My Active Rain Real Estate Blog Post Is 11 Miles An Hour Slower Today...Only 175 MPH. - 12/31/10 07:58 AM
High speed trains, wireless real estate blogging on the way from Amsterdam to Paris for New Years on family vacation. The speed of this train only 175 miles per hour, not the 186 mph of my last real estate blog post. The speed of life is easy to miss if you are in the comfort zone of your home turf, the real estate market you service.
But those of use that test positive for the affliction, the sport of real estate know that being comfortable is dangerous, can cause apathy and lack of creativity in the way we list, market, selling … (8 comments)

Blogging About Real Estate At 186 Miles Per Hour...This Is A First. - 12/30/10 04:48 AM
High speed internet, the wireless kind on a very fast, blur like train to Amsterdam from Brussels makes you consider how you would look from outer space. Far from your hometown.  How connected to the world, global village are you? When you are away from your normal turf to list, market, sell real estate, you realize more fully how easy it is to connect on line.
But like looking at your real estate local operation from space, it also points out how you appear on line. Or don't like being on a space ship, looking back at earth from the other … (8 comments)

Pulling Back From Your Local Real Estate Marketing Area, To See The Forest For The Trees. - 12/28/10 09:17 AM

You know the expression about seeing the forest for the trees? And how to capture the whole picture, you have to keep  stepping back. Further and further to get it all fit in with plenty of space around the subject when shooting images, videos. Well taking a trip, getting far from the real estate market you list, service, sell in is important in the same way.

Large population areas have boat loads of information to wade through.
For the real estate buyer who has never been here before to sample the local flavor, get a feel for the … (5 comments)

In England, The London Estate Agents Handle The Real Estate Sales, Rents, Transactions. - 12/27/10 07:26 AM
The agents, brokers in London England are not called real estate professionals, they are estate agents. Have a new Joomla real estate site that took quite awhile to read up on, set up and estate agent improved is the component settled in on for the property distribution, shelf stocking of listings. Downloaded Open Realty, EZ Realty and unzipped other tools for the real estate listing inventory arm of the new website. But Estate Agent Improved was the best for hand built, not cookie cutter slam dash listing loading. To make sure everything is in there. Nothing left out. Had to tweak … (15 comments)

Forgetting Who You Represent, What Is Your Real Estate Role In The Property Dog & Pony. - 12/26/10 05:47 AM
Scanning real estate blog posts on Active Rain you begin to see a theme surface about buyers an agent, broker, REALTOR represents who cause frustration for the guy or gal wearing the "R".  The real estate buyer is frustrating the agent, the property purchaser is not getting it, does not understand and so on rant. And as you read the blog post like I just did for a California broker, I sense a how stupid the buyer of real estate is when it is not the broker's money that is being spent. Not that real estate broker making the payment. Or … (11 comments)

Maine Waterfront Real Estate, Property Buyers Surprised At No Cost To Use. - 12/24/10 10:58 AM
Over and over Maine real estate waterfront buyers are shocked that folks not owning a property on say a lake or river, pond can still have access. Maine is big on enjoyment of our natural resources and also protection to give them to our kids, their kids in better shape than we received it.
But when fewer folks live in Maine, and it is a little bit of a hike to get here, it is like Disney World with the lines at Space Mountain. No one charges for parking or you don't see miles and miles of signs saying no parking, … (5 comments)

Maine 46th Lowest For FSSR And 4th Lowest For Crime...That And Low Priced Real Estate Makes The Job Easier. - 12/23/10 12:02 PM
The real estate market where you live starts with the surroundings, not the sticks and bricks. The safety, how high the real estate prices and whether there is much FSSR or not makes a difference.
If your home town, county and state is 46th lowest for foreclosure, short sale, repossession because folks double up on payments that makes the wheels on the bus go round and round way way easier.
And if the Maine mortgage on places if there is one, is low because we are talking $60,000 not $600,000 super sized, that makes for a happier you each and every day.

How Much Of Your Real Estate Job Is Done By You, Yourself And I ? - 12/23/10 10:38 AM
The listing, marketing, selling of Maine real estate, any properties as an agent, broker, REALTOR...how much of the process do you the guy or gal wearing the "R" do all by your lonesome?   In some markets you see the vital dire need to hire a real estate stager to make sure the colors are correct, the place is ship shape and in balance. Giving off, radiating positive ions or pleasant vibes to set the wheels in motion for the real estate buyer.

Classified: Sensitive Real Estate Matter Because Property Buying, Selling Is Emotionally Charged. - 12/22/10 10:57 AM
The offer made on the real estate, say the home in Maine you wanted to buy was rejected. And the way the buyer reacts can be taken personal as a slap just like the seller may have reacted to it. But many times what the real estate buyers expectations are for this much house for this little money just are square peg in round hole application thinking, situation.

The property you just listed, the one the son and daughter now own that you need to sell has missing background property listing information.   When the owners that did the work are deceased, not around to question and when the little Maine town does not have records, get out the detective top ring reporters notebook.
Start making calls, asking neighbors who are pretty accurate in backing up the bits and pieces you put together as one resource for property listing information.
It takes time but the less "I don't knows" on a new property listing, the quicker you get to … (0 comments)

The Maine Loon Sings, Or Cries You To Sleep On A Lake, Waterfront Property Listing. - 12/22/10 08:30 AM
Maine lakefront property is low cost, offers a great selection and you are on the water. Not seven properties back from a lake with a right of way but right in the front row.

Memorials for veterans, especially the one you take a boat to in Pearl Harbor in honor of those fighting, those lost in the early morning bombing, attack of the Pacific naval fleet to kick off the Pacific Theatre end of World War Two for Uncle Sam, GI Joe.
Today is Pearl Harbor Day and if you have ever been to Hawaii, taken in the memorial, it will go as deep inside a person as humanly possible.
As you take a boat out to the Pearl Harbor exhibit, seeing rusted remains of sunk vessels below the surface make, force you to … (15 comments)

The Reach Of The Opponents In A Marshal Arts Boxing Fight Can Be Critical, Same As Real Estate Marketing. - 12/07/10 06:14 AM
The tale of the tape as the ringside boxing announcer doing the color for the big match up, the fight in some city arena with spotlights rotating, glaring, the crowd chatting, on their feet, out for blood, revenge. With real estate, reach is just one of the factors you want for any of your marketing. And frequency is a close second but with careful thought on when you are wearing out your welcome. Going the other way on wooing, courting and sparking your real estate buyer. Like a football pass, skipping a flat rock across a lake, how far is your … (1 comments)

Community Assets In The Maine Town You List, Market, Sell Real Estate...You Brag Them Up Right? - 12/06/10 02:04 PM
A house is a house, a home a home but where it is located, what the community is like to live in is part of a real estate agent, broker, REALTORS job assignment.   Take inventory of your local town or city assets and don't just assume everyone else knows about them. Or that it is like this other places.
Economic development can be as exciting or as dry, boring to you as watching paint dry. But if you brag up the features, the intrastructure you have that other areas don't it serves two purposes.
Educating the outside buying public that … (4 comments)

Property, Real Estate Listed, Sold Over The Holidays...Think Family Discussions, Decisions Being Made. - 12/06/10 06:57 AM
Slew of blog posts about trying to stay motivated over the holidays, others hinting that someone rolls up the real estate office carpet during the red and green celebrations due to all the tinsel, egg nog, mistletoe ho ho ho. That is not so in the Maine real estate market.
Think of before and after carving the Thanksgiving turkey and that second piece of pumpkin pie the discussion around the family table. "Since dad died, mom is all alone, does not need this great big place since us rug rats left home".
(Adjusting CIA like listening device in another home) "Boy, … (10 comments)

When you have a young family, vacations around the holidays unless they are to your parents, grandparents out of town are not so common. You want to be home to build your traditions, to be in one spot.
But when the kids grow up, get scattered, meeting for a holiday vacation somewhere other than home can be fun too. Especially in Maine at a ski area like Sugarloaf Mountain.
If you have never skiied or are a veteran of down hill, cross country, Maine may be a spot to spend the holidays. Call, email loved ones and plan a trip renting … (4 comments)

Building A ME Real Estate Media Center...Or Don't Take A Knife To A Gun Fight. - 12/03/10 07:47 PM
You are a real estate agent, broker, REALTOR and media is the key to promoting, exposing, marketing your Maine listings, the communities the property with your sign out front are in right? Keep up or get left behind. Way behind. Not even in the rear view mirror, quickly disappearing. The days of delivering the property information with the peel off black and white poloroid photo, a few basic lines of copy are long over. Not nearly enough to show up on real estate property radar. To stimulate the senses...all of them.
As much as you can you want to capture … (0 comments)

What Part Of Real Estate "Phone Hold" Do Your Think Your Buyer, Seller Likes The Best? - 12/03/10 10:17 AM
Making the most of being on hold is a lot like traffic when you are pinned behind the wheel of your car...all belted in and killing time.   Luckily in smaller rural states, traffic is not something we factor in each day as just part of the local life in the turf we call home.
But being on hold, waiting for someone in the office, product, service food chain that can help you takes time. Mainly because departments in a large organization are scattered around the globe. Out sourcing to in theory serve you better. Or at least save money.
Personally … (0 comments)

Ajax, PHP, Drupal, Joomla...No, Not Medications To Combat Garden Variety Depression, Chemical Imbalances. - 12/02/10 06:06 AM
The real estate agent, broker, REALTOR of today does way way more than just list property, stick signs in the ground and eventually attend closings with lots of chairs, long simulated wood tables loaded with pens at a bank or lawyers office. Delivery of the property information on the listings he or she markets and background, full throttle exposure on the area the sticks and bricks reside in has become more necessary. Because the buyer for the real estate, the new home listing is not always local. Knows diddly about the community you live in. Where the property is GPS coordinated.

Too Many Christmas Tree Lights Plugged In At Active Rain Blog Headquarters. - 12/01/10 06:41 AM
You know the feeling when you are on a freeway and no traffic, you get from point A to B pretty quickly? Active Rain's blog servers that were wrenched, tweaked, replaced a while back made you have that giddy feeling of a new computer hard drive.
Or the same feeling when sliding off a Maine ski lift. To hit a just groomed trail of corduroy lined snow with no signs of any one else sampling the new powder yet.
But lately and maybe because of growth of membership, increased numbers of blog posts and all those HD photos for our listing side … (7 comments)
