In Los Angeles, I have had many people ask me: "So I would like to buy a foreclosure." No one really wants to buy a short sale but usually when someone says they want to buy a foreclosure that's what they mean.
Here is a quick cheat sheet for all of you foreclosure buyers.

So you think the market is down in Los Angeles' Miracle Mile? The stats are in and things are looking up. 
In July 2009, the volume (total amount of sales) was $14,836,240 per the CLAWMLS. 
For the same period in July 2010 the volume was $15,339,000.
Up, not by much but still up. People continue to love the Miracle Mile! Further the average sales price for July 2009 was $812,000 in July 2010 it was $971,000.

Many times I show homes and I have to laugh. If there is a desk in a bedroom the buyer will assume it's an office. You put a bed in the bedroom and people will assume it's a bedroom. I had the same problem when I sold my own home back in 2006. I tried for months to sell my 2nd bedroom as a bedroom but with a desk in the room I had no takers. As soon as I put a bed in the bedroom-boom, the house sold.
