nh real estate training: New Hampshire the Beautiful - 01/17/08 09:22 PM
Tuesday I got up very early and drove to Conway New Hampshire where I was the guest speaker for the White Mountain Board of REALTORS. I presented my class called Consumer Centric Market, which is all about web 2.0 and how to reach the Net Generation. The program went real well, I could see the excitement in the crowd and the feed back has all been fantastic. You know you've succeeded when participants take the time to contact you after a class and tell you how much they enjoyed it. It's always nice to hear positive feedback. One agent Meghan Simone

nh real estate training: Caution...No designated Agency in New Hampshire yet - 10/17/07 06:20 PM
But we’re getting closer… Today with a standing room only crowd the New Hampshire Association of REALTORS board of directors voted to pass the recommended proposed Designated Agency legislation with some added language presented by the Exclusive Buyer agents. The language added appears in Italics below. XII. Dual agency does not occur in firms that represent buyers only who have appointed designated buyers’ agents, or firms that represent sellers only who have appointed designated sellers’ agents within the firm. It passed with hardly a whimper as a jammed room of state directors and visitors alike listened to a brief presentation and

nh real estate training: Designated Agency in New Hampshire - 10/10/07 07:00 PM
Are you curious what Designated Agency will look like in New Hampshire? Recently I wrote about the fact that on Wednesday Oct 17, the board of Directors of the New Hampshire Association of REALTORS will meet to vote on recommended proposed legislation which would if passed, pave the way for allowing NH REALTORS to act as Designated Agents or Facilitators. Many agents no matter what level of experience, are confused about what Designated Agency really means and how it would shake out IF it gets approved in New Hampshire. This is an important step and all of us should be informed

nh real estate training: A bird in the hand - 07/13/07 02:51 PM
Is a Bird in the Hand better than Two in the Bush? The answer is yes! This is a cautionary tale for all home sellers. Times have changed, the market is no longer a Sellers market. I know you all know that, have heard it on the news, read the articles in the papers...all the doom and gloom but even so many sellers are acting as if it is still a sellers market. As if willing it will make it so! So are many real estate agents! I'm all for being optimistic and positive but I'm also realistic. And REALISTIC is where

nh real estate training: Beware they're Scamming your listings - 07/11/07 05:34 PM
Beware the Scam artist... One of the agents in my company got this inquiry about one of her listings today. The age old scam artists are now targeting real estate agents. I think our on-line marketing is reaching a much broader audience than we thought...or wanted. Poor scam artist Sara Bissett...she just wants the extra money for an airline ticket so she can move in! Yeah right!!! I sure hope no overly eager agent falls for this! I know we all need sales but this is just a BIG SCAM! Thank you for sharing the e-mail. ************************************************************ From: An agent in my offece Sent:

nh real estate training: It's Offical I'm an ABR and SRES Instructor! - 07/07/07 12:47 PM
As some of you know I've been working my way through the instructor certification process required by REBAC to become an ABR and SRES instructor. It took a while but I have completed both the required one day course in DC and the two day course in St Louis and the dreaded tests. Thankfully I passed both tests and now I'm finally "certified"...YIPPEE! ABR and SRES are both National Association of REALTORS designations. They are multi-day courses and are offered across the country. I'm very willing to travel and my rates are great...so keep me in mind if you're looking for

nh real estate training: Attention NH Real Estate Agents...Important Information! - 06/21/07 10:21 PM
FAQ on the NEW Agency / Non-Agency Disclosure Form As many of you know, recently the New Hampshire Real Estate Commission made changes to their Rules and Regulations. They updated the 1. Listing agreements, you click here to see the changes>>>Listing agreement changes 2. Buyer Agency agreements>>>Buyer Agency Contract 3. Dual Agency Consent agreement>>>Dual Agency The changes are an attempt to bring the Rules in line with the Law and the way we practice Agency in New Hampshire. The commission also required that we ALL use only ONE agency disclosure form. One that the commission created and has approved. That means...We no longer can use

nh real estate training: Active Rain-NAR and Stagers...How cool. - 06/18/07 07:08 PM
I thought this was so cool, I'm not sure if anyone posted about it but if they did I missed it. I am a regular visitor to the NAR's website REALTOR.org . I like it because I usually can find lots of good information there and it's all free for me to use. Plus I really like to get as much bang as I can out of my dues dollars. Today while surfing the site I was checking out seller tips and Home staging. I think in this market staging is becoming all the more important and I wanted to see

nh real estate training: So you think you're alone now... - 06/13/07 05:35 PM
Sometimes I hear stories that just leave me wondering. A listing agent met a Co-broker and her clients at her listing to do a showing. During the showing it was readily apparent that the home did not meet the buyers needs. While standing in the kitchen talking about the home the listing agent mentioned another listing that she had just listed. One that she thought would better suit the buyers. The home was in excellent condition was priced competitively and had everything the buyers seemed to be looking for. She suggested that they go take a look at it as it was easy

After a few mishaps getting to DC I'm happy that I can report that on Thursday May 17th I attended my NAR Professional Standards committee meeting. I love being on this committee and am in the second year of my second 3 year term. After 4 years the newness has worn off but this year I was really looking forward to this meeting as I knew Blogs would be discussed. The first part of the meeting is the Professional Standards Forum, the forum allows all REALTOR members to bring up their concerns about the code and the enforcement process as well

nh real estate training: Flag Man Found - 04/29/07 11:38 AM
Friday was a pretty emotional day for me. The guy with the flag and his wife Pamela, who just happens to be a real estate agent in Massachusetts, came to Hampstead New Hampshire to meet me. If you haven't read my story about when Hate came to Hampstead please take a few moments and read it so that this will make sense to you. Our meeting was recorded by the Union Leader Newspaper which is the largest newspaper in NH. They also interviewed me last week about my original Hate post and I posted about that experience on my blog. Over this

nh real estate training: Dead Animals Included? - 01/28/07 10:41 AM
"There are dead animals down there" Oh my!!! How does this happen?? Yesterday I showed another Old Empty Neglected House...I was pretty apprehensive after what happened last week during a showing with this same client! Of course I had to put up with a fair amount of jokes...Like my client saying he was bringing a cat! I know it won't make sense unless you read my other post about that showing but needless to say I really didn't find it amusing! This home is also very old, has 4 bedrooms, attached garage,an outbuilding and sits on a little over 6 acres of

nh real estate training: Find an Audience and Obey the On-Line Rules of the Road - 01/26/07 08:10 PM
Find your audience...and obey the Online Rules of the Road Review #5 Of The Weblog Handbook by Rebecca Blood Chapter 5 starts with how to go about Finding an audience. I was pretty excited about reading this chapter as I think many new bloggers and even experienced bloggers can relate to this....we all want to be heard ...or better yet be read and understood...feel like we're connecting. Somehow knowing someone is listening validates us as bloggers...it's human nature I think to measure ourselves against the praise or acceptance we receive from others. Blogging is the perfect platform to achieve that. Chapter
