Why am I A REALTOR®... - 12/31/06 12:02 PM
Why am I a REALTOR®
I started thinking about this after reading a particularly negative  REALTOR®/NAR blog posted yesterday.
Anyway, why did I become a REALTOR®...well my broker told me I had to become one.  Very simple I had no choice.

So I did and I quickly became involved in the REALTOR® association and I saw the benefits of that association.  I like the fact that all REALTORS® have to abide by the same code of ethics...an even playing field, so to speak. I like the fact that I have a place to go to if I need help. I … (83 comments)

Are Buyers Really Liars? - 12/26/06 12:02 PM
Are buyers really liars? Or is it us...Do we really understand the importance of asking questions or better yet of asking the right questions?
Credit for this Blog topic goes to Tricia Jumonville , when she commented on my Dual Agency Life In The Fast Lane blog, it got me thinking and we started a discussion about whether or not Buyers are Liars?
I've had several experiences with buyers where the whole truth does not come out till later and sometimes that truth is a pretty important piece of the whole. When I was a new agent my Broker told me that … (39 comments)

Dual Agency Life in the Fast Lane - 12/22/06 05:03 PM
Dual Agency Life in the Fast Lane...whoa...gotta slow down a bit. Understanding what Disclosed Dual Agency is and is not is crucial in today's ever changing real estate market. In a previous blog I talked about Reasonable Care one of the Fiduciary Duties a REALTOR® owes to their clients.  I explained that the easiest way for me to memorize the fiduciary duties I owe my clients is this way...OLD CAR.

Memed..My 5 Secrets ...shhh don't tell anyone - 12/17/06 11:54 AM
I was memed by Carole Cohen .  When I found out about being memed  I thought what in the world could I tell people about myself that would be interesting and they might not already know about. With two profiles, one as a real estate agent and one as a real estate trainer, here on Active Rain I figure everything is pretty well out there. I'm going to have to combine those profiles somehow because I'm starting to feel a little schizo with 2 Me's running around. So I dug deep.
1. I arrived in the United States when I was … (28 comments)

Blogging 101 Pre-School Stupid Question! - 12/16/06 09:18 AM
Blogging 101 Pre-School Stupid Question...I am hoping someone can put me out of my misery!
Last night I wrote a blog about Reasonable Care and when I was done..hours later..(yes Barry, if you're reading this, I edited my voice) anyway when I was finally done I searched for the perfect graphic.
You all know that perfect graphics are very important!!! I have some pretty cool graphics that I use in some of my power point presentations..So I thought cool...I'd just copy them and insert them into my blog...well an hour later later no success. No matter what I did I could … (39 comments)

Greed and Stupidity Anyone? - 12/15/06 09:24 PM
Greed and Stupidity anyone?

That's pretty easy to serve up....Did you know that the number one reason Why agents get sued is as simple as Greed and Stupidity??

Did you know that the Fiduciary Duty of Consumer Care..or lack of consumer care can pretty well be defined by greed and stupidity.

Consumer Care...what does that really mean?  Pretty much anything and everything falls under the vast Umbrella of Consumer Care. Unfortunately it is one of the hardest to define..because it's reach is so broad and left open to interpretation.
Lets look at the the … (14 comments)

Let's Play Nice In The Sandbox - 12/13/06 04:03 PM
Today I taught or maybe I should say presented a workshop called REALTOR® Professional Guidelines.  This is a 3 hour continuing education credit course that I developed which is based on NAR's Pathway to Professionalism.  I refer to it as my "Let's Play Nice in the Sandbox" class!!!  New Hampshire requires 9 hours of ce (continuing education) to renew your real estate license.  So I know my attendees are not there because they want to listen to me speak but simply because they want the credit for their license re-newel and I'm the necessary evil standing between them and that goal.  … (22 comments)

Become an Expert by Building the Relationship..Realty Blogging Review # 5 - 12/09/06 07:12 PM
Differentiate yourself...and Become an Expert by building the RELATIONSHIP...that's what Blogging does for you...Yippee sounds Awesome!! (Realty Blogging Review # 5) written by a blogging newbie!
I am a little...well more like a lot... nervous about writing this review!!!
I'm still trying to find my blogging voice and the ladies who wrote the previous reviews all have such lovely voices.  But you know what...one very important thing that I have learned from this book is that you can speak from the Your Heart and use Your Inner voice as Mariana Wagner so eloquently wrote about in her review.
So while I'm still working on … (33 comments)

Does Our Code of Ethics make us LIARS??? - 12/06/06 03:08 PM
This has been bothering me all day...Does our Code of Ethics make us Liars??? Is that what it's telling us to do? A little background...I've been very active on Professional Standards for many years at a local and state level. I just completed a 3 year term on NAR's Professional Standards committee and have been re-appointed for another 3 year term...So I feel like I have a pretty good handle on this stuff. Article 1 Standard of Practice 1-15
Realtors®, in response to inquiries from buyers or cooperating brokers shall, with the sellers’ approval, disclose the existence of offers … (21 comments)

Active Rain Connecting Us Through the Rain Forest - 12/04/06 05:30 PM
I'm sure you've all heard the phrase "What a Small World it is" well let me tell what a small world it really is. I got a surprise phone call from Colleen Kulikowski     just to chat and offer her help if ever needed!  She could tell that I am a major newbie to blogging with a ton of questions!!! To say I was surprised would be an understatement.  Thank you so much Colleen for the very warm welcome. We ended up talking for nearly an hour...I know your thinking I'm going to say that we ended up being long … (17 comments)

How NOT to Negotiate an offer....Unbelievable! - 12/04/06 03:41 PM
This is Just Unbelievable!!!

Suzy a buyer’s agent, showed a co broke listing last Monday... she was pretty familiar with the house because her buyers had previously looked at it, made an offer and had a home inspection done but it ended up falling apart.

Meanwhile the listing expired, got foreclosed on, is now bank owned and put back on the market with a new firm.
The showing was at 11 a.m. on Monday and at 1 p.m. an offer was drawn up. Suzy called and spoke with the listing agent, Leslie.
Leslie … (42 comments)
