      <title>False information posted on FSBO Site about Realtor.com</title>
      <description>&lt;p&gt;Just got this from our Realtor Group here in WA, thought I'd pass it along.--&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Contrary to what the ForSaleByOwner.com news release says....&lt;/p&gt;
&lt;p&gt;1) They are NOT in a partnership with REALTOR.com&lt;br /&gt;2) The settlement between NAR and the DOJ did NOT force REALTOR.com to accept FSBO property listings&lt;br /&gt;3) Properties from sellers not represented by Realtors will NOT appear on REALTOR.com&lt;br /&gt;4) MLSs still get to decide which listings to distribute to REALTOR.com&lt;/p&gt;
&lt;p&gt;As Michael Wurzer explained on the &lt;a href="http://www.flexmls.com/blog" target="_blank"&gt;Flex MLS blog&lt;/a&gt;, "So, this is just another version of a limited service listing, not some revolution in policy regarding FSBOs."&lt;/p&gt;
&lt;p&gt;Also, as Laurie Janik, NAR's general counsel, told &lt;a href="http://varbuzz.com/fsbos-on-realtorcom-not-so-fast/" target="_blank"&gt;VAR Buzz&lt;/a&gt;,&lt;/p&gt;
&lt;p&gt;"Please reassure your members that there are no unlisted properties on Realtor.com.&lt;/p&gt;
&lt;p&gt;"We still cannot figure out the basis for the outrageous claims being made by ForSaleByOwner.com in this press release. No relationship exists between that entity and Realtor.com. Listings displayed on Realtor.com continue to be provided by the MLSs, and contrary to the headline, there is NO "agent free access to Realtor.com."&lt;/p&gt;

      <title>Which  event should I enter for the Seattle Marathon?</title>
      <description>&lt;p&gt;I am going to register for the Seattle Marathon, but I am in a quandry which event? &amp;nbsp;I am not ready for the full running marathon for sure. &amp;nbsp;There is also a full marathon walk, half marathon walk and a half marathon run. &amp;nbsp;I know I can walk a half marathon since I ran and walked one this morning. &amp;nbsp;I also know that by Nov 30th I will not be ready to run one all the way ( maybe never will be able to with my knees) Walking a full marathon is past where I will be for milage at that point in time, and I don't really want to walk the whole thing, so....Not sure what I should do. &amp;nbsp;My husband says I should enter the half running one, they will not kick me off the course for walking part of the way. &amp;nbsp;I think maybe he is right. &amp;nbsp;I am suddenly just pretty intimidated by the idea of people who can run the whole way and me walking along....&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So any way for those of you who are runners I would love an opinion. &amp;nbsp;I started training in the last week of August of this year. &amp;nbsp;I run about 1/3 to 1/2 of the way and walk the rest when I train. I completed a half marathon and just a tad bit more yesterday morning. ( both walking and running) &amp;nbsp;I need to find out if a certain time is required for the Seattle Marathon, I think that will help too. &amp;nbsp;I have made almost all of my training days although sometimes one day has been substituted with another ( took a rest day on a scheduled run day and ran on a scheduled rest day)&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If you run ( particularly the Seattle marathon) I would like your opinion. &amp;nbsp;&lt;/p&gt;

      <title>Did it! Half Marathon this morning!!!</title>
      <description>&lt;p&gt;Well, I did it, 13.5 miles this morning.&amp;nbsp; My time is not something to write home ( or even blog) about, but I did it.&lt;/p&gt;
&lt;p&gt;I started about 5:20am this morning and finished @ 9am.&amp;nbsp; I have to figure part of that time was spent in potty breaks ( 5 for me and 2 for Chip) and I had to stop as we passed other people who had dogs @ the park....still even with that it took me about 3 and a half hours.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We started right here walking the long block ( .6 miles) near my house.&amp;nbsp; I like this part of the course I've laid out since it is well lit ( good for when you start out before light) and it also has 2 hills.&amp;nbsp; Depending on which way I go around the block I can get a bit of a break running down a long hill for about a quarter of a mile or I can have a real work out for glutes if I go around the other way and walk up for a 1/4 mile.&amp;nbsp; The only down side is it is all paved and I do my best to limit my running on pavement.&lt;/p&gt;
&lt;p&gt;This morning I did that block until about 6:20 and since it was getting light I headed out towards a place with a prettier view, Wapato Park, but let me back up to before I left this morning.......I woke ( before my alarm) just a bit after 4:30 and since I could not go to sleep I got up and ate a little ( too &amp;nbsp;much food does not work well for just before a work out)&amp;nbsp; I also decided that since I was going quite a ways today I should be very well hydrated and&lt;em&gt;&amp;nbsp;&lt;/em&gt;so I drank about 40 oz of water while I got up and got dressed, then needed to go again even before I got out the door.&amp;nbsp;I also packed 14 grapes with the intent of eating one after each mile to help me keep&amp;nbsp;track.&amp;nbsp;&amp;nbsp; Now I am looking for my socks ( need the special non cotton synthetic running socks that wick moisture and help minimize blistering.)&amp;nbsp; Can't find any....finally find one of each of the brands I have....well likely better than using 2 matching cotton ones right?&amp;nbsp; So I put one on each foot and decide I will do a side by side comparison of running socks. Also lost time also looking for Chip's leash ( got to get more organized the night before)&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Anyway as I was finishing the first mile I heard what sounded like gun shots ( what has my friend been telling me about my neighborhood?)&amp;nbsp; I walked a bit further, telling myself I was being silly, but then I realized the 3 sets of bangs were each 6 bangs long so I called 911, not sure what the operator thought of having a very out of breath woman reporting gunshots at 5 thirty something in the morning.&amp;nbsp; Did I see anything suspicious?&amp;nbsp;" NO, just heard something.&amp;nbsp; Now&lt;em&gt;&amp;nbsp; &lt;/em&gt;realize I ALREADY need a potty break....( this early?)&amp;nbsp; I head into my house and while I am there I can't resist starting another load of laundry to wash.&amp;nbsp; ( the one I started to wash when I got up is done)&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I only make it another mile and a half before I have to take another bathroom break again....this time the laundry is dry so start another washer and dryer load ( I wonder if this is part of anyone else's marathon training routine.)&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;By now it is getting light, so I get a drink of water ( good idea or bad the next mile or so will tell)&amp;nbsp; We head to the park by 6:30 or so.&amp;nbsp; I make it there and around the lake one time by 7am, but on the first time around when I check the rest rooms they are still all locked.&amp;nbsp; I start worrying they will not be opening them at all any more.&amp;nbsp; I also discover that the drinking fountains do not work (still)...but maybe this is a blessing?&amp;nbsp; Half way through the next time around the lake I am adding to the things I am thankful for the fact that there are lots of wooded areas in the park and not too many people this early.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Thankfully the&amp;nbsp;next time around they are open, so I can now be thankful for dilegent park workers instead.&amp;nbsp; ( I am still also thankful for the trees too).&amp;nbsp; When Chip stops to wait for me he is panting pretty hard ( come to think of it I am too, even though I have only ran about 1/3 of our distance so far and walked fast for the rest.)&lt;/p&gt;
&lt;p&gt;It is now I realize I have completely forgotten the grapes in my pouch.&amp;nbsp; ( so much for them helping me keep track) I eat a couple and give one to Chip.&amp;nbsp; The rain comes and goes and is actually nice I really enjoy seeing the rain drops on the water and the ducks playing in the rain.&amp;nbsp; The fall colors through out the park and reflected on the water are really breath taking to look @!&amp;nbsp; ( or is that just that I am out of breath since I am running most of the way now?)&lt;/p&gt;
&lt;p&gt;About Mile 7 my left knee really starts to hurt.&amp;nbsp; I switch to more walking, less running.&amp;nbsp; Mile 8 hurts more, and need bathroom break ( again, but since the fountains are broken maybe I won't need more)&amp;nbsp; Mile 9 more people start coming to the park which means more dogs, which means more stops to reprimand and control Chip.&amp;nbsp; ( I handle him pulling towards other dogs by either standing still with him sitting on a short leash or by taking a wide path around them and running as fast as I can.&amp;nbsp; Some areas make this hard though since there are puddles 3 inches deep on the side (the area I like to run in so as not be on pavement)&amp;nbsp; I have to avoid them since even&amp;nbsp; the moisture wicking technology of the synthentic running socks aren't up for that. (either one of the 2 brands I am wearing)&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Mile 9-10 are uneventful except that my toes and feet are hurting now along with my left knee. Mile 11 a beautiful bright rainbow and a break in the rain.&amp;nbsp; I also find a grape I must have dropped, I give that to Chip too, he is more comfortable eating off the ground than me.&lt;/p&gt;
&lt;p&gt;&amp;gt;&amp;gt;&amp;gt;&amp;gt;&amp;gt;&amp;gt;&lt;/p&gt;
&lt;p&gt;Ok had to leave yesterday to contend with " real" life and did not finish the post... so here's the rest.....&lt;/p&gt;
&lt;p&gt;Mile 11 my right Knee joins my left knee in protest. &amp;nbsp;I also with good authority can tell you if the Puma running socks or the Asics running socks are better. &amp;nbsp;I paid about $15 for 2 pair of the Puma socks @ Nordstrom and the Asics were $10 for 3 pair @ sports authority. &amp;nbsp;I guess more expensive does not always mean better....( however both feet hurt, it's just one feels happier and less blistered than the other) &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Reading the running websites it sounds like I need to get a 2nd pair of running shoes too so that the shoes always have the best cushion ( they spring back after a day so I guess you are supposed to trade off) &amp;nbsp;This makes me think of a morning where I can only find one of each......I decide that I will NOT do a side by side comparison with shoes, I will spend the needed time groping around in the dark trying not to wake anyone ( especially our 2 year old) &amp;nbsp;until I find 2 of the same shoe, if it feels so weird with 2 different socks well....2 different shoes would be too much.&lt;/p&gt;
&lt;p&gt;Beginning of mile 12...wow now I am wishing I had had more water before I left towards the park. &amp;nbsp;I have to get one of those "water bottle butt thingys ( that is the official name for a thing that holds water while you run according to the book &lt;span style="font-style: italic;"&gt;The Non-runner's Guide to Marathon Training&lt;/span&gt;.) &amp;nbsp;I still don't have one. &amp;nbsp;The running websites I have been looking @ encourage you to figure water loss by weighing yourself, then running for an hour @ a marathon pace ( which for me is fast walking and a slow jog I think) and then weighing again. &amp;nbsp;However I likely would have had to pee 2 times in between and if I have not bought myself a water bottle holder, I am not likely to buy a "carry your pee so you can weigh it after your hour long run" holder either so I think that formula will not work for me, also I am a nursing mom so I need more water than everyone who is not lactating even when I am not running. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Few more steps into mile 12 and the phone rings. ( I'm a Realtor and a mom, can't help myself, I have my phone with me) &amp;nbsp;It's my husband. &amp;nbsp;Wants to know when I will be back, wants me back by 9am since he is planning to leave to take Sam to Soccer....Rats! &amp;nbsp;I thought that I had 'til 9:30 am so I could get in a full 14 or maybe even 15 miles. &amp;nbsp;I tell him I am finishing mile 12 and I am not coming home until I have done at least a half marathon, but I can also make it by 9am.&lt;/p&gt;
&lt;p&gt;Middle of mile 12. Chip starts to limp a little ( He has one leg that is not just right), I ask him if he wants to keep going ( and have visions of carrying a 70lb dog the last 1.75 miles home. ) He seems to want to keep going, which is a relief, maybe he is as crazy as me, both of my knees are really unhappy right now and I am down to mostly a very very fast walk.&lt;/p&gt;
&lt;p&gt;We head towards home from the park I feel relieved and disappointed since I know I will finish a half marathon and a bit more, but I really wanted to do @ least 14 and hopefully 15 miles. &amp;nbsp;I know I have to make it home before 9am however so I find myself jogging again, even though I had promised my knees I would just walk, at this point my husband likely will complain more than my knees if I am late and make him late ( he is an on time freak!) &amp;nbsp;I go a little past my turn to home to make it so that I will do a little MORE than a half marathon. &amp;nbsp;We arrive home 2 minutes to 9am so by the time Chip is in his kennel chowing down, I am inside ( just in time to start another load of laundry) by 9am. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Today ( the day after), I am sore, but not as sore as my first training day ( where I ran most of 6 miles when I had not run for....well....ever) &amp;nbsp;My knees are a bit happier thanks to a good night's sleep and &amp;nbsp;dose of ginger tea. ( it works as an anti inflammatory) &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Next week I think I will again shoot for 15 or maybe 16 miles......&lt;/p&gt;

      <title>Planning to do just over a half marathon today......will keep you posted</title>
      <description>&lt;p&gt;WEll, it is about 5am and I am headed out for my long training day.&amp;nbsp; This should be a little over a half marathon. I am a little nervous since I missed my long training day last week since I was working on my office move, and I did not take my Friday rest day, I did 3.5 miles instead.....&lt;/p&gt;
&lt;p&gt;I have done a half in a day 2 weeks ago, but a child's soccer game interupted about 25 minutes.&amp;nbsp; ( was @ mile 9 when I got a&amp;nbsp;call from my husband to let me know that the time we THOUGHT the game was was wrong and I needed to come right home.&amp;nbsp; I ran home and met them and we drove to the soccer game right away and while my son played I ran and walked for an hour and a half....but some how that interuption really made me feel I had not done it for "real"&amp;nbsp; Today I plan to do the milage with no interuptions other than potty breaks....we'll see how it goes.&lt;/p&gt;
&lt;p&gt;Weather is rainy, but not overly cold.&amp;nbsp; I am taking Chip with me( our dog)....I'll keep you posted.&lt;/p&gt;

      <title>Saving money on  Organic Groceries in Tacoma WA</title>
      <description>&lt;p&gt;Do you buy mostly organic food?&amp;nbsp; If so you know it is not the most inexpensive way to eat.&amp;nbsp; Those of us who go out of our way to eat organic usually believe that the true cost of eating any other way is much higher than eating organic....but that does not mean we LIKE paying higher to eat more healthily...&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So for all of you who like to eat organic food and like to use organic cleaning products and so on, there is a well kept secret on the South End of Tacoma.&amp;nbsp; It is called McGregors.&amp;nbsp; You will find it just off the corner of 84th and Pacific, just past the Walgreens.&amp;nbsp; It is a little 2 story building that does not even look much like a store, but it is.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;McGregors is a discount organic food store.&amp;nbsp; What will you find there?&amp;nbsp; Well it's al little different every time.&amp;nbsp; If you find something you and your family eat all the time, be ready to really really stock up!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Mc Gregors's is located @ 8431 Pacific Ave, Tacoma WA 98444,&amp;nbsp; Their phone # is 253 267 5497.&lt;/p&gt;
&lt;p&gt;On an average day you would likely find canned goods ( veggies, tomatoe sauces and fruit) Organic Juices, Soy, rice, almond milk, hot and cold cereals, mac and cheese, nuts, candy, broths and soups, cookies, chips and much much more.&amp;nbsp; You will also find things you would not eat, but would still like to have organic, like your shampoos, lotions and soaps as well.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Some of the items are just a bit less than you would spend else where and other things are a really really deep discount.&amp;nbsp; ( Buy by the case when you find this, as likely they will be all gone next time)&amp;nbsp; A recent trip yeilded 32 oz organic chicken and veggie broth 4 for a $1, Organic Tomato Soup and Acorn Squash Soup 4 for a $1 and Organic corn chips 2 for $1.&amp;nbsp; I would have spend $2.75- $3.50 each for those items at a regular store.&amp;nbsp; The last time we shopped there I came home with almost a truck bed full of food for less than $125.00.&amp;nbsp; Can't beat this!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;For those of you who've been going there for a long time....good news, they now as of about 2 weeks ago take debit and credit cards, not just cash any more!&lt;/p&gt;
&lt;p&gt;I like the friendly atmosphere as well and the kids look forward to seeing the resident cat while we shop.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;When our family does our major shopping we go there first and then buy what ever McGregor's does not have elsewhere.&amp;nbsp; Do the same and you could be eating healthier AND saving $200-400 a month for your family too!&lt;/p&gt;

      <title>The New Nordstrom Tacoma Mall</title>
      <description>&lt;p&gt;Well, had not been there yet until last night, but we had a coat that had a lifetime warranty on it need a new zipper and so we ventured into the "NEW" Nordstom store in Tacoma Mall.&lt;/p&gt;
&lt;p&gt;Our family has been going to the "OLD" Nordstom store ever since we moved to Tacoma in 1992, so the change, well....is a bit of a shock, we &amp;nbsp;could not find anything.&amp;nbsp; ( Which in our case is usually the ladies bathroom which we need to find fast since we have a potty training 2 year old in the family).&amp;nbsp; We now know where the women's bathroom ( "lounge") is &amp;nbsp;and from what the Nordstrom's staff tells me everything that is not the cafe' and women's clothing is down stairs, everything that IS women's clothing and the cafe' is upstairs....sounds simple, but things just looks so different that it will take me some time.&lt;/p&gt;
&lt;p&gt;At first I thought that the store was smaller than the other, but it the employees tell me that is it actually 4000 square feet larger than the previous Tacoma Mall store., Part of the feeling smaller I think is that the ceilings are lower than in the old store and the store is wider and less deep than the last store.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So....my verdict is mixed, I am a creature of habit, and I did not see the Grand Piano along with the pianist anywhere when we were there, so it will be a while before I can give you a real opinion of the store.&amp;nbsp; So long as they continue to have the same service they have always had, I will keep going.&amp;nbsp; Of course, I'll keep going to Target too. ( more for prices than service)&amp;nbsp; I love Nordstrom for some of the things I just can't get else&amp;nbsp; where and for those things that are the same price there as elsewhere. ( but I get great customer service AND feel pampered AND have a great return policy in case the purchase does not turn out to be what it was supposed to.)&lt;/p&gt;
&lt;p&gt;So the store does look nice and new, but a little cold compared to the last store.&amp;nbsp;( not in temperature, it just seems less homey)&amp;nbsp; &amp;nbsp;It was good to see lots of my favorite people working there still so that was comforting.&amp;nbsp; Do I like the store better?&amp;nbsp; Time will tell.&lt;/p&gt;

      <title>Why my friend makes a better running partner than my dog......</title>
      <description>&lt;h3&gt;Ok I just posted about marathon training.&amp;nbsp; Now I am public with it which I have not done so far since&amp;nbsp;then people would know if Idid not do it, but I think I am past that.&lt;/h3&gt;
&lt;h3&gt;I have been training with my friend who was also in a car accident with me and she has had issues with her knees since the accident and so is having to take a break from it for now.&amp;nbsp; So I have been going with my dog instead for the last little bit.&amp;nbsp; Thankfully most of my issues from the accident have been more with head aches which while no fun have not stopped me from going, The accident issues with my hips have simply kept me walking more than running.&lt;/h3&gt;
&lt;h3&gt;&amp;nbsp;&lt;/h3&gt;
&lt;h3&gt;So, now I am going with our dog Chip.&amp;nbsp; He is a half pitbull half blue heeler.&amp;nbsp; No I did not pick him, he was my husband's pick at the pound as a puppy a year and half ago.&amp;nbsp; He is sweet, but cannot compare to my companion dog a Dalmatian named Cappuccino, who we had for 14 years....Anyway running with Chip is very different from running with Kelly.&amp;nbsp; I appreciate him for going with me, but can't wait for Kelly to be doing well enough to go with me again.&lt;/h3&gt;
&lt;h3&gt;So reasons I prefer my friend as a running partner to Chip our dog....&lt;/h3&gt;
&lt;h3&gt;*When I run with&amp;nbsp;my friend&amp;nbsp;I never worry that she might attack the little ankle biter dog who is barking at us.&lt;/h3&gt;
&lt;h3&gt;* My friend is encouraging and getting lost in conversation with her makes me forget how far we are going and also how wet and cold it is.&amp;nbsp; ( this likley will be even more valued as the weather gets colder)&lt;/h3&gt;
&lt;h3&gt;*She and I can swap running clothes ( Chip only has one outfit and it does not fit me)&lt;/h3&gt;
&lt;h3&gt;* When I have a conversation with Chip it goes about like this....."No...Leave it!"&amp;nbsp; "No!"&amp;nbsp; "good boy!"&amp;nbsp; "Heel" we dont' have much else in common to talk about.&lt;/h3&gt;
&lt;h3&gt;* I have better form and posture when I don't have to hold a leash&lt;/h3&gt;
&lt;h3&gt;* I don't have to drag Kelly into the bathroom by force when I stop for a potty break because she is afraid of the door.&amp;nbsp;&amp;nbsp; ( she waits quietly&amp;nbsp;outside with out chasing any ducks or squirrels)&lt;/h3&gt;
&lt;h3&gt;* I don't have to search for a leash when I am running late and missing running time doing it&lt;/h3&gt;
&lt;h3&gt;* She has running experience and can share tips like I should not be hearing my feet much at all while I run.&amp;nbsp;&amp;nbsp; ( Chip has running experience too, but has not shared any tips)&lt;/h3&gt;
&lt;h3&gt;* She has never threatened some one we met on a run/walk.&lt;/h3&gt;
&lt;h3&gt;* I don't need to carry any plastic bags with me&lt;/h3&gt;
&lt;h3&gt;* keeping up with her is inspiring ( chip just&amp;nbsp; "heels" after all I told him to he goes what ever pace I am going)&lt;/h3&gt;
&lt;h3&gt;* She thinks up new places to train.&lt;/h3&gt;
&lt;h3&gt;* She is much better at using mapmywalk and mapmyrun.com than Chip is and much better than me too.&amp;nbsp; ( still don't know how to make it work yet to save and figure a distance so I am stuck wth the old fashioned drive it and check the odometer...)&lt;/h3&gt;
&lt;h3&gt;* I just plain feel upbuilt when I get to spend time with Kelly,,,,,,,&lt;/h3&gt;
&lt;h3&gt;&amp;nbsp;&lt;/h3&gt;
&lt;h3&gt;But to be fair to Chip ( in case he or one of his realitives or friends read the blog,) he is a better or just as good a running partner in some ways&lt;/h3&gt;
&lt;h3&gt;&amp;nbsp;&lt;/h3&gt;
&lt;h3&gt;* He can go anytime of the day or night that I want to&amp;nbsp; and&amp;nbsp; I don't have to plan it.&lt;/h3&gt;
&lt;h3&gt;* Chip&amp;nbsp;HAS threatened ( ok growled under his breath) &amp;nbsp;some one on&amp;nbsp;we met on a walk/run&amp;nbsp; (&amp;nbsp; Kelly just is not as intimidating as a half pit bull dog)&lt;/h3&gt;
&lt;h3&gt;* Chip's legs are shorter than mine.&lt;/h3&gt;
&lt;h3&gt;*Chip's running style is not much more elegant than mine.&amp;nbsp;&lt;/h3&gt;
&lt;h3&gt;* When I run with Chip, and people look, &amp;nbsp;I am pretty sure it is at me.....on the other hand maybe not, 3 people commented on how pretty he is in my last run alone.......&lt;/h3&gt;
&lt;h3&gt;&amp;nbsp;&lt;/h3&gt;
&lt;h3&gt;In any case I really miss running with my friend and can't wait 'til her knees feel better.&amp;nbsp; Come to think of it though, I think I'll run with them both when she's ready to run again....they both have so many benefits!&lt;/h3&gt;

      <title>Training for a Marathon?</title>
      <description>&lt;p&gt;&amp;nbsp;I&amp;nbsp; have never been a runner.&amp;nbsp; In school I remember running as an opportunity to have horrid chest pains from lack of air ( had asthma) and to twist my ankles.&amp;nbsp; So....&amp;nbsp;Ok maybe I am crazy, but about 6 weeks ago I decided to train for a Marathon.&amp;nbsp; To most people around me I am sure this looked like an impulse decision since it did not seem to be on my radar at all.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Really I have been considering it for a long long time.&amp;nbsp; Why?&amp;nbsp; Well I have a need to push myself and I also need to lose weight.&amp;nbsp; Some how though just the goal to lose weight does nothing at all for me.&amp;nbsp; I have to have something HUGE to bite off and chew or I am not excited enough to even get out of bed.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I do have a number of things against me.....I have never been a runner and clearly if you look at me I am not built like a runner either.&amp;nbsp; I have 3 kids and a husband who in addition to my business take up alot of time.&amp;nbsp; I have never run except as forced to do so in school and it was not a pleasant time when I did.&amp;nbsp; ( Ok I also have run after kids alot)&amp;nbsp; My husband is not an exercize nut and I don't know anyone who has run an marathon.&amp;nbsp; I just had a car accident that I am recoving from and I am hurting extra from it.&amp;nbsp; I am a better walker than runner.&amp;nbsp; . Some of my friends ( just to encourage me ) have taken to cutting out articles about how bad a neighborhood I live in, when I point out that I don't mostly go in my neighborhood, they are giving me articles on the neighborhoods I do go to. I also have a nursing child who I am not used to being away from to do things for myself.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So why?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;1. Like I said I need a big goal and nothing else inspires me, a marathon is big!&lt;/p&gt;
&lt;p&gt;2. Getting up and going each day makes me feel great!&lt;/p&gt;
&lt;p&gt;3. It feels great to push myself.&lt;/p&gt;
&lt;p&gt;4. I am feeling better already.&lt;/p&gt;
&lt;p&gt;5. I would like to use it to raise money for others who need it. ( I am looking for what would be meaningful, would love suggestions.)&lt;/p&gt;
&lt;p&gt;6. My kids are liking it, ( the 2 year old says when I come back, " you have cold hands Mama, you go running again?"&amp;nbsp; I say "yes" &amp;nbsp;and she says "yay Mommy!"&amp;nbsp; ( ok the 11 year old tells me I am too old and will likely die while running, he will be fun to prove wrong.&lt;/p&gt;
&lt;p&gt;7.&amp;nbsp;My head is clearer and I am handling the ups and downs of life and work with more calm and a clearer head.&lt;/p&gt;
&lt;p&gt;8. It gives me more confidence and discipline in the rest of my life......&lt;/p&gt;
&lt;p&gt;9. It gives me time to pray and listen to my Bible cd's&lt;/p&gt;
&lt;p&gt;10. When one of my best friends can come it gives me time to just talk&lt;/p&gt;
&lt;p&gt;I could go on and on of course.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Right now I mostly walk fast and I jog maybe a 1/3rd of the time.&amp;nbsp; I am up to a 1/3 of a marathon on my long training day.&amp;nbsp; I finish it in the lightening fast speed of about 15 minutes a mile.&amp;nbsp; ( yes I am being sarcastic)&amp;nbsp;&amp;nbsp;&amp;nbsp; I am making progress since I have more energy, and I am going faster and I can go further and further.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Things that have surprised me.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;1. I have not lost but one pound and have lost NO inches at all ( in fact have GAINED 1.5 in each thigh and 1 in each calf...it's all muscle right?)&lt;/p&gt;
&lt;p&gt;2. I can go further faster than I thought I am ahead of the training schedule.&lt;/p&gt;
&lt;p&gt;3. I like getting up around 5 in the morning which gives me the extra time to get what I need done and fit it in the day.&lt;/p&gt;
&lt;p&gt;4. I actually want to go on my planned rest days.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Things I am learning.&lt;/p&gt;
&lt;p&gt;1. I am a strong person who can overcome obsticals&lt;/p&gt;
&lt;p&gt;2. I have missed the outdoor time by myself&lt;/p&gt;
&lt;p&gt;3. You can make time for yourself even if you think you have none&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I need you help too.&lt;/p&gt;
&lt;p&gt;I want suggestions for what to fund raise for.&amp;nbsp; I would like it to be something that benefits families especially children and women.&amp;nbsp; I want it not to be in anyway religiously affiliated I already donate in that way now with my own faith.&amp;nbsp;&amp;nbsp; I would like for it to be relatively local ( pierce county or WA state) although would consider something that is not.&amp;nbsp; I also could use encouragement and if I am fund raising, pledges, thinking I might raise money by the training days or miles as well as the actual marathon.&amp;nbsp; Need your ideas and encouragement.&lt;/p&gt;

      <title>Running on empty</title>
      <description>&lt;p&gt;The industry is changing so fast that it has taken even the most prepared of us by surprize.&amp;nbsp; I am like many others who are out there selling Real Estate finding ways to work through this shift and run my business on less and to adapt.&lt;/p&gt;
&lt;p&gt;I think the hardest part of it is keeping your head together when it seems everyone around you is losing theirs.&amp;nbsp; It can also be demoralizing to be working and&amp;nbsp;not getting paid ( right away)&amp;nbsp; For me the last 6-8 weeks have been really really strange.&amp;nbsp; I have never had so much in escrow at one time, but also never had so much delayed in closing or simply not closing at all.&amp;nbsp; It is a strange feeling to have all these closings going and nothing to run our team business on.&lt;/p&gt;
&lt;p&gt;I am learning from it however, here are some of the things I am learning.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;*I can use my time more wisely than I have in the past.&lt;/p&gt;
&lt;p&gt;* I can do more with less.&lt;/p&gt;
&lt;p&gt;* I need to evaluate each expense and make sure it really is paying for itself AND THEN SOME!&lt;/p&gt;
&lt;p&gt;* What clients really value is their connection to me and the service I give, more than anything good communication even more than fancy extras.&lt;/p&gt;
&lt;p&gt;* I need to budget my money personally and business wise better. ( and I can do so)&lt;/p&gt;
&lt;p&gt;* It is important to invest time in getting your head on straight every day day in day out.&lt;/p&gt;
&lt;p&gt;* Basics work&lt;/p&gt;
&lt;p&gt;* It's time to get back to and track basics more and more.&lt;/p&gt;
&lt;p&gt;*Allied resources are more valuable than ever if they are good.&lt;/p&gt;
&lt;p&gt;* Your people and your clients are the most valuable business thing you have.&lt;/p&gt;
&lt;p&gt;* Your faith, family and friends are the most valuable thing you will ever possess and they are not possessions at all.&lt;/p&gt;
&lt;p&gt;* Personal contact and connection win everytime over mass advertising and a slick web presence.&lt;/p&gt;
&lt;p&gt;*I need to shift my tactics and my thinking to go with the market, where is the money, where is it changing hands and how can I be in the middle of it helping it to happen?&lt;/p&gt;
&lt;p&gt;*Knowledge is power, but action is what makes things happen, I need to be sure to have plenty of both.&lt;/p&gt;
&lt;p&gt;* I need to track my numbers better than ever I have before.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Blessings I am seeing that I have and had not noticed enough before--&lt;/p&gt;
&lt;p&gt;*I am blessed to be doing a job that I love to do and with people I like, and love.&lt;/p&gt;
&lt;p&gt;*I am blessed to have a family that is the whole reason I work in the first place.&lt;/p&gt;
&lt;p&gt;*I am blessed that I have people to work with that look out for me&amp;nbsp; as well as&amp;nbsp; for themselves.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;( My office manager just offered to take next week off, it promises to be less than productive in the office with the school schedule next week, but I was going to have her work even so since I felt she would need to, she offered to take it off to save me money and because she would have a less than productive week anyway.&amp;nbsp; We are all looking at how we can save on our costs and still have the good support for our clients and eachother)&lt;/p&gt;
&lt;p&gt;* I am blessed to be with a solvent Real Estate office that is there to support me.&lt;/p&gt;
&lt;p&gt;* I am blessed to have the new Real Estate book, Shift to help me navigate the waters of this new economy we are swimming in.&lt;/p&gt;
&lt;p&gt;* I am blessed to have the contacts and skills to survive this shift and grow through it and thrive.&lt;/p&gt;
&lt;p&gt;* I am blessed that I live in such a beautiful area&lt;/p&gt;
&lt;p&gt;* I am blessed with a congregation full of people who are loving and supportive.&lt;/p&gt;
&lt;p&gt;* I am blessed to have good health and lots and lots of energy&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

      <title>Hardwood flooring options today...increasing the value of homes</title>
      <description>&lt;p&gt;&lt;p&gt;My favorite surface in a home is Hardwood floors and always has been.&amp;nbsp; I prefer almost anything to carpet.&amp;nbsp;&lt;/p&gt;

Don't get me wrong. We do install laminate flooring, but there is no comparison to a real hardwood floor. We would like customers to know the difference before they make their purchase. You can't blame our bitterness.&lt;/span&gt;&lt;br /&gt;&lt;span style="color: #3333ff;"&gt;We have been working with real hardwood for 30 years and now we can break it over our knee!!&lt;br /&gt;&lt;br /&gt;Here's a comment from &lt;a href="http://www.about.com/" style="color: #ffff00;"&gt;About.com&lt;/a&gt; on laminates:&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;strong&gt;Buyers Know It&amp;rsquo;s Not Hardwood&lt;/strong&gt;&lt;br /&gt;Although laminate floors will increase a home&amp;rsquo;s value compared to wall-to-wall carpeting, hardwood floors will increase it even more. Buyers generally can tell the difference between laminate and hardwood or stone, and they prefer natural materials.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Noise&lt;/strong&gt;&lt;br /&gt;Laminate flooring does not absorb sound well and can have a hollow sound when you walk on it, particularly in high heels. Using an acoustic underlay will help reduce the noise, but it still may be a nuisance. Laminate also lacks the visual warmth of other materials, including hardwood.&lt;br /&gt;&lt;span style="color: #000099;"&gt;&lt;span style="font-style: italic;"&gt;&lt;span style="font-weight: bold;"&gt;&lt;br /&gt;&lt;span style="color: #3333ff;"&gt;The cost is almost the same as well. We are talking apples and oranges in hardwood. The beauty and craftsmanship of a real hardwood floor just can't be compared to a laminate.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color: #3333ff;"&gt;You know the old saying, "You get what you pay for." If you want cheap, than you are definitely getting cheap!! Oh, and the echo you hear when you walk is totally free!!!&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color: #3333ff;"&gt;We will continue to install it for as long as our customers request it. Just keep an open mind before your purchase. Weigh your options with hardwood.       <title> Real Estate Article in Boston Globe</title>
      <description>&lt;h3&gt;I was contacted by a reporter from the Boston Globe a couple weeks back she was working on an article about truth in advertising for getting a house sold.&amp;nbsp; (pretty much that it is good to tell it like it is.)&amp;nbsp;&lt;/h3&gt;
&lt;h3&gt;She came across a blog I had written, "Personal Ads/Real Estate Ads, reading between the lines." She contacted me for quotes and had some questions.&amp;nbsp; I just got an email today to let me know that the article just came out.&amp;nbsp; A fellow KW agent was also quoted.&amp;nbsp; I hope it helps get the much needed information to sellers and Realtors alike, in this market, and every market in fact, but especially THIS one, it is so important to tell it like it is.&lt;/h3&gt;
&lt;h3&gt;That way when you say some thing is fantastic people will believe you. Also you don't waste the time of a buyer who really is not a fit, you just get the serious buyer that wants the propery even though you are brutally honest about it.&amp;nbsp;&amp;nbsp; Rarely do my properties fail inspection.&amp;nbsp; Why?&amp;nbsp; Is it because they are in great shape?&amp;nbsp; No, I list some that are.&amp;nbsp; ( My current listing @ 4608 North 22nd in North Tacoma is an example of a pretty much perfect property condition and style wise)&amp;nbsp; I also list some that are what I call a "scraper"&amp;nbsp; in otherwords, it would be better to just scrape it off the lot, might even improve the value to do so.&amp;nbsp; Why do these pass inspection?&amp;nbsp; We are honest and tell it like it is.&amp;nbsp; The buyer knows what they are getting in to.&lt;/h3&gt;
&lt;h3&gt;I actually recommend that my sellers get a Pre-Inspection so that they can SHOW OFF everything wrong with the property.&amp;nbsp; This saves market time as it does not come off the market and back on when they find something unexpected.&amp;nbsp; We avoid buyers who have issues with what ever issues the house has this way.&amp;nbsp; It also helps me be able to better hold the line on the selling price.&amp;nbsp; Why?&amp;nbsp; Well when they say " this or that is wrong with the house"&amp;nbsp; I can say "of course it is that is why we priced it like we did"&amp;nbsp; Of course this too only works if you REALLY did price it accordingly and we do.&lt;/h3&gt;
&lt;h3&gt;Anyway, if you get the chance, check out the article in Today's Boston Globe, you can just go to the Globe on line and &amp;nbsp;type in my name, Anna Matsunaga in the search and it will bring it up.&amp;nbsp; It would make a great email touch to your potential selling clients.&lt;/h3&gt;

      <title>Tips for surviving Mothering a new born while Working your business.</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;em&gt;The following is an email I just sent to a Realtor MOM who contacted me for encouragement, since she has a 5 week old baby and also a 5 year old.&amp;nbsp; Got to thinking it might be helpful to others as well.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Congrats on your new baby!&amp;nbsp;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Some things that made it so I could work with Joeleah along til she was 18 months old and things that work now too.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;1. I nursed, so no bottles to carry, santize, measure, go fill in the middle of an appt and so on.&amp;nbsp; Also the prolactin helps keep me calm.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;
&lt;p&gt;&lt;br /&gt;2. I wore Joeleah in a sling most of the time so my hands were free and houses were easy to show.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;3.&amp;nbsp; The sling was great for nursing too since it covered me and her up while she ate, most people just thought she was sleeping.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;4. I look for business all of the places that I have to take the kids to care for them. ( school, park, store and so on)&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;5. I never apologize for having the baby with me.&amp;nbsp; I just act like that is what all moms do since I think they should.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;6. Develop a thick skin and a sense of humor you will need both.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;7. Find some clothes you can nurse in that you feel great in and look great in, but that do not wrinkle and that can go through the wash.&amp;nbsp; Even if it is just 2-3 pants or skirts and 3-4 tops that is ok most folks do not see you often enough to say didn't you wear that yesterday?&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;8. Make a child friendly work area&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;9.Do stop for lunch and play with your kids.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;10. If you older child is in school see if you can car pool if there is no bus.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;11. Once in a while when everything is totally crazy, take a spur of the moment nap or day off.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;12. Get help.&amp;nbsp; Find another mom who wants to be with her kids too, but needs some money and have her bring hers and help you with the house, meals and the kids.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;13 Pray incessantly&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;14. Do take ( or even steal) time for yourself and be sure to do a little exercize even if it is just 10 minutes a day.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;15. Get ready and look nice as early in the day as you can the rest of the day will go better.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;16. Sleep with your baby at night so baby can nurse while you both sleep.&amp;nbsp; (talk about multi tasking) then you will find baby does not need to eat as much during the day and is calmer, and so are you.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Hope this is helpful to you as these things have been for me.&amp;nbsp; Feel free to pass them on and add your own ideas!! ( please!)&lt;/p&gt;

      <title>Book Review, " The Autograph Book" by Ramona Scarborough</title>
      <description>&lt;p&gt;&lt;img title="cover of The Autograph Book" src="http://activerain.com/image_store/uploads/6/1/9/7/8/ar122093799887916.jpg" height="308" alt="cover of the Autograph book" width="205" /&gt;&lt;/p&gt;
&lt;h1&gt;I promised a review of my Mom's new book, &lt;em&gt;The Autograph Book.&lt;/em&gt;&amp;nbsp; What I did not anticipate is just how much I would love it and how hard it would be to write a review.&lt;/h1&gt;
&lt;h1&gt;The book is based on the life of my Great Grandmother,&amp;nbsp;a woman my mother knew only through her mother's stories about her.&amp;nbsp; I knew a little bit, but not near as much as my mom did.&amp;nbsp; Of course a good deal of the book is fictionalized, but it is all based on a real story.&lt;/h1&gt;
&lt;h1&gt;My mother did much research and it shows when you read the book, because the whole thing rings authentic.&amp;nbsp; My mom said she cried when she found her grandmother's name on the ship registry when she was doing research on her crossing from Holland to America.&amp;nbsp; It to her was much like finding out about an adopted parent or something akin to it since she had never had the chance to meet her.&lt;/h1&gt;
&lt;h1&gt;I felt much the same way.&amp;nbsp; Stories about much of my Grandmother's life made more sense with the details my mother researched.&amp;nbsp; ( like I knew my grandmother had step brothers and sisters at a time when divorce was pretty much unheard of, and I knew my greatgrandfather died in an accident, but did not know details) I too felt more complete with reading.&lt;/h1&gt;
&lt;h1&gt;Of course you will not feel the kinship to the book that I do, but because of that you will likely enjoy it even more.&amp;nbsp; ( you don't know the ending for one!)&amp;nbsp; Also even though it is not about your family, it is....you see it is about the type of people the entire US is built up of, it is about people who moved here looking for better opportunities for their families.&amp;nbsp; Some found more difficulites than opportunity and still made opportunies.&amp;nbsp; Some found the opportunity they came for.&amp;nbsp; Everyone had to find just how important their family was just to survive at that point in history and it is all of our heritage!&lt;/h1&gt;
&lt;h1&gt;Also, if you like historical fiction/romance you will like this book and will also appreciate that you will find nothing objectionable in the content.&amp;nbsp; With many books I find myself very disappointed, I begin to read what sounds like a great book, I get into it and begin to enjoy the characters and then I find that the story line has taken me to places I would find objectionable to follow as far as the story line and I choose to throw the book away with out finishing it.&amp;nbsp; ( these are often good writers, they just are writing about things I do not want in my mind)&amp;nbsp; There is no such difficulty in reading &lt;em&gt;&lt;span style="text-decoration: underline;"&gt;The Autograph Book.&lt;/span&gt;&lt;/em&gt;&lt;/h1&gt;
&lt;h1&gt;If you enjoy an easy read this book is easy to read as well.&amp;nbsp; You will be uplifted and moved with the bittersweet ( and true) ending to the story.&amp;nbsp;&lt;/h1&gt;
&lt;h1&gt;The book is available on Amazon.com and Barnes and Nobel on line as well.&amp;nbsp; Please let me know how you enjoyed it, pass it on to a friend and ask them to do the same, and would you post a ( short!) review on Amazon or some other on line site as well?&lt;/h1&gt;

      <title>Crossing the invisible line......</title>
      <description>&lt;h3&gt;I've only been in real estate for 5 years, but I have found a theme in my transactions and in fact my life.&lt;/h3&gt;
&lt;h3&gt;The reoccuring theme is crossing an invisible line.&amp;nbsp; It's about passion and purpose and decisions too.&lt;/h3&gt;
&lt;h3&gt;Some of you know right now what I am talking about and some of you will understand in a few sentences, because you live your life too crossing this invisible line.&amp;nbsp; Others may not know what I am talking about and if you don't, at some point&amp;nbsp;&amp;nbsp;you will have to decide if you will cross it or not.&lt;/h3&gt;
&lt;h3&gt;What I am talking about is that point in every business relationship or Real Estate transaction.&amp;nbsp; The point where you have to decide are you going to do you job and just your job and do it well and leave the rest alone, or will you step over the line and do something that others may question, that you may regret or that simply is really not your job.&amp;nbsp; The point at which it stops just&amp;nbsp;being a transaction and it&amp;nbsp;becomes personal.&amp;nbsp;&amp;nbsp;&lt;/h3&gt;
&lt;h3&gt;&amp;nbsp;By nature I walk close to this line all day every day.&amp;nbsp; I have never been good in the role of uninterested observer.&amp;nbsp; People draw me in.&amp;nbsp; I am addicted and frankly seduced by humanity in general.&amp;nbsp; I know many have very negative feelings about people in general, but my experiences while I certainly cannot say they are all positve ( I'm Anna, not Pollyanna!) I feel that in general people are good.&amp;nbsp; People are interesting and worthwhile when you get to know them not matter who they are.&amp;nbsp; I also feel that when I have been slighted or treated badly I might have done the same in their shoes.&lt;/h3&gt;
&lt;h3&gt;But here lies my dilima.&amp;nbsp; I have found that I cannot work with people with out becoming involved.&amp;nbsp; I cannot work with a client with out coming to really care for them and I cannot remain detached.&amp;nbsp; I also can't seem to come to a place in business where I am not crossing the line.&lt;/h3&gt;
&lt;h3&gt;I am not here talking about some lines that I have vowed NOT to ever cross.&amp;nbsp; Those lines involve clients asking me to be dishonest or to do something that is no ethical.&amp;nbsp; I also have never had an issue with crossing a line with a client in any moral sense, nor have I ever been tempted by that or the ethical question.&amp;nbsp; However.......well let me explain the line.&lt;/h3&gt;
&lt;h3&gt;The line is that place where you know you are doing or are about to do something for a client, other realtor or business person something that well, really, is not your job.&amp;nbsp; It is outside not of your scope of practice ( I get help for that from another Realtor who knows more than me about what ever it may be) but it is outside your scope of well....I guess the scope of things that keep you neatly removed from the client.&amp;nbsp; Some times it is subtle and some times it isn't let me give you some examples and I think you will recognize some of the times when you too cross the line.&lt;/h3&gt;
&lt;h3&gt;*Meeting a client @ 2am in the morning since they have a flight that leaves @ 5 am and no access to fax on their trip and that is the only time they can sign off this counter offer.&lt;/h3&gt;
&lt;h3&gt;*Inviting a client who is losing their home to foreclosure over for dinner, since you know they have nothing to eat.&lt;/h3&gt;
&lt;h3&gt;*loaning a client money&lt;/h3&gt;
&lt;h3&gt;*Answering the phone late at night&lt;/h3&gt;
&lt;h3&gt;*Meeting clients @ my home&lt;/h3&gt;
&lt;h3&gt;*Going from door to door in the rain to promote your listing ( some times with a baby on your hip)&lt;/h3&gt;
&lt;h3&gt;*Calling the bank that is about to foreclose on your client even though you are on the only "real" family vacation your family has ever taken. ( and getting up before 5am since they are on another time zone)&lt;/h3&gt;
&lt;h3&gt;*Staging a home for a client who does not have the money to do so since you know this home will not sell at all with out the staging.&lt;/h3&gt;
&lt;h3&gt;*Agreeing to be a client's power of atty since they have no one else they trust as much while they are out to sea.&lt;/h3&gt;
&lt;h3&gt;*checking on a client's home you sold them when they are out of town.&lt;/h3&gt;
&lt;h3&gt;* driving by a client's rental homes even though they have a property manager to be sure nothing looks out of place.&lt;/h3&gt;
&lt;h3&gt;*Securing a loan for some one so they do not lose their home.&lt;/h3&gt;
&lt;h3&gt;*Staying up well past 1am to be sure a client's ads get on line when your assistant was sick and it didn't get done so you are doing it ( did I mention you are sick too?)&lt;/h3&gt;
&lt;h3&gt;These are just a few of the times when I know I have crossed that line with a client.&amp;nbsp; Some other examples I know of with Realtors that have crossed the line.....&lt;/h3&gt;
&lt;h3&gt;* painting the weather side of a house so that it will pass inspection and be able to close since the sellers do not have the money and are not physically capible of doing it.&lt;/h3&gt;
&lt;h3&gt;*paying to have a lawn mown since the out of state seller can't and the fire department is calling.&lt;/h3&gt;
&lt;h3&gt;* labeling every plant in a huge over acre garden with the type so that the home could be marketed as a " secret garden" and appeal to gardeners who are looking in the area.&lt;/h3&gt;
&lt;h3&gt;*Helping an elderly client sort through all of their belongings before they moved.&lt;/h3&gt;
&lt;h3&gt;*Taking care of a fellow realtor's business when she was in a coma in the hospital and never taking her clients, just caring for them and giving the injured comatose realtor ALL of the profits.&lt;/h3&gt;
&lt;h3&gt;*Taking a fellow realtor who's disability into their home to live&lt;/h3&gt;
&lt;h3&gt;...........&lt;/h3&gt;
&lt;h3&gt;I could go on.&lt;/h3&gt;
&lt;h3&gt;I will keep crossing the line I am sure.&amp;nbsp; I think some days I do it several times in one day.&amp;nbsp; I cross the line for my team too.&amp;nbsp; I will not say that I will repeat every decision I have made in the past or repeat some of the ways that I have, ( hind sight is 20-20 and I don't like to learn from more than one lump on my head from the same thing)&amp;nbsp; However I know I could not live my life personally or professionally in a dispassonate way.&lt;/h3&gt;
&lt;h3&gt;Many people have crossed the line for me you see....some fellow realtors, some simply the people in my life and some, yes some of them are clients.&lt;/h3&gt;
&lt;h3&gt;*Standing up for me when I was being criticized for working with my children in tow&lt;/h3&gt;
&lt;h3&gt;*Taking the time and patience required to teach me when I was brand new and even though there was training available on this very thing, I could not come for lack of childcare.&lt;/h3&gt;
&lt;h3&gt;* For generously giving me gifts like , giving our family the deck off of their house. ( se recent post)&lt;/h3&gt;
&lt;h3&gt;* For taking the time to teach me about what they know about investing, even though I am their realtor.&amp;nbsp;&lt;/h3&gt;
&lt;h3&gt;* Offering my family a 1 week paid vacation ( we just need airfair) as a thank you gift ( no we did not take it)&lt;/h3&gt;
&lt;h3&gt;*bringing my children gifts&lt;/h3&gt;
&lt;h3&gt;* putting up with my children being along for the ride at the time.&lt;/h3&gt;
&lt;h3&gt;*throwing me a baby shower.&lt;/h3&gt;
&lt;h3&gt;*Helping me refinish a space for my new office&lt;/h3&gt;
&lt;h3&gt;*encouraging me when I am down&lt;/h3&gt;
&lt;h3&gt;* referring great people to me&lt;/h3&gt;
&lt;h3&gt;* being willing to meet me @ my house to sign papers since it means less time away from my children&lt;/h3&gt;
&lt;h3&gt;And so much more.......&lt;/h3&gt;
&lt;h3&gt;Now I am not saying everyone should cross the line and there are times I would ( knowing the outcome)&amp;nbsp; make a different choice the next time.&amp;nbsp; For a long time however I beat myself up, saying other realtors were more professional than me, that I should be all business and so on, and yes, I have had to learn to set boundaries, but I have come to the conclusion it is just as important to know when to cross them.&amp;nbsp; To help simply because you can and it is the right thing to do, even if it means doing the right thing means you will not get a paycheck for work you have done, even if it is inconvenient or difficult.&amp;nbsp;&lt;/h3&gt;
&lt;h3&gt;I admit it alot of what seduces me about humanity is the fact that we are really all very very vulnerable and we need eachother.&amp;nbsp; This can be terrifying...until you realize that means everyone else is too and they may need you.&amp;nbsp; Then you can set the fear aside and focus on others and simply ask how can I step over the line, offer&amp;nbsp;your hand and help more than what was expected, care more than was expected and make a difference more than expected.&lt;/h3&gt;
&lt;h3&gt;It is a frightening, exhilarating and wonderful way to do business, and instead of fighting it like I have for so long, I have finally decided to embrace it.&amp;nbsp;&lt;/h3&gt;
&lt;h3&gt;So if you need a realtor who does not do the exact same thing for every client.&amp;nbsp; Who you want to see long after your first Real Estate transaction is over, who will step over the line if it is called for, then my team and I may be right for you.&lt;/h3&gt;
&lt;h3&gt;If you want someone with perfect professional bearings, the type of back ground noise you would expect in an office and who always has an answer for you, well we are not going to keep you happy.&amp;nbsp; Stay inside the lines and choose a Realtor who does too.&amp;nbsp; If this is how you operate you will be happiest with an agent who has a very well segmented life.&lt;/h3&gt;
&lt;h3&gt;However I submit, to potential clients and to Realtors and other business people as well,&lt;/h3&gt;
&lt;h3&gt;The business person who does not burn out, who grows personally while growing professionally and who you feel like coming back to over and over usually is the person you know DID step over the line for you, isn't it?&lt;/h3&gt;
&lt;h3&gt;Realtors, if you hesitate to step over the invisible line, but feel yourself pulled there, go ahead, step over.&amp;nbsp; Do set boundaries, but be sure they are simply to protect you and your clients, not just out of fear or discomfort.&amp;nbsp; Be willing to think outside the box, but be sure you also color inside the lines.&lt;/h3&gt;

      <title>My mom's new book, more information, review on the way</title>
      <description>&lt;p&gt;I got my mom's new book yesterday.&amp;nbsp; It must be good since I already finished it and feel sad it is over and done already, ( and I had a very full day on my plate, but it is finished)&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I always knew my mom was a good writer, but this is her best work yet.&amp;nbsp; I am excited to tell you all more about it when I am more awake....&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

      <title>The Kitchen - Heart Of The House</title>

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Make sure your garbage disposal is in good working order. &amp;nbsp;If it doesn't work properly, have it fixed or replaced. &amp;nbsp;You don't have one? &amp;nbsp;Have one installed. &amp;nbsp;Many a cook has said that the garbage disposal is the one appliance they must absolutely have in their kitchen!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Check your sink, pipes and faucets for leaks. &amp;nbsp;Replace chipped porcelain or a rusty stainless steel sink. &amp;nbsp;If faucets leak, replace them with an inexpensive set with a simple design. &amp;nbsp;If your faucets are in good condition, this is a good time to replace the washers to keep them from wearing out while your house is on the market.&lt;/p&gt;
&lt;p&gt;For heavy duty plumbing issues, call a professional plumber.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Sellers need to "lighten up" when preparing their kitchens for the onslaught of potential buyers. &amp;nbsp;At the very least, clean the walls until they sparkle by scrubbing them with detergent and a sponge. &amp;nbsp;However, spending some extra money on a light shade of paint will make the room look fresh and clean. &amp;nbsp;Paint the walls and trim. &amp;nbsp;If your cabinets are dark and out of style, paint them, too. &amp;nbsp;Go with neutral colors like beige or white because they make the room look bigger and brighter.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Keep rooms bright with natural sunlight and light fixtures. &amp;nbsp;Keep windows clean and curtains open. &amp;nbsp;Install lights over counters, food preparation areas and the stove. &amp;nbsp;This is a convenient time to reset the stove clock, too. &amp;nbsp;Replace light bulbs in existing fixtures and increase wattage if necessary. &amp;nbsp;Allow maximum light to shine by cleaning anything the light shines through - domes, shades, chandeliers, etc.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Adding new accents instead of making major changes will save time and money. &amp;nbsp;New handles on cabinets and drawers will complete their updated look. &amp;nbsp;Ditch dark window treatments and replace them with an inexpensive, airy-looking valance in a pale color. &amp;nbsp;If flooring is damaged and must be replaced, opt for a simple pattern no-wax floor or neutral tile.&amp;nbsp; The idea is to get the most&lt;/p&gt;
&lt;p&gt;mileage out of fewer dollars.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;When the basics are completed, invest in good cleaning supplies and scrub every inch of that kitchen like it's never been scrubbed in the house's history. &amp;nbsp;Remove magnets and everything else from the refrigerator door. &amp;nbsp;In fact, clean out the inside as well. &amp;nbsp;Use a sponge and antibacterial cleaner to scrub dirt, grease and food particles from the surfaces.&amp;nbsp; Unless you have a self-cleaning oven, use oven cleaner to make the oven spotless inside, including the door.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Use antibacterial cleaner to clean the stovetop and any other spot you can reach. &amp;nbsp;Clear off all counters in order to clean and disinfect them. &amp;nbsp;Replace only the items you use every day and limit them to three.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Remember to clean small appliances before returning them to the counter or cupboard. &amp;nbsp;Everything else should be packed away and stored.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If your kitchen also serves as "command central" for the family, be sure to take care of this area as well. &amp;nbsp;Clean the phone with antibacterial cleaner and a paper towel. &amp;nbsp;Remove outdated notes from the bulletin board or remove the entire board and store it in a closet. &amp;nbsp;Sort through items in the mail organizer and throw out as much as possible and file everything else. &amp;nbsp;If you can do without the organizer for awhile, clean out the letters and store it with the bulletin board. &amp;nbsp;If there's an alternate space to locate your command central, then do so. &amp;nbsp;This will make the kitchen area look more organized and functional.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;As long as your house is open to prospective buyers, be extra careful to keep the kitchen free of dirt and clutter. &amp;nbsp;Wash and put away dishes, pots and pans after each meal.&lt;/p&gt;
&lt;p&gt;Never, ever leave dirty dishes in the sink for others to see. &amp;nbsp;Clean and store small appliances, such as food choppers, immediately after each use. &amp;nbsp;Be sure to wipe down the counters and sink following each meal.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Sweep the floor daily and wipe up any spilled food as soon as it hits the tile. &amp;nbsp;Give the floor a good mopping at least once a week or whenever it looks less than spotless. &amp;nbsp;Keep the towel and dish cloth clean and hanging on rails. &amp;nbsp;If the kitchen is put back into top shape after each use then it will eliminate frantic, last-minute efforts to clean leftover messes.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Just before prospective buyers arrive to look at the house, double-check the details. &amp;nbsp;Have you turned on all the lights? &amp;nbsp;Are the towels clean and hanging on a rail? &amp;nbsp;Do you need to give the faucets a quick wipe? &amp;nbsp;Does the garbage need to be taken outside? &amp;nbsp;Everything is ready? &amp;nbsp;Light a gingerbread-smelling candle, put on some soft music and wait for the doorbell to ring.&lt;/p&gt;&lt;/blockquote&gt;&lt;/div&gt;</description>

      <title>Some Motivational, Inspirational Movies Titles/  What are you faves?</title>
      <description>&lt;p&gt;A fellow Realtor posted a request of what we feel the most inspirational/ motivational movies are.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Here is a short list I thought others might like the list of movies and my reason's why as well, so here goes....&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;I like the Pursuit of Happyness, The Secret, Pay it Forward ( although it is SAD), Mulan, Driving Miss Daisy, Fried Green Tomatoes, Twister, Stand and Deliver, Chariots of Fire, The Ultimate Gift, and National Treasure.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Pursuit of Happyness was inspiring because of the level of commitment and belief in the face of difficulites most would have given up with.&amp;nbsp; I also like that he followed his gut and sacrificed, many would have taken a more sure road and ended up with worse results, instead of making his child his excuse, he made his child his reason for succeeding, his "big Why"&lt;/p&gt;
&lt;p&gt;The Secret, well you'll just have to watch it, it is not a story, and it will change the way you think forever.&lt;/p&gt;
&lt;p&gt;Pay it Forward is about how one even small ( young) person can do one thing that creates a ripple that changes many people's lives, it is also about how we cannot really pay it back, but we can pay it forward.&amp;nbsp; Is very very sad though&lt;/p&gt;
&lt;p&gt;Mulan is one of the disney movies with a girl where she does not just wait to be rescued or swept off her feet, I like that.&lt;/p&gt;
&lt;p&gt;Driving Miss Daisy is about how friendship can surmount society and cross over places no one expects.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Fried Green Tomatoes too is about friendship and growth and making family where you decide and not just the family who you are related to.&lt;/p&gt;
&lt;p&gt;I like Twister because it is about coming to terms with who you are and not trying to be some one else and how departing from it can hurt you and be even more dangerous than a Tornato&lt;/p&gt;
&lt;p&gt;Stand and deliver is about how people rise to what your expectations of them is.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Chariots of fire is about overcoming, following a dream and friendship.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The Ultimate Gift is about finding out what is really important, being your best self and about making family out of strangers, about finding yourself and your very best self at that.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;National Treasure is just plain good fun, but also about believing in yourself and your family history and family ties.&lt;/p&gt;</description>

      <title>Realtor takes deck from client's home.....</title>
      <description>&lt;p&gt;Ok it sounds like a sensational head line about a realtor who steals from his client, but that is not what this post is about...&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This weekend that realtor was me!&amp;nbsp; I have a client who purchased a home with me at the beginning of the year and he has plans for his back yard that include a deck that will support his new planned hot tub.&amp;nbsp; The brand new deck the previous owners had on the house just will not work...so we get his "old" deck ( it's only months old and barely been used) The catch of course is that we have to remove the whole thing. ( I use the term "we" loosely, my husband did most of the work.)&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So, with our drill with a phillips bit in it and a few pieces of wood working equipment we headed over to our client's home with all the kids in tow.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Problem # one, the client is out of town and we know this, but when we arrive the garage door is open.&amp;nbsp; We are concerned, but we also know that he has an alarm system, so we decide we will not go in to check things out.&amp;nbsp; ( why didn't I bring his alarm code and garage door opener he had left us for when he is out of town so we can check on his house?)&amp;nbsp; Any way I go into the garage to close the door, but the elecrtronic eye keeps opening it back up.&amp;nbsp; So I decide to open the side door to the garage and go out like that....only problem is THAT sets off the alarm.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;"Really officer we were supposed to be here ripping this deck off this person's house while he is out of town"&amp;nbsp; Ok this is just what I am envisioning, when I remember his next door neighbors have all his contact information and know we are supposed to be there.&amp;nbsp; We go next door and knock and explain a little sheepishly.&amp;nbsp; They have been informed and thankfully have his phone # and call him.&amp;nbsp; In the mean time my husband manages to close the garage door by jumping the electronic eye on the way out.&amp;nbsp; At this point the neighbors tell us to call my client/friend since he called them back.&amp;nbsp; We call....busy, he must be talking to the alarm folks.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So we proceed, I mostly just carry boards to the truck since I was in a car accident. ( not my fault, in fact I was still parked!) and I don't want to hurt my back more.&amp;nbsp; It takes a while but finally we get most of everything we can fit in the truck in.&amp;nbsp; Then we realize that we have no flag for the boards sticking WAY out of the short bed of the truck.&amp;nbsp; Not to worry, you know about the mother of invention, we take out the towel the doctor wants me sitting on in the truck that has already been used to soak up spilled pop in the truck earlier in the trip and we fasten it to the boards with screws.&amp;nbsp; ( it's not red, but pink is close enough)&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We then came back for a 2nd trip as well and finished removing everything including the cement blocks underneath.&amp;nbsp; ( again the we is figurative)&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Now we are at home and will be adding this deck to our back yard.&amp;nbsp; I am excited for the result.&amp;nbsp; Also very happy we got the deck almost free, I am so honored that my client wanted to share it with us.&amp;nbsp; We are also in the middle of some other improvements on a rental house.&amp;nbsp; For this too we found used materials for a number of items including windows.&amp;nbsp; For me it is exciting to have it save us money, but it also feels very " green"&amp;nbsp; I will be looking in our home for things that can be repurposed by others more now as I am feeling more aware of it.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;A big thank you to my client who has been so generous in so many ways with our family and a big thank you to his neighbors for not calling the police!&amp;nbsp; I will share pictures of the finished deck when ours is done. ( and maybe in the middle too)&amp;nbsp; and will also show you my clients as he makes progress with his.&lt;/p&gt;</description>

      <title>Can't WAIT for school to start!</title>
      <description>&lt;p&gt;Wow, count down for Tacoma School district....next Wednesday is when school starts.&amp;nbsp; On one hand I can't believe it is almost over and we really did not get to do enough this summer, but at the same time I am ready!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;When school starts my oldest will go back to school and he is more than ready. ( as evidenced by his fighting with his siblings, the rest of our team's kids, his extreem boredom and his extreem ethusiam around getting school supplies)&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I also am excited as it will give me a more structured schedule and give me more time to do it during the day.&amp;nbsp; Also we have a car pool worked out so I will no longer have the main responsibility for driving kids to school at all!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;For the first year my children were in school, I was it for driving, not only was I pregnant and doing full time Real Estate I got to drive everyone to and from school. ( 8 miles each way)&amp;nbsp; The next year I shared driving with my office manager, Kelly.&amp;nbsp; Now this next year is my version of heaven, only driving as a back up for emergencies and when I want to....I know I can put the extra time to good use.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;My oldest daughter will be doing school through Washington Virtual Academy.&amp;nbsp; We will have to see how that goes.&amp;nbsp; She is excited and also excited that we are going to make her the pre-school helper for our younger ones.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I'll let you all know how it goes with school starting and the transition with moving our office to a new location as well.&amp;nbsp; In the mean time..... I can't wait!&lt;/p&gt;</description>

      <title>Client question..."Why do they call it a "short sale"?"</title>
      <description>&lt;h3&gt;Yesterday I met with a client who is shopping for 2 homes and showed him a couple.&amp;nbsp; Much of what we are looking at right now of course is a short sale or is bank owned.&amp;nbsp; We have already made an offer on one house that is a short sale and we are waiting for approval of course.....he has waited a week already and no answer.&amp;nbsp; I of course had told him already that it may take a month or even more before we know anything or even have an update.....&lt;/h3&gt;
&lt;h3&gt;Mind you this is a client who I have closed deals in under 72 hours with and who a long closing is usually 21 days for him.&amp;nbsp; So he says....".Short sale, why do they call it a short sale? It does not seem short to me"&amp;nbsp; This strikes me very funny, but also true.&amp;nbsp; I am usually on the other side of the short sale representing the seller and it sure does not seem short (in time) there either.&lt;/h3&gt;
&lt;h3&gt;Since you as a client or Realtor working the Tacoma market are likely looking @ more short sales as well, here is my feed back on them.&lt;/h3&gt;
&lt;h3&gt;The good news is that most banks are putting on more staff to handle the load of short sales needing approval and in many cases what used to take 3 months is taking closer to 3 weeks now.&amp;nbsp; This is good news for those that are waiting for approval.&amp;nbsp; But still it does not seem short in time since only then does the buyer usually do their inspection, appraisal and have their loan underwritten.....Good news the bank very often if you make the offer early enough ( not just days before the foreclosure sale date) usually approves selling the house for much less than is owed on it. ( at least this is good news for the buyer and maybe the seller who can walk away)&lt;/h3&gt;
&lt;h3&gt;So here is what I think these sales accurately should be called.....&lt;/h3&gt;
&lt;h3&gt;Inexpensive, unsure, long sales.&amp;nbsp;&lt;/h3&gt;
&lt;h3&gt;&amp;nbsp;This would be more accurate.&amp;nbsp; Some times the bank approves and some times it does not.&amp;nbsp; ( your odds are increased if there is some one who regularly works with the banks working on your side) Inexpensive since they are usually a good deal ( not always) and long sales for the time you wait for approval.....of course if we are looking at the time that they bank often gives the buyer to close once they have approved the sale, we are back to calling them short sales.&lt;/h3&gt;

      <title>Integrating the old with the new - 10 Tips on Green Living</title>
      <description>&lt;p&gt;&lt;p&gt;I love Kenzie's points about why she likes an older home, I agree about almost all of it and really that and the character and established neighborhoods are part of the reason I love Tacoma, most of the homes are older homes and there are not all that many McNeighborhoods here.&amp;nbsp; I do like some of these features that make older home appealing being put into newer homes too.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The only thing I disagree with is I am not against the living room and kitchen being open to eachother, I do cook alot and we entertain regularly too, so I like that, would not mind a separate dining room or area though, great rooms are really not that "great" in many cases.&amp;nbsp; Also even though I do prepare some very elaborate meals, a simple and well laid out kitchen is the best.&amp;nbsp; I would love to improve on the one I have, but would not do so by making it expansive.&lt;/p&gt;&lt;/p&gt;&lt;div id="reblogging_tag"&gt;Via &lt;b&gt;&lt;a href="http://kbond.activerain.com/post/659955/Integrating-the-old-with"&gt;Kenzie Bond, REALTOR&#174;&lt;/a&gt;&lt;/b&gt;:&lt;br/&gt;&lt;blockquote&gt;&lt;p&gt;Anyone who has known me for awhile is aware of my dislike for newly constructed homes, and by new I mean anything built after the 80's! &lt;p style="text-align: left;"&gt;&lt;span style="text-decoration: underline;"&gt;&lt;em&gt;&lt;strong&gt;---&amp;gt; It's All About the Eaves:&lt;/strong&gt;&lt;/em&gt;&lt;/span&gt; A roof should overhang walls by at least one foot. That keeps the sun off windows and exteriors, which helps the house stay cool in summer.It also protects siding from the weather, meaning you may be able to go twice as long between repaintings or re-sidings. &amp;nbsp;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;span style="text-decoration: underline;"&gt;&lt;em&gt;&lt;strong&gt;---&amp;gt; RE-USE and REMODEL:&lt;/strong&gt;&lt;/em&gt;&lt;/span&gt; The house you fix up will probably be much greener than anything you build in its place, no matter how cutting edge the new design or how much recycled material you use.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;Sure, some old houses just can't be saved. But even a building with serious problems can give you plenty to work with.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;You might, for example, be able to salvage the first floor and build around it. With a total teardown, all the stuff that went into building the old house, including the fossil fuels the original construction crew had to burn, goes to waste. (Construction material is one of the largest contributors to landfills.)&lt;/p&gt;
&lt;p style="text-align: left;"&gt;And, of course, you'll consume a lot of energy and materials putting up a new structure. If you choose to remodel, consider expanding up rather than out. That's an easy way to control your home's carbon footprint.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;&lt;em&gt;---&amp;gt;Size Matters:&lt;/em&gt;&lt;/strong&gt;&lt;/span&gt; The average new American home occupies about 2,500 square feet, up from 1,700 in 1977. And it's not just the floor plans that expanded: Builders fell in love with double-height ceilings and cavernous, echoing "great rooms."&lt;/p&gt;
&lt;p style="text-align: left;"&gt;Fight the urge to go big and high. Not only is a smaller, well-proportioned house easier to heat and to cool, but you'll need to buy less furniture to feel at home in it. And isn't consuming less the whole point? Some specifics to remember:&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;strong&gt;A kitchen should match how you really cook&lt;/strong&gt; &lt;br /&gt;Unless you regularly prepare five-course meals with the help of a sous-chef, you'll likely find it most convenient to work in a kitchen that's no more than 20 feet long, with countertops no more than four feet apart.&lt;/p&gt;

Chairs in bedrooms have a way of just collecting the laundry you've been meaning to put away.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;strong&gt;More rooms can be better than one giant space&lt;/strong&gt; &lt;br /&gt;Instead of a high-ceilinged great room that combines a kitchen, dining room and living room, use the same square footage for a combination of rooms with standard ceilings. Divide them with french doors that you can open out when you want family togetherness.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;If you're building or renovating, the construction costs can be $100 per square foot lower than those for a double-height space. By getting rid of all that air overhead, you'll save on energy too.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;---&amp;gt; Renewable Energy: Many areas offer renewable energy providers - such as wind powered electricity. You can also install your own energy producing components such as solar powered water heaters.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;span style="text-decoration: underline;"&gt;&lt;em&gt;&lt;strong&gt;---&amp;gt; Insulate, Insulate, Insulate&lt;/strong&gt;&lt;/em&gt;&lt;/span&gt;: Upgrading the insulation in your home - including caulking and weather-stripping around windows and doors - can cut your heating bills by as much as 20%. (To learn how to do a home energy audit and find leaks, see &lt;a href="http://www.energystar.gov/"&gt;energystar.gov&lt;/a&gt;.)&lt;/p&gt;
&lt;p style="text-align: left;"&gt;But you should also pay attention to design features that make insulation harder or easier.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;strong&gt;Cathedral ceilings and flat roofs need extra attention&lt;/strong&gt;&lt;br /&gt;In homes with those features, your ceiling may sit directly under the roof, putting the room that much closer to the elements. You'll need to make sure these ceilings are especially well insulated and carefully vented.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;strong&gt;Recessed lights can leak&lt;/strong&gt;&lt;br /&gt;After all, they basically require you to punch a lot of holes in your ceiling. If you install them under attics or roofs, make sure to use fixtures that are IC rated, which means you can safely pack insulation above and around them. These can cost $10 to $20 extra.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;strong&gt;Dirt insulates&lt;/strong&gt;&lt;br /&gt;If the site where you intend to build your home is sloped, consider putting a portion of the structure underground. You'll get some natural protection against extremes of both heat and cold.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;span style="text-decoration: underline;"&gt;&lt;em&gt;&lt;strong&gt;--&amp;gt; Be Wise About Windows:&lt;/strong&gt;&lt;/em&gt;&lt;/span&gt; You can benefit from the most old-fashioned kind of solar power simply by putting windows in the right places.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;In the northern part of the country, a house with most of its windows facing south will collect more light - and therefore more heat - in the winter. (You'll also be able to keep the lightbulbs off until late in the day.)&lt;/p&gt;
&lt;p style="text-align: left;"&gt;If you live in warmer climes, it's smart to have most of your windows facing north so your home doesn't bake all year.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;In general you want fewer and smaller windows. That's because every window costs: Even the best of them will rot and leak over time. And even deluxe triple-glazed, argon-gas-filled windows will let out more of your home's heat than a wall would.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;By the way, the super-insulated variety probably won't save enough to pay back the steep premium - maybe twice the price - over the up-to-code double-glazed kind."&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Now what does this have to do with my love for older homes you ask? The features that I, and so many others. love about these classic homes are now being touted as energy conserving. Features such as actual rooms instead of "great rooms or open living areas", moderate ceilings instead of the cathedral ceilings in each room, smaller more compact kitchens, and more conservative overall square footage of the home. I recently purchased a home built in the 1940's, and one of the things that sold me on the home was that it has actual ROOMS! A living ROOM, seperate kitchen, dining ROOM, etc... all of these features are not one big open area. The kitchen may be a little small - but lets be honest, how many 5 star meals will I be cooking?!?!? The home also features the overhanging eaves and smaller windows. Old school features coupled with today's improvements - extra insulation, insulated windows, energy efficient appliances - make this girl happy!&lt;/p&gt;

      <title>Childbirth Educator/Doula--Realtor, Same Job??????</title>
      <description>&lt;p&gt;A while ago I ran into some of my former childbirth students who I had also done labor support for.&amp;nbsp; I had been sending them my marketing pieces for a while so they knew I was in Real Estate for the past several years, but their phone # had changed, so I had not gotten to actually talk with them for years.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;They lamented that they felt it was a real loss to the community that I was no longer in Practice for childbirth and commented that they were surprised I would go into such a different line of work.&amp;nbsp; I really had not thought about that at the time.&amp;nbsp; I honestly felt like the progression of my career was pretty much a career that fit where I was at the time and where GOD wanted me to be at the time and that most of what I had done so far lead up to where I was in Real Estate.... But really this made me think more and I found myself telling them that being a Childbirth Educator and Doula was pretty much the same job.&amp;nbsp; Let me explain.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;*When I was a Childbirth Educator it was my job to share expertise and experience with my clients that they did not have.&amp;nbsp; Since I worked with births and pregnancy for a living day in day out and this was often a totally new experience for them and or one they had not had for a while.&lt;/p&gt;
&lt;p&gt;* When I was a Childbirth Educator I taught and shared my knowledge and then I encouraged clients to make their decisions after doing more research.&amp;nbsp; I helped them learn HOW to research and what to question and gave them resources to find out and learn more.&lt;/p&gt;
&lt;p&gt;*As a Childbirth Educator part of my job was to help my client navigate the many care providers and resources they were going to need now that they were becoming parents ( for the first or the 5th time etc)&lt;/p&gt;
&lt;p&gt;* As a Childbirth Educator I was supposed to help my clients get educated, but many of them did make different decisions than I would have with the same information.&amp;nbsp; I had to be ok with that and still support and help them.&lt;/p&gt;
&lt;p&gt;*As a Childbirth Educator I had to some times confront a client who was making a decision that was clearly dangerous or did not fit with what they had told me their goals were.&lt;/p&gt;
&lt;p&gt;*As a Childbirth Educator my main job was to help my clients know what to expect and to prepare them for making good decisions when the time came.&amp;nbsp; Taking the mystery out of things did a lot for them to help them make good decisions and also to not be stressed.&lt;/p&gt;
&lt;p&gt;* As a Childbirth Educator my job was often just to listen to my clients and be a sounding board for them and care about them.&lt;/p&gt;
&lt;p&gt;* As a Childbirth Educator my job was to set a good example and walk the walk and really do the same things I was telling them they should do.&lt;/p&gt;
&lt;p&gt;* As a Childbirth Educator my job was also to help promote good communication between the couple and to teach them about eachother and teach good communication skills.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;** As a Doula ( Labor Support) my job was to advocate for my client under stressful situations and sometimes to negotiate even in very impossible situations.&lt;/p&gt;
&lt;p&gt;**As a Doula my job was to help client have good information to make decisions when the unexpected happened.&lt;/p&gt;
&lt;p&gt;** As a Doula my job was to understand what was normal and natural in a labor and keep the couple calm when something that was difficult, but normal happened.&lt;/p&gt;
&lt;p&gt;**As a Doula my job was to support the family supporting eachother, not to replace it, just to be there to help facilitate it.&lt;/p&gt;
&lt;p&gt;** As a Doula my job was to support with our judging.&lt;/p&gt;
&lt;p&gt;** As a Doula it was my job to remind them of their goals and what they wanted when the going got tough.&lt;/p&gt;
&lt;p&gt;** As a Doula it was my job to be sure that the couple were empowered in their decisions and in supporting eachother.&lt;/p&gt;
&lt;p&gt;**As a Doula it was my job to keep a log of what happened while we were at the labor.&lt;/p&gt;
&lt;p&gt;**As a Doula it was my job to be sure nothing was being put over on my client and that they were not being pressured to do things they did not want.&lt;/p&gt;
&lt;p&gt;**As a Doula sometimes my job was really dirty work, cleaning up before or after a birth, making meals cleaning up the house after a birth, laundry and so on.&amp;nbsp; In essence what ever was needed that I would be the best person to do it at the time even if it was not neccessarily part of the "job"&lt;/p&gt;
&lt;p&gt;**As a Doula it was my job to help them integrate the experience afterwards and to give them resources to help and support them with their new life.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Those of you who are good Realtors do not likely need an explaination of how I feel these 2 jobs are the same job.&amp;nbsp; But here is a really brief discription.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;**As a Realtor I educate clients, I consult them on what they really want and help them get it, I let them know if it is unrealistic, I help them understand the process, I hook them up with the resources they need, I support them in their decisions even if I do not fully agree ( unless it is unethical or will really hurt them and then I step out)&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;** As a Realtor in the transaction I also negotiate for and advocate for clients under stressful and life changing circumstances.&amp;nbsp; Like births each transaction is different and while you can prepare you will never know all the twists and turns.&amp;nbsp; It is my job to help them with information when having to make a fast decision it also is my job to help them have good resources.&amp;nbsp; And often I do things that are not really "part of the job" I simply am the best person to do it at the time.&amp;nbsp;...and when we are done it is time to help them integrate the experience and be there for them from now on.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Both birth and a Real Estate transaction take time, cannot be rushed, are life changing situations with much at stake, and in a place where you need some one knowledgable and caring to be there for you.&amp;nbsp; It is also a place where you need some one with resources and who knows what is and is not normal and who can help you through the process if it goes differently than you thought ( an it will)&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I will say that so far the good part of Real Estate is that I do not have to have my phone/pager on 24 hours a day 7 days a week 365 days a year.&amp;nbsp; No matter how stressful the transaction, so far no one in a Real Estate transaction I've done has ever died nor have I been worried for their life.&amp;nbsp; ( cannot say the same for working with births) and I have never in my Real Estate practice been threatened by a Doctor with an instument in the middle of a transaction.&amp;nbsp; I have had calls after 2am in my Real Estate practice and I have stayed up at night worrying about a client.&amp;nbsp; I have never had to work for 72 hours straight with no sleep in Real Estate and I have never had to leave my small baby to help some one with their transaction like I have had to with a Birthing practice.&amp;nbsp; I have cried and laughed with clients.&amp;nbsp; I have watched them not take my advice and be sorry.&amp;nbsp; I have negotiated hard and still not been able to do for them what I hoped.&amp;nbsp; I have watched what they learned change their lives forever for the good....&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Overall it is mostly the same job, with the need for Real Estate knowledge and contracts and ( usually minus the pregnancy and babies)&amp;nbsp; It does involve labor however.&amp;nbsp; ( anyone who's done even one closing knows that!)&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I'm curious how your previous jobs prepared you for and compare with what you do now.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
