Right now with where the economy is many are choosing not to sell their homes for the time being and many who might normally be looking @ buying, especially with where interest rates are now, are not because they can not at the moment meet the down payment requirements or credit score requirements or for some other reason are not able to get a loan.  ( incidentally if you think you fall into one of those categories, but have not verified it for sure, call me I would … (0 comments)

Yesterday I showed a home that was well with in walking distance of my own home and wrote an offer on it.  In doing so and sharing more with the buyer, who had been using my listing finder service on our team website www.teammomentumrealestate.com ,I reaffirmed much of what I like about being in Fern Hill.

Yesterday I met with a client who is shopping for 2 homes and showed him a couple.  Much of what we are looking at right now of course is a short sale or is bank owned.  We have already made an offer on one house that is a short sale and we are waiting for approval of course.....he has waited a week already and no answer.  I of course had told him already that it may take a month or even more before we know anything or even have an update..... A while ago I ran into some of my former childbirth students who I had also done labor support for.  I had been sending them my marketing pieces for a while so they knew I was in Real Estate for the past several years, but their phone # had changed, so I had not gotten to actually talk with them for years.

***Right now ab out 85% of the inventory ( and there is alot of it ) is over priced.  So.....a home that is priced right really stands out.  Right now my phone is ringing off the wall with calls from homes my sellers have listed with me.  Why?  Well, the homes are priced right or even below market, these homes generate lots and lots of interest.
