The other day at our office meeting, our broker asked what average number of homes were shown to our  buyers before an offer get written.

I seem to have come up with one of the largest average (around 20 homes with as many as 35 for one couple)) and after the meeting a couple of my fellow agenst asked me (sarcastically??) if I enjoyed being a "tour guide".

My response was that for my relocating buyers (which constitute the bulk of my business these days) I always want to make sure that they get to  visit all of the potential neighborhoods that they may be interested in and that they view all of the properties on the island that match their needs.

Even though Oahu is a small island, there is so much variety in term of climate, accessibilty, amenities etc... in the various areas & neighborhoods. Of course if they are on a tight schedule , I offer my advice & try to narrow down the possibilities. However if they have the time, I don't mind showing them properties all over the island. Does that make me a Tour Guide?

I confess that I love looking at properties & I feel that viewing them with clients rather than at Broker Open houses helps my market knowledge. By taking note of their reactions & comments at each showing I am able to get a true feel for what they are looking for.
