I decided to film a little bit of Sunset Lake aka Washpond in Hampstead NH. I used my Kodak z18 for the first past of the video clip and then used my old Canon SD870 point & shoot when we turned around and drove from the opposite direction. I think you can clearly see the difference in the quality of the video. I had the camera mounted on my dashboard using the Panavise mount I bought and really like how steady it held my camera. On Tuesday I was in Rutland Vermont where I taught the Vermont Association of REALTORS full day Professional Standards workshop. The class offered seven hours of continuing education credit which 120 REALTORS took advantage of. Most of these REALTORS serve on the Professional Standards and Grievance committees and Board of Directors for various local boards. It was a great class! Vermont is a beautiful state and I was lucky enough that my hubby Jay was able to go with me so that we could enjoy a leisurely ride home the next day. The foliage was awesome and the whole state is

Tuesday I took the all day REBAC Auction course, again so I could be certified to teach it in NH. The test was a little harder than I expected but I think I did okay! After the class I went to the NAR Bloggers lounge over at the Omni Shoreham where I met fellow blogger Daniel Rothamel from TheRealEstateZebra.com. I had a blast talking with Daniel and Jay also joined us after he came back from the member director forum. We ended up doing did a live video stream from the Bloggers lounge. Could this happen to you??? Agent # 1 has customers who do not speak English thus creating some major language barriers. All paperwork and communications go through another couple who do speak English, they act as the interpreters/representatives...and they interpret all the information for the actual buyers. The Agent works with the buyers and their representatives whose names are Amil and Leticia Brooks...communications were very difficult but she provided them with the required agency disclosures and buyer agency agreements. She also gave them blank copies of a Purchase and Sales agreement so they could get familiar with the terms of the

Hampstead New Hampshire is called a picture perfect community by many. It's location is what attracted us many years ago, close to Boston yet a million miles away in lifestyle. I used to be an avid skier and living here made that so very possible...when my kids were younger I took them skiing often. Transfer of Title... Is a closing date...date of transfer...date of conveyance, what ever you might call it in your area, an important piece of the purchase agreement? Last week I showed a house...a nice house everything my buyer client was looking for. This listing was showing active in MLS with a kick...meaning it had a 48 hour kick out clause. This is a fairly common contingency in our area which is used when a seller has accepted an offer from a buyer who must sell their present residence to buy. One time during a showing a well meaning listing agent started promoting the virtues of a home by keying in on the how wonderful the neighborhood was, full of children and spoke of all the family events that the neighborhood sponsors. My clients the buyers were your classic D.I.N.C.’s…no offense intended. For those that are clueless as to what DINCs are, it means Double Income No Children…actually it’s No Kids but I didn’t want to write that kind of DIN* here.
