While these must change from state to state, does your state or local area have a published "Buyers' Rights to Purchase Real Estate"? If so, this can be a great tool to use when you first meet with a Buyer client to both inform them and to establish a clear understanding between you and them about their level of awareness. If you ARE a prospective Buyer, ask your REALTOR if they have one of these for you to review.
