But also for the individual towns, plantations, unorganized LURC communities where the waterfront land is.

In my job as a Maine real estate broker when asked about minimum lot size for ME waterfront property on a lake, river, stream it depends on some factors.
The size of the lot has a state of Maine minimum but you need to check in the specific ME municipality you are considering buying in to see if an above and beyond standard, somehting beefed up for how big a property has to be size wise, dimension wise to pass muster, be buildable.

Back in the 1960's it was pretty much do what you want to do around Maine's waterways.Bulldozer out in front of your cottage removing rocks that got in the way of your wharf..no problem. Dredge out the shoreline and dump sand or crushed gravel in to create the
shoreline and lake bottom you want...go for it. You're wasting daylight asking all these questions.
Now we have gone from no regulation to layers of legislation, new laws every day being added on the federal, state and local levels.
