldquo;I&amp;rsquo;ve been able to double my business by using Mojo and leveraging myself by focusing on what I do best. &lt;p&gt;&lt;strong&gt;Karla: &lt;/strong&gt;Enters listings into the MLS, writes ad copy for brochures and all the major real estate websites.&lt;/p&gt;

&lt;/blockquote&gt;
&lt;p&gt;&amp;ldquo;It&amp;rsquo;s not working more time that will make me money,&amp;rdquo; he says. &amp;ldquo;I personally need to spend as much time meeting with clients as possible.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;Seth, who has been in business since 2004 in the metro Denver area, is both a seller&amp;rsquo;s and a buyer&amp;rsquo;s agent. He&amp;rsquo;s a strong believer in using a real estate coach so he doesn&amp;rsquo;t &amp;ldquo;reinvent the wheel&amp;rdquo; and credits his mentor for helping him track his time according to three productivity categories:&lt;/p&gt;
&lt;blockquote&gt;
&lt;p&gt;1. &lt;strong&gt;P-Time&lt;/strong&gt;: Productive face-to-face time with clients.&lt;/p&gt;
&lt;p&gt;2. &lt;strong&gt;I-Time&lt;/strong&gt;: Indirectly productive time prospecting and making appointments.&lt;/p&gt;
&lt;p&gt;3. &lt;strong&gt;E-Time:&lt;/strong&gt; Everything else that is required, including administrative, management and maintenance tasks.&lt;/p&gt;
&lt;/blockquote&gt;
&lt;p&gt;&amp;ldquo;My P-Time is worth a whole lot more than my I-Time and my I-Time is worth a whole lot more than my E-Time,&amp;rdquo; he says, noting that he&amp;rsquo;s been able to dramatically reduce the latter category with his part-time help.&lt;/p&gt;
&lt;p&gt;According to Seth, many real estate agents are Type-A personalities who feel more comfortable trying to do everything themselves rather than deal with the headaches of worrying about whether someone else is productive.&lt;/p&gt;
&lt;p&gt;&amp;ldquo;It&amp;rsquo;s a scary proposition. You have to find and screen candidates, interview them, hire them, train them, manage them, motivate them and keep them focused. But you just have to jump in and do it. Managing people is all about trial and error,&amp;rdquo; he says. &amp;ldquo;The challenge, of course, is how do you find good help that doesn&amp;rsquo;t get bored or distracted with Facebook all the time?&amp;rdquo;&lt;/p&gt;
&lt;p&gt;Seth&amp;rsquo;s personal experience is that part-time employees who work from home are more reliable than some full-timers, who eventually want to move on to the next job once they have been trained.&lt;/p&gt;
&lt;p&gt;&amp;ldquo;A lot of people in this business are like leeches,&amp;rdquo; he says bluntly. &amp;ldquo;They just want to learn everything about your business and learn everything you know. Those people are a waste of my time. I&amp;rsquo;m not paying them to start their own businesses. I&amp;rsquo;m just looking for someone who wants a little extra income.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;Seth has found his dependable help by posting informal notices on Facebook, emailing fellow agents and putting free ads on Craigslist. One of his most recent job postings attracted more than 150 applicants.&lt;/p&gt;
&lt;p&gt;&amp;ldquo;I think that people who work from home actually work harder than people working in an office. My staff tends to work in little bursts, for a few hours at a time but they are really focused in those few hours,&amp;rdquo; he adds. &amp;ldquo;I don&amp;rsquo;t ever have to worry if they&amp;rsquo;re working or not because I know when the job is done. It&amp;rsquo;s nice to not have to worry about trust.&amp;rdquo;&lt;/p&gt;

&lt;p&gt;President Barack Obama just announced new changes in the mortgage refinance laws aimed at helping struggling homeowners get more affordable interest rates even if they are underwater borrowers.&lt;/p&gt;
&lt;p&gt;The President revealed his plans in a speech in Nevada, one of the most badly bruised states in the recession. An estimated one out of every 118 homes there filed for foreclosure in September. On a pure humanity level, foreclosures ruin lives and dreams. On a Machiavellian level, they ruin neighbors&amp;rsquo; property levels.&lt;/p&gt;
&lt;p&gt;And on a macroeconomic level, foreclosures hurt America because people without homes or jobs not only can&amp;rsquo;t buy things, they are also more likely to turn to desperate measures.&lt;/p&gt;
&lt;p&gt;Federal changes to the Home Affordable Refinance Program (HARP) will now allow homeowners to borrow up to 125 percent of their property&amp;rsquo;s value at a lower interest rate &amp;mdash; instantly saving them thousands each year. HARP was supposed to expire in mid-2012, but it will be extended until the last day of 2013.&lt;/p&gt;

&lt;p&gt;Consider:&lt;/p&gt;

&lt;p&gt;&amp;ldquo;In the three months that ended Sept. 30, notices of default, the first formal step in the foreclosure process, jumped nearly 26% from the previous quarter, according to DataQuick, a San Diego real estate information service.&lt;/p&gt;
&lt;p&gt;Additionally, a likely national settlement over complaints about banks filing faulty paperwork to take back homes should clear the way for an additional 400,000 foreclosures in coming months, according to Moody&amp;rsquo;s Analytics, an economics research firm.&lt;/p&gt;
&lt;p&gt;Moody&amp;rsquo;s predicts that foreclosures will rise next year to a record 1.5 million, or a hefty 30% of all sales of previously owned homes.&amp;rdquo;&lt;/p&gt;

&lt;p&gt;Meanwhile, President Obama&amp;rsquo;s critics charge that his sudden interest in Nevada stems from his election strategy for 2012. &lt;a href="http://www.lvrj.com/opinion/refinancing-mortgages-buying-votes-132873758.html" target="_blank"&gt;Glenn Cook&lt;/a&gt;, a conservative Las Vegas Review-Journal columnist, dismissed the new plan as &amp;ldquo;more taxpayer-backed swag.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;Nonsense, says the &lt;a href="http://articles.philly.com/2011-10-26/news/30324278_1_president-obama-jobs-bill-barack-obama" target="_blank"&gt;Philadelphia Inquirer&lt;/a&gt;, it&amp;rsquo;s better to do something than nothing and rescued homeowners would potentially save $2,500 a year &amp;mdash; affecting up to 2 million American families. Those numbers translate to an increase of between $2.5 billion to $7.5 billion in consumer spending each year, the newspaper claims.&lt;/p&gt;
&lt;p&gt;So who&amp;rsquo;s right?&lt;/p&gt;

&lt;p&gt;A two-year Cornell University study of 2.4 million Twitter users recently concluded that the early bird gets the happiest worms. According to the &lt;a href="http://www.latimes.com/health/la-he-twitter-mood-20110930,0,5945251.story" target="_blank"&gt;Los Angeles Times&lt;/a&gt;, sociology graduate student Scott Golder created a computer program to analyze the speaking patterns of more than a half billion Tweets. Using text sentiment analysis software, the study tabulated words with positive emotional connotations and compared them with the frequency of negative-sounding ones.&lt;/p&gt;
&lt;p&gt;The researchers then sorted the positive and negative Twitter messages with their embedded timestamps.&lt;/p&gt;

&lt;p&gt;&amp;ldquo;Positive-mood tweets peaked twice a day throughout the world, early in the morning and again near midnight. The morning peak came later on weekends, presumably because people slept in. That the cycle was similar on weekdays (when pressures like work deadlines and school exams pile up) and weekends (when most people are more relaxed) showed that sleep schedules and circadian rhythms were important influencers of mood, regardless of day-to-day stresses, the authors reported.&lt;/p&gt;
&lt;p&gt;They also found that, on average, moods improved as the days lengthened in the spring and worsened as days shortened in the fall.&amp;rdquo;&lt;/p&gt;

&lt;p&gt;Why do we care about this on a real estate prospecting and lead management software blog?&lt;/p&gt;
&lt;p&gt;Because Burrell&amp;rsquo;s alter-ego is Phil Dunphy, the funniest real estate agent on television!&lt;/p&gt;
&lt;p&gt;Several memorable episodes of the hit ABC sitcom have focused on the sales and marketing challenges of the industry, including:&lt;/p&gt;

&lt;p&gt;California performance artist Gregory Kloehn put hardwood floors, stainless steel appliances, electricity, plumbing, a six-gallon water storage tank, granite countertops, a stove and fuel storage for an outdoor barbeque into this sterile (we hope) trash bin. If his open house last weekend at the &lt;a href="http://www.sffringe.org/" target="_blank"&gt;San Francisco Fringe Festival&lt;/a&gt; was a hit, could this become a new trend in economy living?&lt;/p&gt;
&lt;p&gt;Whether you are selling a McMansion or a cozy lakeside cottage, every prospective buyer seems to covet natural light. With Kloehn&amp;rsquo;s home, you can crank the ceiling up and down like the roof of a pop-up camper. The design feature has two advantages: 1. It camouflages the home from curious onlookers at night; and 2. Sealing the unit lets you sleep even if the area is flooded with street lights or flashing neon signs.&lt;/p&gt;

&lt;p&gt;This &amp;ldquo;Dumpster of your Dreams,&amp;rdquo; snidely dubbed by critics as the ideal vacation home for Oscar the Grouch, challenges you to think about how much space people really need to live. What is most important to your prospective buyers when they are looking at a new property?&amp;nbsp; Do they care more about location, the back yard, the neighborhood, the school district, sewer vs. septic, town services, the crime rate or access to shops and restaurants?&lt;/p&gt;
&lt;p&gt;What impact do you think this trash-themed home would have on neighborhood property values?&lt;/p&gt;

&lt;p&gt;Gotta love America &amp;mdash; where else would a guy with a tape recorder and a silly idea become a cult recording star to home-based business people?&lt;/p&gt;
&lt;p&gt;Until the picture phone catches on in the mainstream &amp;mdash; and I don&amp;rsquo;t think it will to the extent of &amp;ldquo;The Jetsons&amp;rdquo; &amp;mdash; the sales call can be a deceptive exercise. You can be sitting at home in your underwear or sitting in your car surrounded by fast food wrappers and the prospect on the other end pictures you in a bustling room of activity.&lt;/p&gt;
&lt;p&gt;That is, until they hear the muffled loud speaker from the drive-thru window or your next-door neighbor&amp;rsquo;s obnoxious lawn mower.&lt;/p&gt;
&lt;p&gt;San Francisco marketing executive Bill Freund introduced the &amp;ldquo;&lt;a href="http://www.thrivingoffice.com/" target="_blank"&gt;Thriving Office&lt;/a&gt;&amp;rdquo; CD soundtrack a few years ago to help home-based phone sales reps create the illusion that they are in the midst of busy cubicles with no dirty laundry strewn across the floor.&lt;/p&gt;
&lt;p&gt;The sound effects album contains two 39-minute tracks &amp;mdash; &amp;ldquo;Busy&amp;rdquo; and &amp;ldquo;Very Busy&amp;rdquo; &amp;mdash; which includes soft co-worker background chatter, feverish computer typing, walking down the hall, ringing phones, shuffling paper and the rhythmic jazz of file cabinets being opened and shut.&lt;/p&gt;
&lt;p&gt;Freund, who came up with the idea while he was a student at Harvard Business School, told Businessweek that he edited the office sounds together &amp;ldquo;like a symphony.&amp;rdquo; He describes the end result of background noise &amp;ldquo;controlled chaos.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;Although the original intent was to boost the impression of credibility to the person on the other end of the phone, Freund says many of his customers report an increase in work productivity once they get in the mood of a typical office setting.&lt;/p&gt;
&lt;p&gt;&amp;ldquo;Thriving Office&amp;rdquo; got a thumbs up from Realtor Magazine, which wrote &lt;em&gt;&amp;ldquo;When customers call, have your home office project the image of an established, successful company.&amp;rdquo; &lt;/em&gt;And the CD claims users who work for major insurance companies like Prudential and New York Life and real estate powerhouses&amp;nbsp; like Cushman &amp;amp; Wakefield, Re/Max, Century 21, Coldwell Banker and Keller Williams.&lt;/p&gt;

&lt;p&gt;Rutan, a former flight test engineer for the U.S. Air Force, has five of his creations on display at the Smithsonian&amp;rsquo;s &lt;a href="http://www.nasm.si.edu/" target="_blank"&gt;National Air and Space Museum&lt;/a&gt;. He&amp;rsquo;s the brains behind &lt;a href="http://www.scaled.com/projects/tierone/" target="_blank"&gt;SpaceShipOne&lt;/a&gt;, the world&amp;rsquo;s first privately developed spacecraft &amp;mdash; and &lt;a href="http://www.scaled.com/projects/model_339_spaceshiptwo" target="_blank"&gt;SpaceShipTwo&lt;/a&gt;, which is slated for private space missions in the age when NASA no longer has an active astronaut program. His aerospace company, &lt;a href="http://www.scaled.com/about/" target="_blank"&gt;Scaled Composites&lt;/a&gt;, just unveiled its prototype for a two-seat electric &amp;ldquo;roadable aircraft.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;The BiPod, which made its maiden test flight on March 30 in California&amp;rsquo;s Mojave Desert, can be driven like a car from the left cockpit and be controlled like an aircraft from the right seat.&lt;/p&gt;

&lt;p&gt;To switch from plane to car mode, the wings are removed and stored between the dual fuselages. As a car, the BiPod will cruise at highway speeds.       <title>Astronomical Results: Realtor Mitch Ribak&#8217;s Got His Mojo Working</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/9/3/5/3/0/ar130210792703539.jpg" height="100" alt="" width="88" style="float: left; margin-left: 10px; margin-right: 10px;"&gt;There&amp;rsquo;s the East Coast, the West Coast, and the Space Coast. The  latter is Mitch Ribak&amp;rsquo;s territory, officially known as Brevard County,  Florida. It&amp;rsquo;s home, of course, to the John F. Kennedy Space Center,  dozens of Florida&amp;rsquo;s best-kept-secret beaches, and about two dozen golf  courses, which Ribak likes to frequent in between closing real estate  deals&amp;mdash;which isn&amp;rsquo;t often enough because Ribak&amp;rsquo;s &lt;a href="http://mitchrealty.com/"&gt;Tropical Realty of Suntree&lt;/a&gt; in Melbourne, Florida, wrote $8.3MM in contracts during March 2011.&lt;/p&gt;
&lt;p&gt;Ribak is somewhat unique in the realm of real estate agents. Whereas  most agents practice a seller-based, cold-calling approach, Ribak&amp;rsquo;s  business, thanks in large part to his phenomenal success as an Internet  marketer, is buyer-based. His Internet marketing savvy generates inbound  leads (about 43,000 and counting) of people looking to buy property  along this prime piece of Florida coast.&lt;/p&gt;
&lt;p&gt;To follow-up on all those leads, Ribak fields a team of 3 lead  conversion agents (LCAs), agents whose job it is to do nothing but  follow up on inbound leads and convert them into Brevard County buyers.  To do that, since November 2010, Ribak uses &lt;a href="http://www.mojosells.com/features/index/view/dialer/#dialer"&gt;Mojo&amp;rsquo;s Triple Line Power Dialer&lt;/a&gt;. The impact it&amp;rsquo;s had, Ribak says, has been nothing short of amazing.&lt;/p&gt;

&lt;p&gt;And, maybe it&amp;rsquo;s no surprise, but now that Ribak has connected Mojo  into his CRM system and customized it to work the way he wants it to,  that $8.3MM sales figure for March, well that&amp;rsquo;s double their average  monthly sales of $4MM too.&lt;/p&gt;

&lt;p&gt;&lt;img title="Jeff Silva" src="http://activerain.com/image_store/uploads/4/0/2/7/5/ar129726759457204.jpg" height="188" alt="Jeff Silva" width="150" style="float: left;"&gt;When the going gets tough, it&amp;rsquo;s said, the tough get going.&lt;/p&gt;
&lt;p&gt;Jeff Silva, nice guy that he is, knew that as the economy&amp;mdash;and along  with it, real estate sales, in particular&amp;mdash;began to tumble, it was time  to get tough and turn up the heat on cold-calling. If he was going to  continue to produce listings and close sales anywhere near the volume he  did in the &amp;lsquo;good old days&amp;rsquo; when selling houses was more akin to  shooting fish in a barrel than today&amp;rsquo;s challenging environment,  something had to change in the way he conducted business.&lt;/p&gt;
&lt;p&gt;One of the tools Silva enlisted to help him prevail where others  floundered or failed was Mojo&amp;rsquo;s dialing and lead management software  applications. A nine-year real estate veteran, whose territory includes  Blue Bell and King of Prussia, Pennsylvania, and the Philadelphia area  on the Pennsylvania-New Jersey border, Silva averaged about 140 units in  sales both this year and last. He used to cold-call using two phones  and two hands. The process was tedious at best, and tough on the dialing  fingers, at worst. His two-fisted approach yielded about 100 calls a  day.&lt;/p&gt;
&lt;p&gt;About two years ago, Silva decided to try an auto-dialer. He cycled  through two other applications before finding his &amp;ldquo;Mojo.&amp;rdquo; One  application, talked a good game but never really got off the ground,  Silva remembers. The other application was so complex, he quickly  abandoned it. &amp;ldquo;What I found with Mojo was that it was easy to implement,  easy to learn, and easy to use,&amp;rdquo; Silva explains. &amp;ldquo;I didn&amp;rsquo;t have to load  lists, create campaigns, or take time to set up a bunch of weird  settings. With Mojo, I was up and running in a day.&amp;rdquo; A day for Silva and  his team (he takes a team approach, using full-time assistants to  handle marketing, listings, closings and office management) now nets 300  to 400 calls generated by Mojo&amp;rsquo;s three-line dialing system. &amp;ldquo;We are  literally three to four times more efficient now at cold calling. If I  had to go back to manual dialing, I don&amp;rsquo;t know what I would do,&amp;rdquo; Silva  says.&lt;/p&gt;
&lt;p&gt;Not only does Mojo increase cold-calling volume, but Silva also  leverages the host of features the application provides. &amp;ldquo;If I get a  voice mail or answering machine,&amp;rdquo; Silva explains,&amp;rdquo; I just click a button  and Mojo leaves a prerecorded message for me. If I need to send someone  a follow-up email, the system has the templates pre-loaded. I just load  my email settings into Mojo. Then, all I do is click the email button  and Mojo merges the data, inserts the client&amp;rsquo;s name, addresses the  email, and sends it off.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;Mojo Voice gives Silva his own set of local dial-out numbers making  it more likely people with caller ID will answer the call and, it lets  him automatically delete numbers of those who want to opt out. &amp;ldquo;No point  in calling people who don&amp;rsquo;t want to talk to me,&amp;rdquo; he says.&lt;/p&gt;
&lt;p&gt;Mojo has made the difference, Silva explains, between sustaining  pre-recession volume and, as happened to less-fortunate real estate  agents, falling off a proverbial cliff. Silva even uses Mojo&amp;rsquo;s mobile  app. &amp;ldquo;I&amp;rsquo;ve set appointments, gotten listings and made sales; all while  driving around or out-and-about town.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&amp;ldquo;The people at Mojo have been great to work with,&amp;rdquo; Silva says.  &amp;ldquo;They&amp;rsquo;ve been extremely responsive to our unique needs in real estate.  They listened to us and develop the products based on our input and  feedback.&amp;rdquo; Consequently, Mojo delivers and delivers promptly. &amp;ldquo;It&amp;rsquo;s  simpler than it looks,&amp;rdquo; Silva explains. &amp;ldquo;If you just take a little time  to figure out how it works, you&amp;rsquo;ll be up and running the first day.&amp;rdquo;&lt;/em&gt;&lt;/p&gt;

&lt;p style="font-size: 1.05em;"&gt;Most agents come into the real estate business with energy, enthusiasm, and high hopes; some do great, while others leave the business disappointed and depressed. It is very disheartening to see agents leave the business. In my over 30 years in the business I have learned that working as a real estate agent is very different from a &amp;ldquo;normal&amp;rdquo; job. I have noticed that many of the agents who leave the business share some &amp;ldquo;traits;&amp;rdquo; below I discuss those which are most prevalent and costly.&lt;br&gt;&lt;strong&gt;&lt;br&gt;1. No Structure and Lack of Discipline&lt;/strong&gt;&lt;/p&gt;
&lt;p style="font-size: 1.05em;"&gt;If you had a conventional sales job paying you eight thousand dollars a month how much would be expected of you? What activities would your boss expect of you? Would you have to work 5 days a week, at least 8 hours a day? Would you have to come in on time? Would you need to know your product, the competition and what to say to get things sold?&lt;/p&gt;
&lt;p style="font-size: 1.05em;"&gt;Some agents come into this business and forget that they have a &amp;ldquo;job.&amp;rdquo; Because they don&amp;rsquo;t have a &amp;ldquo;boss&amp;rdquo; telling them what to do and holding them accountable, they do not set a schedule and/or fail to stick to it. Successful agents keep in mind that they are their own bosses, they set a schedule for themselves and abide by it, just as they would if they worked in a &amp;ldquo;conventional&amp;rdquo; job. Successful agents make sure that they preview properties and prospect. They follow up with their leads and know their scripts, dialogues and how to handle objections. Since you don&amp;rsquo;t have a &amp;ldquo;boss&amp;rdquo; other than yourself, you need to be disciplined and self motivated. You have to let others know that just because you don&amp;rsquo;t punch a time clock, you still need to be at work, you cannot always be available to pick up the dog food or take Aunt Sally to the doctor.&lt;/p&gt;
&lt;p style="font-size: 1.05em;"&gt;&amp;nbsp;&lt;/p&gt;
&lt;p style="font-size: 1.05em;"&gt;&lt;strong&gt;2. No Systems&lt;/strong&gt;&lt;/p&gt;
&lt;p style="font-size: 1.05em;"&gt;Successful businesses have one thing in common, systems. Systems allow a person or a company to create predictable and &amp;ldquo;duplicatable&amp;rdquo; results, because agents don&amp;rsquo;t have a boss who tells them what to do to earn money, they need to set up their own systems. Successful agents have a structured outline of their day, week, month and year. The more detailed the plan the more effective and efficient they are.&lt;/p&gt;
&lt;p style="font-size: 1.05em;"&gt;Real estate agents must create systems for:&lt;/p&gt;
&lt;p style="font-size: 1.05em;"&gt;&amp;bull;	Lead generation&lt;br&gt;&amp;bull;	Lead Follow up&lt;br&gt;&amp;bull;	Listing appointments&lt;br&gt;&amp;bull;	Prequalifying&lt;br&gt;&amp;bull;	Buyer appointments&lt;br&gt;&amp;bull;	Negotiating contracts&lt;br&gt;&amp;bull;	Pending Transactions&lt;br&gt;&amp;bull;	Tracking Numbers&lt;br&gt;&amp;bull;	Practicing/ Role-play&lt;/p&gt;
&lt;p style="font-size: 1.05em;"&gt;&lt;strong&gt;3. No Accountability&lt;/strong&gt;&lt;/p&gt;
&lt;p style="font-size: 1.05em;"&gt;Without a traditional &amp;ldquo;boss&amp;rdquo; there is no one to hold you accountable; oftentimes this causes agents to be easily distracted, confused, unsure and uncertain about getting work done. Agents need to stay focused on their goals and hold themselves accountable for working their schedule. If you&amp;rsquo;ve committed to making 40 contacts during a prospecting session, hang in there, don&amp;rsquo;t stop at 39, and remind yourself that quitting is not an option. Many successful agents &amp;ldquo;make bets&amp;rdquo; with themselves or other agents to keep them on-track. Some write multiple checks to their least favorite cause, competitor, or rival political party, place them in a preaddressed and stamped envelope and send it out if they fail to complete what they set out to do.&lt;/p&gt;
&lt;p style="font-size: 1.05em;"&gt;&lt;strong&gt;4. No Ability to Anticipate the Market&lt;/strong&gt;&lt;/p&gt;
&lt;p style="font-size: 1.05em;"&gt;Wayne Gretsky was one of the greatest hockey players of all time. While everyone else skated toward the puck, Wayne separated himself the rest and skated toward where the puck was going to be next. In a market that constantly fluctuates, successful agents pay attention to what will happen a few weeks or months from placing themselves in a powerful position. Anticipation is a skill that gives you the confidence you need to close more of your appointments and get homes sold.&lt;/p&gt;
&lt;p style="font-size: 1.05em;"&gt;&lt;strong&gt;5. Not Being Honest with Themselves&lt;/strong&gt;&lt;/p&gt;
&lt;p style="font-size: 1.05em;"&gt;Successful agents are honest with themselves. If you only make a few calls during your prospecting hour, but you tell your broker/coach that you&amp;rsquo;ve done more, who are you really hurting? If you find yourself telling yourself what you want to hear, you can&amp;rsquo;t expect improvement. Remember, you are where you are because it is okay with you.&lt;/p&gt;
&lt;p style="font-size: 1.05em;"&gt;&lt;strong&gt;Final Thoughts&lt;/strong&gt;&lt;/p&gt;
&lt;p style="font-size: 1.05em;"&gt;This market is difficult and competitive, in order to survive; you need to work harder than your competition. In order to do this, you need have structure and discipline, powerful systems in place, strong accountability, skills to anticipate the market, and to be honest with yourself. Every agent who walks in the door is capable of doing the work necessary to succeed, the ones who succeed work harder than those who fail.&lt;/p&gt;
&lt;p style="font-size: 1.05em;"&gt;What do you need to work on? Make the commitment to start working on it today, put it in your schedule for tomorrow, and the next day, and the next day&amp;hellip;&lt;/p&gt;

We polled our customers and were surprised by how many of our users were on the fence about using them. &lt;p&gt;In the last 10 years I have spoke to hundreds of thousands of sales people on 5 different continents. There are many differences but there seems to be one truth for most salespeople, they don&amp;rsquo;t like scripts. When faced with the question why, the answers are not different&amp;hellip;&lt;/p&gt;
&lt;p&gt;&amp;ldquo;They sound canned&amp;rdquo;&lt;br&gt;&amp;ldquo;Unprofessional&amp;rdquo;&lt;br&gt;&amp;ldquo;They are not me&amp;rdquo;&lt;/p&gt;
&lt;p&gt;I am sure you might have a few of your own you could insert. The list is longer for the people who are against scripts, than it is for those that are for them. The fascinating thing about salespeople is that it is not the case for other high paying professional careers. Most professional careers have some form of scripts they use to perform. My older brother for example, is a professional musician. He has a vast array of instruments he plays but his main instrument is his voice. His script is the vocal score that he is performing. He would never consider performing without having a script or musical score. He would always practice extensively that script or musical score, so much that he would internalize and memorize each note, tone, delivery, pace, volume and nuance of the performance.&lt;/p&gt;
&lt;p&gt;How much practice have you done on your performance scripts? Your initial call scripts, ad call, sign call, website call, floor call, lead follow-up call, calling around listings and sales, referral call, expired calls, FSBO calls, qualifying calls. What about your listing presentation, price reduction, offer presentation, repair negotiation, buyer consultation, showing property presentation, contract writing, buyers remorse discussion, want to think it over or stall? I have just highlighted a few that happen with regularity to most real estate sales people if they are engaged in the business. I ask you again how much time do you invest in your performance scripts?&lt;/p&gt;
&lt;p&gt;Professionals in all walks of life who are successful use and follow scripts to do their job with excellence. If a professional football team runs a play to get a touch down, the play is merely a script that they have practiced to win hundreds of times. The attorney, who crafts her arguments in advance before she goes to court, then delivers those arguments to win the case, that&amp;rsquo;s a script. The pilot that runs through their safety checklist before take off to ensure the plane is safe for all passengers is following a script to guarantee safety.&lt;/p&gt;
&lt;p&gt;A sales person who either follows someone else&amp;rsquo;s proven scripted process of success to create sales or takes the time to craft, practice, test adjust, and perfect their own is truly a champion in the field of sales.&lt;/p&gt;
&lt;p&gt;Next time that someone says the word script I would hope that rather than your body having the negative reaction that it has had in the past, this time it has the response that scripts are my friend! Sales scripts are the glue that a professional salesperson uses to hold onto a prospect, to make a sale.&lt;/p&gt;
