monika mcgillicuddy nh real estate training: NH Quick Start Agent Training... - 11/03/07 10:29 AM
It's been a pretty exciting week for me. Not only did we have 2 closings but I taught an excellent 4 day class!!!
I taught the four day NH Quick Start Agent Training program. We had 16 REALTORS attending from all over NH and even Vermont. It really was the perfect size class for the workshop and location, especially since the room only holds twenty. This also allowed us plenty of space and time for group work and interaction.
Not only do we learn from the instructor but the sharing of information and experience from the participants is priceless. Particularly in this … (4 comments)

monika mcgillicuddy nh real estate training: Horrifying Luck??? - 08/26/07 10:27 AM
I got  this youtube video from a friend of mine who is an avid biker.
The guy in the video sure had some incredible luck and that someone actually got it on video...Wow!
Make sure you click on the button furtherest to the right to make the video play in full screen.  Can you imagine being this biker??  Must have been very intense as you can see him lower his head down to his handlebars at the very last second.
Check it out....it really defines horrifying luck!!!!

monika mcgillicuddy nh real estate training: Prices Stable-Inventory Up...Yeah Baby! - 08/10/07 08:53 PM
In case you missed it the New Hampshire Association of REALTORS recently released the following press release.
While I agree that prices seem to have stabilized somewhat, the message has not reached the ears of home buyers yet.
We need to spread the message.
The message that NHAR president Bonnie Guevin is promoting is so true, New Hampshire home buyers do have choices and it is a great time to be a New Hampshire home buyer.
Inventory is up big time in my little town of Hampstead NH.
Hampstead alone has 95 listings currently on the market, which is a lot for … (13 comments)

monika mcgillicuddy nh real estate training: Active Rainers You ROCK!! - 03/09/07 09:04 PM
I'm so excited!!!! Thank you all for your well wishes! I received phone calls and e-mails from so many Active Rainier's all wishing me well on my first class being held at my new real estate training center.
My class went exceptionally well! I had a terrific turn out and all my comment sheets were excellent!
It was exciting and nerve wracking at the same time. The class I taught was a new class...one I had developed and got approved for continuing education but I had not taught it before...So this was an unveiling of a new class and a new … (13 comments)

monika mcgillicuddy nh real estate training: Monica and the floppy disk!!! - 03/01/07 09:52 PM
I'm feeling nostalgic...don't really know why but I am.
I've been a real estate professional for 22 years now.  I've been through many ups and downs...good markets and bad ones....been there... done that and got the T- shirt!
Over the years I've seen many agents come and go...the lure of "easy" money and then the reality of having to really work hard to earn that easy money sets in and poof their gone! Years ago I once trained an agent who after sitting through 2 weeks of our company's new agent training program thought he knew it all. I thought to … (31 comments)

monika mcgillicuddy nh real estate training: Biker Chick...A Polished Professional - 01/05/07 04:20 PM
I pulled up to the house I was showing about 10 minutes early. It was a pretty mild day here in NH and I noticed a big shiny Harley boldly parked in the middle of the drive. I got out of the car to stretch and enjoy a rare warm 55 degree January day...unusual temps for us!  As I did so a woman came out of the garage and approached me. I asked her if I was blocking her in...since I wasn't expecting a co-broker to show up I assumed she was the seller and would be leaving."Nope" she said. She was … (89 comments)

monika mcgillicuddy nh real estate training: Why am I A REALTORĀ®... - 12/31/06 12:02 PM
Why am I a REALTOR®
I started thinking about this after reading a particularly negative  REALTOR®/NAR blog posted yesterday.
Anyway, why did I become a REALTOR®...well my broker told me I had to become one.  Very simple I had no choice.

So I did and I quickly became involved in the REALTOR® association and I saw the benefits of that association.  I like the fact that all REALTORS® have to abide by the same code of ethics...an even playing field, so to speak. I like the fact that I have a place to go to if I need help. I … (83 comments)

monika mcgillicuddy nh real estate training: Dual Agency Life in the Fast Lane - 12/22/06 05:03 PM
Dual Agency Life in the Fast Lane...whoa...gotta slow down a bit. Understanding what Disclosed Dual Agency is and is not is crucial in today's ever changing real estate market. In a previous blog I talked about Reasonable Care one of the Fiduciary Duties a REALTOR® owes to their clients.  I explained that the easiest way for me to memorize the fiduciary duties I owe my clients is this way...OLD CAR.

monika mcgillicuddy nh real estate training: Memed..My 5 Secrets ...shhh don't tell anyone - 12/17/06 11:54 AM
I was memed by Carole Cohen .  When I found out about being memed  I thought what in the world could I tell people about myself that would be interesting and they might not already know about. With two profiles, one as a real estate agent and one as a real estate trainer, here on Active Rain I figure everything is pretty well out there. I'm going to have to combine those profiles somehow because I'm starting to feel a little schizo with 2 Me's running around. So I dug deep.
1. I arrived in the United States when I was … (28 comments)

monika mcgillicuddy nh real estate training: Dirty Little Secrets of Contract Confidentiality - 11/26/06 11:03 AM
Do you think that the purchase agreement /offer to purchase that you just wrote on your buyers behalf for their dream home is being kept confidential…

If you answer Yes…think again because in New Hampshire it MIGHT not be.

REALTORS® have an obligation Ethically to disclose to their  buyer clients the fact that their offer may not be kept confidential and yes I am talking about the terms…i.e. offering price and or conditions…financing, deposit ,closing date all of which  MAY be released by the seller to competing buyers in hopes of getting a better /higher offer.

monika mcgillicuddy nh real estate training: REALTOR COE Changes - 11/21/06 09:26 AM
REALTOR Code of Ethics Changes for 2007.
A number of new professional standards changes were approved at the National Association of REALTORS annual convention in New Orleans. Additions and changes were made to Articles 12, 15 and 17.
Two new case interpretations were added for Article 6, one for Article 12, a white paper explaining why hearing panels decision do not include rationales and several forms were also revised.

While The Two most important changes were to Article 12, I have included all the changes…even the little ones that as I think all REALTORS should be aware of, especially if you like … (8 comments)
