If so this is the perfect start to earning more. I love having my GRI designation as it is one of the NAR designations that you DO NOT need to keep paying to keep.... Once you earn it- it's yours for as long as you are a REALTOR! The year’s first course on the path to a Graduate REALTOR® Institute (GRI) designation, GRI 103, is scheduled for Tuesday and Wednesday, April 17-18th and there is still room

monika mcgillicuddy real estate training: How Good are your referrals? - 09/07/07 09:10 PM
Do you know? Do you really know how good the people are...that you refer to others? My company Prudential Verani Realty is good size with 10 branch offices. Frequently the agents send out company wide e-mails asking for a referrals from anything from a Handy Man to a Mover. Typically the response is immediate as we all like to help each other out. The agent requesting the information will then compile a vendor list and distribute that list to their clients and fellow agents. I've always felt uncomfortable making referrals as I know everyone has different expectations and people don't always

monika mcgillicuddy real estate training: 40,000 Jobs lost...the other side of the coin! - 09/02/07 11:11 AM
This is the flip side of all the mortgage sub prime mess. 40,000 jobs of those affiliated with the real estate finance industry have been lost in recent months throughout New England according to the Foster's Daily Democrat Friday edition (I'm a bit late reading it)! I know the Mortgage industry is hard hit with all this but 40,000 jobs in the New England area alone??? I think that's a huge number and I'm afraid there will be more. The impact is huge and the Mortgage Bankers and Brokers Association of New Hampshire (MBBA-NH), along with other New England mortgage bankers associations, are

monika mcgillicuddy real estate training: Full Moon Rising - 09/01/07 08:28 AM
Sometimes I think we forget just how incredibly beautiful our little part of the world is. Have you ever seen the full moon rising over the ocean? Seen the incredible moon beam reflecting over the water? Recently we drove up to Wells Maine to meet up with our friends Bill and Nada Marth. They were on their way home from Bar Harbor Maine and decided on an overnight in Wells. We had an early dinner at Billy’s Chowder House, a favorite of theirs and while we knew it was a full moon we never expected to see what we saw. Timing

monika mcgillicuddy real estate training: Zip Skinny - 08/31/07 12:10 PM
Have you seen this site? It has probably been around awhile but I just got an e-mail about it and I didn't even know it existed. I thought it pretty interesting and helpful but I'm not sure how accurate it is. Try it out by putting in your own zip code and the surrounding towns to see how it compares. I did mine and my town information looked pretty accurate. monika mcgillicuddy real estate training: Flat Matt and Anna Banana - 08/30/07 08:21 AM
Flat Matt and Anna Banana experience camping... albeit for a short time!!! Ann Cummings and her honey Bear, brought Active Rain's Flat Matt to Salisbury State Beach Reservation Camp Ground to visit us recently. Jay and I were deeply honored to have Flat Matt visit our humble home on wheels and I was a nervous hostess as I really wanted Flatt Matt's 1st New England camping experience to be exceptional. Flat Matt took a little walkabout checking out some camp sites and the very pretty campground beach. He seemed to enjoy himself very much even though his goofy expression never changed much! monika mcgillicuddy real estate training: Try the garage out for size? - 02/01/07 06:19 PM
What do you do at a final walk through? In New Hampshire traditionally we have a final walk though prior to closing on a home. Many times this walk through happens before the house is empty and sometimes even during the confusion of the movers hauling furniture out. Typically we have 48 hours prior to closing to have a satisfactory final walk through and it is always referenced in the purchase contract. This particular home was due to close on a Friday afternoon and the walk through was scheduled right before the closing. "At the final walk through everything looked good. All furnishings

monika mcgillicuddy real estate training: Some Pretty Stupid Agents - 01/19/07 06:13 PM
Some Pretty stupid agents out there...and I've met them!Last week I wrote a Blog Called " So what's a closing date anyway" it was about a home I showed that was under purchase agreement with a 48 hour kick out clause. This listing was active in MLS but with a contract and was listed as continue to show due to the kick out clause …which means that the seller had accepted an offer from a buyer who had a home sale contingency. My buyer did not have a home sale contingency and they could close fairly fast. I had been assured

monika mcgillicuddy real estate training: Blogging 101 Pre-School Stupid Question! - 12/16/06 09:18 AM
Blogging 101 Pre-School Stupid Question...I am hoping someone can put me out of my misery! Last night I wrote a blog about Reasonable Care and when I was done..hours later..(yes Barry, if you're reading this, I edited my voice) anyway when I was finally done I searched for the perfect graphic. You all know that perfect graphics are very important!!! I have some pretty cool graphics that I use in some of my power point presentations..So I thought cool...I'd just copy them and insert them into my blog...well an hour later later no success. No matter what I did I could

monika mcgillicuddy real estate training: Greed and Stupidity Anyone? - 12/15/06 09:24 PM
Greed and Stupidity anyone? That's pretty easy to serve up....Did you know that the number one reason Why agents get sued is as simple as Greed and Stupidity?? Did you know that the Fiduciary Duty of Consumer Care..or lack of consumer care can pretty well be defined by greed and stupidity. Consumer Care...what does that really mean? Pretty much anything and everything falls under the vast Umbrella of Consumer Care. Unfortunately it is one of the hardest to define..because it's reach is so broad and left open to interpretation. Lets look at the the

Differentiate yourself...and Become an Expert by building the RELATIONSHIP...that's what Blogging does for you...Yippee sounds Awesome!! (Realty Blogging Review # 5) written by a blogging newbie! I am a little...well more like a lot... nervous about writing this review!!! I'm still trying to find my blogging voice and the ladies who wrote the previous reviews all have such lovely voices. But you know what...one very important thing that I have learned from this book is that you can speak from the Your Heart and use Your Inner voice as Mariana Wagner so eloquently wrote about in her review. So while I'm still working on

monika mcgillicuddy real estate training: How NOT to Negotiate an offer....Unbelievable! - 12/04/06 03:41 PM
This is Just Unbelievable!!! Suzy a buyer’s agent, showed a co broke listing last Monday... she was pretty familiar with the house because her buyers had previously looked at it, made an offer and had a home inspection done but it ended up falling apart. Meanwhile the listing expired, got foreclosed on, is now bank owned and put back on the market with a new firm. The showing was at 11 a.m. on Monday and at 1 p.m. an offer was drawn up. Suzy called and spoke with the listing agent, Leslie. Leslie

monika mcgillicuddy real estate training: Whose Time Are You wasting??? - 11/07/06 04:09 PM
Whose time are you wasting??? I stumbled across a blog written by Taiane Gregorio titled How many homes should I look before I buy? And it got me thinking. Just how many homes does the average buyer look at before they buy? So I looked it up and found out. Typically in the Northeast they looked at 8 homes, in the Midwest they looked 11 homes, down south and out west they looked at 9 homes. I also found out courtesy of NAR based on the ‘05 Profile of Home Buyers and Sellers (06 will be out any day) just how long the

monika mcgillicuddy real estate training: Why You Should Use A REALTORĀ® - 11/06/06 06:52 PM
From the National Association of REALTORS® website. Why You Should Use A REALTOR®??? 1. Your REALTOR® can help you determine your buying power -- that is, your financial reserves plus your borrowing capacity. If you give a REALTOR® some basic information about your available savings, income and current debt, he or she can refer you to lenders best qualified to help you. Most lenders -- banks and mortgage companies -- offer limited choices. 2. Your REALTOR® has many resources to assist you in your home search. Sometimes the property you are seeking is available but not actively advertised in the market, and it will
