Jay and I are pretty excited about the fact that the company we work for, Prudential Verani Realty recognizes the power of the Internet. While the company is not totally into web 2.0 yet it is taking some big steps in that direction. They’ve announced some cool changes that will make our job much easier…I’m lovin these changes.

Recently our company Prudential Verani Realty participated in the  Extreme Makeover of a home for a Manchester New Hampshire family.
Jay and I had volunteered to help out in whatever way we could but then a family accident kept us away.
Prudential Verani and many of our agents, including fellow Active Rain member Judy Tuscano, worked the phones and whatever else needed to be done so that the contractor, R.J.Moreau and over 1,400 volunteers could work their magic.
Many of the Volunteers were REALTORS, not only from my company Prudential Verani but from all over the state!

Santa Claus is coming to Danville New Hampshire...today!
Come one and all to the annual Tree Lighting Celebration to be held today, Saturday, November 24, 2007 at 4:00 in the center of town.
Gather up your children and let them be a part of this wonderful memory making event and don't forget...have them bring an ornament to help trim the town tree.
Dress warm as it's cold outside but hot beverages will be available for all the children who visit.  The lights will be turned on at dusk and what a sight it will be.

A title they proudly held in 2003!
Last years event drew a record crowd of 80,000 people but alas many came without a jack-o-lantern. While the town was bustling with all the activity ...the title went to Boston!
Boston's total came to 30,128 lit jack-o-lanterns, beating out Keene's 2003 record of 28,952.

Do you know? Do you really know how good the people are...that you refer to others?
My company Prudential Verani Realty is good size with 10 branch offices. Frequently the agents send out company wide e-mails asking for a referrals from anything from a Handy Man to a Mover. Typically the response is immediate as we all like to help each other out.
The agent requesting the information will then compile a vendor list and distribute that list to their clients and fellow agents.
I've always felt uncomfortable making referrals as I know everyone has different expectations and people don't always … (25 comments)

This is the flip side of all the mortgage sub prime mess.
40,000 jobs of those affiliated with the real estate finance industry have been lost in recent months throughout New England according to the Foster's Daily Democrat Friday edition (I'm a bit late reading it)!
I know the Mortgage industry is hard hit with all this but 40,000 jobs in the New England area alone???
I think that's a huge number and I'm afraid there will be more.

I've been a real estate professional for 22 years now.  I've been through many ups and downs...good markets and bad ones....been there... done that and got the T- shirt!
Over the years I've seen many agents come and go...the lure of "easy" money and then the reality of having to really work hard to earn that easy money sets in and poof their gone! Could this happen to you??? Agent # 1 has customers who do not speak English thus creating some major language barriers.  All paperwork and communications go through another couple who do speak English, they act as the interpreters/representatives...and they interpret all the information for the actual buyers.  The Agent works with the buyers and their representatives whose names are Amil and Leticia Brooks...communications were very difficult but she provided them with the required agency disclosures and buyer agency agreements. 
She also gave them blank copies of a Purchase and Sales agreement so they could get familiar with the terms of the … (53 comments)

Kingston is a pretty little town with a rich history. Long famous for being the home town of Dr. Josiah Bartlett, one of the signers of the Declaration of Independence. Those of you that watch  The West Wing will recognize the name as the fictional U.S. president.

What do you do at a final walk through?In New Hampshire traditionally we have a final walk though prior to closing on a home. Many times this walk through happens before the house is empty and sometimes even during the confusion of the movers hauling furniture out.
Typically we have 48 hours prior to closing to have a satisfactory final walk through and it is always referenced in the purchase contract.
This particular home was due to close on a Friday afternoon and the walk through was scheduled right before the closing.

Some Pretty stupid agents out there...and I've met them!Last week I wrote a Blog Called " So what's a closing date anyway" it was about a home I showed that was under purchase agreement with a 48 hour kick out clause.  This listing was active in MLS but with a contract and was listed as continue to show due to the kick out clause …which means that the seller had accepted an offer from a buyer who had a home sale contingency. That's pretty easy to serve up....Did you know that the number one reason Why agents get sued is as simple as Greed and Stupidity??

Did you know that the Fiduciary Duty of Consumer Care..or lack of consumer care can pretty well be defined by greed and stupidity.
 
Consumer Care...what does that really mean?  Pretty much anything and everything falls under the vast Umbrella of Consumer Care. Unfortunately it is one of the hardest to define..because it's reach is so broad and left open to interpretation.
