home: What does your Pet Society Pet and House say about you? Relevant for Real Estate? - 01/08/12 11:33 PM
From Anna Matsunaga, Team Momentum, Keller Williams Realty Tacoma 253 353 2662 www.teammomentumrealestate.com How many of you play "Pet Society" on Face book? It is one of the most popular games ever and I understand why, it really appeals across the board for many personalities and ages....it is fun once in a while as as way to pay some time. Not that I get alot of time to play computer games on Facebook, I do however sometimes play on there while waiting for something to download or as a way to send virtual "gifts" to my daughter who

home: Do what's best for your client, don't take things personally - 04/17/10 06:47 PM
Anna Matsunaga- www.teammomentumrealestate.com 253 353 2662 One of the things I love about being a realtor is that almost always doing what is best for my client IS what is best for me. Working hard to promote my client's listing for instance almost always also gets me more clients for instance. Negotiating carefully to be sure my client is well cared for in a transaction makes it more likely it goes to closing and I get paid and so on. Once in a while however there are times where the best thing for the client is not the best

home: Natural pest control....or how to uninvite ants from your house. - 10/09/09 01:05 PM
From Anna Matsunaga, Team Momentum, Keller Williams Realty Tacoma www.teammomentumrealestate.com 253 353 2662 I have always been a fan of the natural way to do things and once I had kids well I kinda became a Nazi about it. So when we get unwelcome visitors..... I just don't want to poison the family too or our pets. I also worry about the environment....and with a baby just a few weeks old in the house I really don't want toxic anything anywhere nearby at all. Problem is the ants like alot of the same food we do..... So last time

home: Our rental home, lessons learned - 06/02/09 12:13 PM
From Anna Matsunaga, Team Momentum Keller Williams Realty 253 212 1252 www.teammomentumrealestate.com I am a firm believer that regardless of what happens good or bad that there are valuable lessons to be learned from everything. Well our rental home that just vacated is a good example. Our renter had been there just about 5 years. Good overall rental history, only late 3 times during the almost 5 years and always paid in the end. However there were issues towards the end. In the beginning there were two room mates, but one of them had a major stroke and ended up

From the Desk of Anna Matsunaga, Team Momentum, Keller Williams Realty Tacoma 253 212 1252- www.teammomentumrealestate.com Dear Clients and Friends: For many it feels like even though Spring is finally here seasonally, Winter has just begun personally and Spring is a long way off. As I call and talk with my clients I find that many of your friends have experienced job layoffs and hour reductions, and you are worried about it happening to your family. The Troubling News I am also hearing that many are seeing increases in their interest paid and monthly payments on debt they are carrying,

home: Staging & Redesign for Green Living - Paint Tips - 08/28/08 11:07 PM
I have been looking for paints that would fill the bill as far as low-voc, so excited that this list of paints is available! I do like more color than a beige though, especially here in Washington, we need color to offset the grey days! Via Karen Brown, MA, AHS: When suggesting to clients about repainting rooms for that clean and brighter view - suggest using paints that are eco-friendly. They should be low-VOC (volatile organic compounds) which do not emit off-gas and are low-odor during application. Your client can purchase them at Benjamin Moore, Sherwin-Williams, Duron Genesis, just to

home: How Our Team Was Born or Conceived @ Least...... - 08/23/08 03:59 PM
When I began real estate I must say it was only just a means to an end. I had been in a job that was pretty much killing me for about a year before I got my RE license. I sold advertising to Car Dealers in and around our Tacoma. The job was one with long long hours ( particularly Fridays as we met dead lines) I had a boss who let's just say will never be one of my favorite people and leave it at that. I was getting sicker and sicker and although the benefits ( medical) were a

home: The listing I would choose if I could only choose 1 would be....( see last post) - 08/21/08 01:52 AM
If you read my last post you already know a good discription of the 2 listings ( and if you did not please read it so this all makes sense)...What you don't know if WHY in the world I would choose the one with almost no chance of selling as it was too close to the foreclosure date AND had had animal sacrifices performed in it. So I will tell you why..... Advertising and marketing this listing did the following for me and my team.... #Introduced us to one investor who purchased 2 homes with us all cash with less than

home: A birth story....or how I sold a house while in labor and how a team was born. - 08/19/08 01:32 AM
The last few months of my 3rd pregnancy were difficult, as I had preterm labor and a 2 other kids and a business to run as well. So once I had safely passed 37 week mark I was determined to finish as much business as I could so that it would be ok to have a bit of time to rest after our new baby was born. So... when a client from California called to let me know they were flying up to see a house we had found them I agreed to show it to them. It was just

home: Short Sale alert!!! Brand new construction approx 2400 sf Rambler w/ media room - 08/16/08 04:57 PM
Up date on this property. It is now listed even lower, just under $300K. Much less than the owners paid to build. The lay out really works. It is a ways out which can be scary with gas prices, so here is what you need to know about that, it is just 9 minutes from Spanaway ( not far from Parkland) and under 15 minutes from one of the Military base gates. This is your chance to own a brand new rambler for less than it cost of construct it. It is an almost 2400

home: Called on the Carpet...... - 08/15/08 01:07 AM
Called on the Carpet Called on the Carpet...... Ramona Scarborough Today I called on the carpet stores in our area to find out what recommendations they might have for owners selling their homes or new owners wishing to replace carpet in a home they are buying. If you are selling your home, be sure not to throw in some cheap carpet that is not FHA approved or your home sale will not go through. Look at the back of the sample which will give you that information. Solid color carpet or one with a minor

home: A few reasons I talk clients out of doing a transaction...... - 08/11/08 11:20 AM
Ok, I know most people will think that a Realtor will always think it is a good time to buy or to sell, we make out living doing this right? However I often after consulting with people consult them right out of buying or selling and come up with a different possible answer often. Knowing the neighborhoods and market here in Tacoma well really helps us to do this Here are some of the times..... **Buying-- They are buying a home with out really feeling like this is "it" if they are going to owner occupy. I understand

home: North End 4 Square Beautiful, HUGE AND under Market too! - 07/31/08 08:36 PM
This house is on the North Slope, it has not just huge amounts of squarefootage. (over 3500 sf!) but also a huge huge garage with a separate address. It is located near everything and in a very desirable neighborhood. We have had calls asking what is wrong with it since the price is SO LOW and it was listed in the $700K range a year ago. Well first that price was over priced even then. 2ndly there are some issues with the house. You will have to choose your own appliances, since the house no longer has any of it's

home: South End Doll House on Dead End Street - 07/29/08 10:49 PM
Ok, have to say that this is one of my favorite listings right now. If I were currently shopping for houses and had to choose between the one I live in and this one both @ the same price I would choose this one over my own all day long. The house is about the same size as mine, but the lay out is better and it has a # of things that I don't have @ my house. Plus after living on a dead end and then living on a through Street, I have to say I miss the dead

Ok maybe I am old fashioned, maybe I was raised differently than most people, but some how I could live just fine with no TV and no Video games. ( no could not do with out internet, need that to do my job as a Realtor(r)..and I use a scanner and believe fax is a bit out dated so maybe I'm not so old fashioned after all.) However I grew up with out a Television and while it was interesting when I went to some one else's home, did not really miss it, my best friend did not have one

home: What is a " Short Sale"? - 07/19/08 01:06 AM
With all of the news about foreclosures in the news likely you have also heard the term " Short Sale". What is it? Put simply it is when a bank accepts less ( sometimes far less) than what the mortgage on a property is for a property. Why would a bank do that? Well, with values falling and many borrowers unable to make payments the banks ( who are not in the business of selling and holding properties) find themselves spending too much not only on foreclosing ( a process that may cost $40-50 grand for the bank or even

home: What are your walls saying? Chosing paint colors - 07/18/08 01:43 AM
What are Your Walls Saying? Are they shouting that your home was decorated in the sixties and never have changed since? Remember those walls that matched your green shag carpet? Does every room in your house rate a yawn in boring white? Paint as well as love "covers a multitude of sins," but it can also update the inside of your home. I consulted with the paint departments of two major home renovation stores to get information about what colors and combinations are most popular right now. Stark white gets a makeover in rich creams. Neutrals borrow from desert tones,
