The best way to try and show you what the Hampstead NH real estate market is doing is to create an Absorption rate chart for you. Hampstead NH Absorption rate Oct 2008... not a pretty picture. Currently there is a 21.7 month supply of homes on the market. This is based on sold data with no price range or size restrictions. If you narrowed it down to a specific price point and size it would narrow significantly.

It’s May and in New Hampshire my grass is green and my flowers are starting to peek out. Yet last week I got an invite to an open house…the picture of the house had at least a half a foot of snow on the roof.
Yesterday I surfed the MLS and I noticed a listing that had recently expired, the listing photo had a few feet of snow on the ground. 
Another new listing has 2 photos repeated 3 times…so 8 photo spots used up in the MLS of the same two shots, another showed dishes and clutter on the counters. … (20 comments)

Everything and everybody is bursting with sunshine and activity...oh the joy of spring! I love it!
Not only is the weather cooperating but the NH real estate market is as well. Everyone I talk to reports the same thing...It's busy in NH.  Real Estate most definitely is local!!
And in my local area buyers are out there looking and buying real estate and sellers are pricing their homes to get them sold.
Interest rates are excellent, flowers are blooming and if you listen carefully you can hear the birds chirping with happiness. Spring has definitely sprung in NH!

We've recently created two listing blog sites for 2 of our listings.
http://www.17marilynparkdrive.com/ and http://www.39boulderdrive.com/ 
I'm pretty excited about them and our sellers are thrilled!
The first one took a long time to create as we are totally self taught aging baby boomer's.
I should clarify that Jay did the actual creating of the blogs... I just did the writing.
We wanted to use a blog format as  opposed to a static web site and so  we used a Wordpress.org platform which allowed us ample customizing.
We bought the URL's and had customized name rider signs made.

Last night we held our Spring Seller seminar.
We held it in our office at Prudential Verani REALTY in Hampstead. We have two good sized conference rooms and figured we might have 10 -12 people show up.
Our goal was to have everyone in one room with 6 presenters. We had planned light refreshments and thought a 2 hour time frame would be adequate.
The reality was that we had 18 people show up and had to split the presentation up into 2 rooms and the program ran closer to two and a half hours with people mingling and talking for another 30 … (14 comments)

When I was a little kid growing up in Salem New Hampshire there was a place called Mystery Hill Caves. Mystery Hill drew the attention of us kids in a magical scary way. We went out of our way to talk about or should I say invent scary Mystery hill stories. I loved the place and lived within walking distance.
Mystery Hill was known to be a cool maze of man-made chambers, walls and ceremonial meeting places. Ceremonial meeting places...sacrifice chambers is what we called them.

Hampstead, New Hampshire Lake front property owners win a giant battle against the town. In case you missed this piece of news, a yearlong battle regarding year round status was recently decided at the Rockingham County Superior Court.
The case involved a local couple trying to sell their shore front properties only to discover that the town of Hampstead had declared the properties as “seasonal”.

I’m pretty excited about the fact that my office manager Carol Souter was recently installed as President of the Granite State South Board of REALTORS.
While I understand 100% the time commitment involved in being president, I also know first hand because both Jay and I have been local board presidents, the benefits that come with that position. Not only benefits to the agents in my company but benefits to our clients and customers as well.

Jay and I are pretty excited about the fact that the company we work for, Prudential Verani Realty recognizes the power of the Internet. While the company is not totally into web 2.0 yet it is taking some big steps in that direction. They’ve announced some cool changes that will make our job much easier…I’m lovin these changes.

hampstead nh real estate: Prudential Verani 6th Annual Coat Drive...11 days left to reach goal! - 12/04/07 07:30 PM
 It’s mighty cold outside in New Hampshire and our 6th annual coat drive is well underway BUT we need more coats, hats and mittens to reach our goal. So far we’ve collected 6144 but we need to collect 10,000 and have a scant 11 days to pull it off!
Look at those totals...my office in Hampstead is really about 150 higher as we picked up some donations this weekend but we are sadly lacking.
Even the Epping office is doing better than Hampstead. Ouch! 
We can do it but with only your help!!!

The November New Hampshire Real Estate Market Trend Report was just released by the New Hampshire Association of REALTORS.
Peter Francese who is an extremely knowledgeable man, sees good reason to be thankful over all.
However in my market area Rockingham County, I can’t fully agree. He says that on average NH residential sales price is off less than one percent…again that is an average. 
I can tell you that in certain pockets of the state the list to sold price ratio is dramatic. The reality in the field is that many many agents in New Hampshire are feeling less than … (11 comments)

Tomorrow morning at 6:45 a.m. EST my plane leaves for Vegas. I'm excited and can't wait to get there. If you've never been to an NAR convention you don't know what you're missing.
This will be my 14th NAR convention but it will be my first one with a planned AR get together. So this convention will be extra special.
I'll be staying at the Venetian which is the head quarters hotel. Staying there will make it easy for me to attend my committee meeting Professional Standards and sit through the Professional Development committee (Eduction) as an observer. I lucked out … (7 comments)

Check out this very cool interactive Subprime map and find out how your area compares to the rest of the country in percentage of sub-prime loans.
You can click on your state and even your county to see how you rate.
I was surprised that the northern part of New Hampshire for example, in Coos County 40% of all mortgages are a sub prime mortgage. I think that is a high especially a opposed to Rockingham County where I live and real estate prices are much higher...only at 21%

Is there such a thing as blogging too much? Is less better? I've struggled with that question. This is my very belated 100th post celebration. I never thought I'd write 100 posts or have nearly 100,000 points. I'm a pretty slow blogger as it took me a year to get here.

We need your help!  Please check your closets...we need coats, hats, mittens, gloves and scarves!
It looks like it will be a cold winter in New Hampshire especially with the high cost of fuel.
It was mighty cold outside today and everyone needs to wear a coat to stay warm. Do you have one to spare..one you've outgrown or your children have?
Our 6th annual coat drive is well underway but our numbers are low and our goal is high.

This morning as I drove to Windham to teach the new member ethics orientation class for the Granite State South Board of REALTORS, I was pretty excited. Was it open? I kept wondering about the new 111 bypass.
It has been a project in the works for a few years and planned for many more.
Would it finally be open?
It was supposed to open on Monday but it wasn't.
When I left on Monday to go to Vermont I purposely drove that way so I could experience the new road...it wasn't open even though the newspaper said it would be. … (10 comments)

My good friend and fellow REALTOR Judy Tuscano is involved with the most incredible holiday event. 
This event is held yearly and always sells out. Judy recently posted about this years upcoming event on her blog.
The annual Ladies Victorian Christmas Tea will  be held at Grace Ministries in Brentwood, NH  on Dec. 7.
