What is the true level of inventory in Phoenix, The Shadow Inventory - 03/28/10 10:54 PM
Wow what a term, The Shadow inventory, What is it, In real terms it is the inventory of homes that are currently lender or other institution owned that are not et on the MLS.
I attended a event recently in Phoenix where one of the leading Realtors in our state stated that there was not "Shadow Inventory" how do you account for over 150 homes that have no utilities in a master planned community when only 10 are on the MLS?

According to Phoenix Business journal,  About half of the small to midsize retail shopping centers in metro Phoenix are in financial trouble, according to Marcus & Millichap's local office. According to David Wetta, director of Marcus & Millichap's national retail group, there are 1,753 retail properties in the Valley between 5,000 and 300,000 square feet. "Of that total, I estimate that 50 percent -- or about 876 -- are underwater. This may be promise of movement by bank of america but i feel that it is more window dressing.
In a significant move to address the foreclosure crisis, Bank of America said Wednesday that it will begin waiving some of the principal on certain troubled mortgages. The initiative will involve certain subprime and so-called option ARM loans, or option adjustable rate mortgages, as well as loans that were fixed for the first two years and then adjusted annually. Whats happening in the Phoenix Market - 03/28/10 09:37 PM

This information is gained form our MLS and is for the past 30 days ending 3.27.2010
The great information in this is that the amount of inventory has dropped to under 5 months.
This may be under pressure going forward as the auctions have picked up, Fannie is increasing inventory along with other banks and the tax credit is expiring.

Ethics, where are they, Dont put homes that are being foreclosed on in the rental market - 03/08/10 09:34 AM
This weekend i have been looking for a rental property in the Glendale, Peoria area of Phoenix.
I did my search and found about 15 homes that matched what i wanted and then went one step deeper, 5 of them are in foreclosure.
The agents knew this and still have them listed, what gives, what happens to treating all parties ethically and fairly, someone puts down deposits and moves in and nest thing the home is foreclosed, deposits are gone, the owner is nowhere to be found and your lease is not covered under the Obama plan.
