I have been following the news over the past few days and am somewhat worried, Indymac being taken over by the FDIC, Fannie and Freddie's worries and so on.

In the Phoenix market at this time I am seeing a lot of offers that are using FHA with a gift program using sellers funds to pay the downpayment and or closing costs.
Mostly this has been 3% to the closing costs and 3% to the downpayment.

Over the past few weeks i have been noticing that the pending sales have been increasing dramatically over previous months. is this just me hoping or is there actually a trend happening.
