We all go through the nail biting with our clients, and the least favorite part of the transaction for most of us is once there is NOTHING we as realtors can do but wait. Our family is currently in escrow on our next home and we are in that place. I want something to DO. Right now however all I can do is wait and allow others to do their job. Many buyers took advantage of the tax credit for purchasing a home and now some of those folks are in a place where they need to move or sell. What then, the rules provide for the buyer staying in their home at least 3 years, if they can't what then.

Here are some things you should know when you are considering purchasing a short sale.
1. The property is "As Is" that does not mean something is wrong with it. It does mean that the client does not have the money to make repairs. You may inspect for your own information, and there will be no negotiations over repairs.
