Holidays in Chester New Hampshire...a very special time of year. 
Three Non-Profit organizations in Chester have pulled together to once again bring you a fun filled festive afternoon guaranteed to get you in the holiday mood.
The Holiday in the Village will take place Saturday December 1st.
Christmas in the Village begins at 9:00 am at the Congregational Baptist Church Vestry and will feature craft tables selling holiday decor, handbags, candles and much more.

Maybe not in New Hampshire! 
A New Hampshire law maker has filed paperwork for a bill that would make it illegal to type a text message and type on a laptop computer while driving your car. When I read this I immediately had to agree and wondered what took so long. Have you ever tried to text while driving? I really hate to admit it but I have and it is not something that anyone should do. No matter how well you can work your thumbs !

I read an interesting article in the newspaper today. Yes I did say newspaper and my fingers are smudged black to prove it.
It was kind of ironic as the article was all about saving paper and trees and how web communications can save big money for school districts. 
When I read the numbers I near fell off my chair...One district in Massachusetts with about 6,100 students was spending $72,623  year sending notices and newsletters home to parents.
$72,623 ...producing 21 tons of paper and eating up about 50 trees!
I'm no tree hugger but that really made me want to be one.

Today was a beautiful fall day in New England perfect for exploring and discovering new places.
Jay and I had errands to run and a new construction home to photograph today.
On the way home we drove by Zorvino Vineyards in Sandown New Hampshire.
It was perfect timing for us as I had been driving by this place for months and my curiosity finally got the better of me. 
From the road all you see is the sign and a long gravel drive. I had no clue what lay hidden from view up that driveway.

In case you missed it the New Hampshire Association of REALTORS recently released the following press release.
While I agree that prices seem to have stabilized somewhat, the message has not reached the ears of home buyers yet.
We need to spread the message.
The message that NHAR president Bonnie Guevin is promoting is so true, New Hampshire home buyers do have choices and it is a great time to be a New Hampshire home buyer.
Inventory is up big time in my little town of Hampstead NH.

We've been on vacation for the last two weeks.
When I say vacation please understand that during that time we both worked every day albeit from a distance.
I negotiated a contract, searched for homes, gave listing updates,e-mailed my e-leads, picked up 6 new e-leads, set up showing appointments... all while being hundreds of miles from my home and office.
Thank god for E-fax, WiFi, lap tops and small printers! 
 While I limited my blogging time severely I did pop in and check Active Rain every-once in awhile.

 When preparing a Comparative Market Analysis, CMA, recently I was trying to determine a good listing price. It's not an easy job!
I had to put more weight on the "on markets" than the "sold" comps.
Traditionally real estate agents are taught to put more weight on the "solds" when trying to establish a property value. 
After all, the "solds" tell us an important story. They tell us what a property actually sold for!
Not the pie in sky hopes that the listed price usually indicates but what a buyer actually paid. Very important data for sure. And in the old days … (51 comments)

Such an ugly word isn't it? 
Maybe I've been sheltered but I've never really felt that word before nor have I used it. HATE is such a strong lonely word...thinking about it makes me incredibly sad.
Today for the first time in my life I "felt" hate.  Hard, Cold, Ugly, Hate and it made me more than sad, it made me mad and it brought me to tears.

Could this happen to you??? Agent # 1 has customers who do not speak English thus creating some major language barriers.  All paperwork and communications go through another couple who do speak English, they act as the interpreters/representatives...and they interpret all the information for the actual buyers.  The Agent works with the buyers and their representatives whose names are Amil and Leticia Brooks...communications were very difficult but she provided them with the required agency disclosures and buyer agency agreements. 
She also gave them blank copies of a Purchase and Sales agreement so they could get familiar with the terms of the … (53 comments)

Hampstead New Hampshire is called a picture perfect community by many. It's location is what attracted us many years ago, close to Boston yet a million miles away in lifestyle. I used to be an avid skier and living here made that so very possible...when my kids were younger I took them skiing often. Transfer of Title... Is a closing date...date of transfer...date of conveyance, what ever you might call it in your area, an important piece of the purchase agreement? Last week I showed a house...a nice house everything my buyer client was looking for. This listing was showing active in MLS with a kick...meaning it had a 48 hour kick out clause. This is a fairly common contingency in our area which is used when a seller has accepted an offer from a buyer who must sell their present residence to buy. Are buyers really liars? Or is it us...Do we really understand the importance of asking questions or better yet of asking the right questions?
