Seabrook Beach A Hidden Gem I love stopping by Seabrrok beach on my way home from the office. I  love how pretty the beach is and could just walk there for hours at low tide. I love walking under the Hampton Bridge and walking along the "ocean" side of the beach.

How lucky are we that we live in a free nation, a beautiful country called the United States of America and that all of us have places in our own little piece of this world that area special to us. Places where we can think, find peace and just plain enjoy. This little spot along the side of the road in Rye New Hampshire is such a place for me.

One of the great things about living in New England is our Fall Foliage.
This year with all the rain we’ve had I bet we’ll get some deep vibrant colors.
I love riding around and looking at all the pretty fall colors and all the homes all decked out. This home in Hampstead NH always makes me smile when I drive by it. It is just gorgeous! I bet it's just as pretty inside...maybe someday I'll get to see it.
Fall is special here and all across the great state of New Hampshire people are planning their fall tours.

I love Lupines!
I especially love seeing them grow naturally along our wonderful New Hampshire coastline.
I love the vibrant colors and how they just frame and complete any picture I take with them in it.
They just leave me with such a peaceful feeling!
New Hampshire also loves Lupines and what better way to enjoy them then to visit the annual Fields of Lupines festival being held in several towns throughout the next two weekends.
This is a perfect summer event that allows you to enjoy New Hampshire living at it's finest!

*Updated* Dual Agency Consent Agreement. 
The New Hampshire Association has made some crucial changes to their Dual Agency Consent Agreement  to reflect the required Rule changes that the New Hampshire Real Estate made. 
Rule change go into effect on May, 1 2007. Changes to the consent agreement are linked to a PDF form with changes highlighted courtesy of NHAR. 
Dual Agency Informed Consent Agreement 
Changes Include: 
Addresses of parties and Agency added [per 404.04(k)(3)].
New section 4 listing disclosed dual agent’s duties [per 404.04(k)(4) – excerpted from RSA 331-A:25-d II]

                     Dual Agency Rule change effective May 1 2007 The New Hampshire Real Estate Commission recently approved rule changes that go into effect on May 1 2007.  These changes now bring the Rules (REA) in line with the Law and as some of you know changes to the law (RSA) 331-A:25-d Disclosed Dual Agent;Duties were approved in 2005 and since that time the "Rules" really didn't make any sense. Many agents seem to be a little confused by the difference between RSA's (Laws) and the REA's (Rules)...what is what...and which one do you listen to? Now that won't be a problem … (32 comments)

"There are dead animals down there"   Oh my!!! How does this happen?? Yesterday I showed another Old Empty Neglected House...I was pretty apprehensive after what happened last week during a showing with this same client! Of course I had to put up with a fair amount of jokes...Like my client saying he was bringing a cat! I know it won't make sense unless you read my other post about that showing but needless to say I really didn't find it amusing! This has been bothering me all day...Does our Code of Ethics make us Liars??? Is that what it's telling us to do? A little background...I've been very active on Professional Standards for many years at a local and state level. I just completed a 3 year term on NAR's Professional Standards committee and have been re-appointed for another 3 year term...So I feel like I have a pretty good handle on this stuff. Article 1 Standard of Practice 1-15
