short sale: Short sale buyers, things you should know. - 02/02/12 01:44 PM
From Anna Matsunaga, Team Momentum, Keller Williams Realty Tacoma 253-353-2662 www.teammomentumrealestate.com Here are some things you should know when you are considering purchasing a short sale. 1. The property is "As Is" that does not mean something is wrong with it. It does mean that the client does not have the money to make repairs. You may inspect for your own information, and there will be no negotiations over repairs. 2. Your offer must be accepted by both the seller AND the seller's Lien holder(s). Getting the seller's approval will likely be easy, getting lender approval will likely be

short sale: Client question..."Why do they call it a "short sale"?" - 08/27/08 10:35 AM
Yesterday I met with a client who is shopping for 2 homes and showed him a couple. Much of what we are looking at right now of course is a short sale or is bank owned. We have already made an offer on one house that is a short sale and we are waiting for approval of course.....he has waited a week already and no answer. I of course had told him already that it may take a month or even more before we know anything or even have an update..... Mind you this is a client who I have closed

short sale: Short Sale alert!!! Brand new construction approx 2400 sf Rambler w/ media room - 08/16/08 04:57 PM
Up date on this property. It is now listed even lower, just under $300K. Much less than the owners paid to build. The lay out really works. It is a ways out which can be scary with gas prices, so here is what you need to know about that, it is just 9 minutes from Spanaway ( not far from Parkland) and under 15 minutes from one of the Military base gates. This is your chance to own a brand new rambler for less than it cost of construct it. It is an almost 2400

short sale: This home owner was able to save her house we are so happy for her! - 08/15/08 09:38 AM
This home is no longer for sale, usually when a listing is canceled it is an unhappy reason, but this time, the home owner got to keep her home. Yes we worked hard to sell it, yes my client who processes the short sales worked and did not get paid, but it just feels so good to know that a family will be able to keep their home and we were part of it.... With out my client working with the bank, the home would have gone to auction, and because of the short sale negotiations the same deal we could

short sale: In foreclosure? What are some of your options? - 07/28/08 10:12 AM
If you are in foreclosure or know you may soon be, you need to have enough information to make a good decision. Problem is where do you turn? Part of the answer to this depends on your circumstances. First, do you want to stay or are you in over your head and really will have no way to save your home? If a temporary circumstance put you there you may be a good candidate for a loan modification or a forebearance agreement. These can be a life saver, but can also be very difficult as at time the

short sale: What is a " Short Sale"? - 07/19/08 01:06 AM
With all of the news about foreclosures in the news likely you have also heard the term " Short Sale". What is it? Put simply it is when a bank accepts less ( sometimes far less) than what the mortgage on a property is for a property. Why would a bank do that? Well, with values falling and many borrowers unable to make payments the banks ( who are not in the business of selling and holding properties) find themselves spending too much not only on foreclosing ( a process that may cost $40-50 grand for the bank or even
