marketing real estate: You've Always Been Good At Keeping Secrets. - 11/25/11 08:05 PM
But when it comes to real estate marketing, leaving out the vital information is just not the same as letting the cat out of the bag, spilling juicy gossip.  Your real estate buyer wants, needs, will get details, from A to Z. From you or someone else in your real estate market.
I had a real estate seller tell me his former agent said purposely very little is put on line so the buyer for property is kept on the edge of his seat, in anticipation.
To make the real estate buyer wonder.Kept in the dark.
Sitting online in suspense.
Hungry, thirsty … (0 comments)

marketing real estate: More And More, Less And Less One Size Fits All Real Estate Marketing Meets Success. - 08/17/11 06:10 AM
You roam the department store with the clarinet 1950s jazz Muzak overhead, scanning a rack like a real estate buyer searches for the right property fit. Just like you do for clothing. The right color, size, style, material, cut, price all matter with you in getting the proper clothing to take home, hang in your closet. The same applies to the real estate buyer trying on property listings for size and fit, price and location, condition.
So when you advertise, do you just describe the property listing with features you would like, enjoy, think are important? Are the images zeroing in on the … (2 comments)

marketing real estate: Don't Ask Don't Tell Real Estate Marketing Not A Good Approach. - 05/30/11 07:29 AM
The new real estate listing just got signed on the owner's kitchen table and everyone should be pretty darned excited. The marketing of that property is a serious matter. Don't keep anything a secret, left in the background.
Nothing held back in the details, imagery, video and wild blue yonder coast to coast marketing right?
Well if you want to make a splash in the very large, rather deep Internet marketing pool where 85% of real estate buyers hang out, it means work.
Lots of time put in to each and every real estate listing.
How many images do you … (7 comments)

marketing real estate: Real Estate Marketing, Do You Resist New Ways To Do It, In A Rut? - 05/06/11 06:48 AM
We are all creatures of habit, but in real estate marketing of our properties, the local communities to reach buyers who have never been here, new ways to do it are key. It's vitally important to constantly consider what if you implemented this method?
Revamped your old way of doing it that may be antiquated. Or just too time consuming for the return on investment.
Stand still and you will become a real estate dinosaur wearing the rusted corroded "R", slid way under the marketing bus. Hit, run over in traffic by others that embrace change to do the real estate dog … (4 comments)

marketing real estate: Waking Up, Signing On, Studying Another Real Estate Market Area. - 04/09/11 07:55 AM
One of the best ways to improve how you market real estate is to study, take a cyber trip to another area of the country. Knowing no two real estate markets are exactly the same.
But dissecting another, different unique real estate market and taking away from that portal peek something to add to your own dog and pony hokey pokey.
Anyone that thinks real estate, a caveman could do it has been in a coma for twenty years.
Or like Rip Van Winkle in a deep sleep, sawing logs.
Media is way way more than just a real estate ad … (4 comments)

marketing real estate: Potential Real Estate Listing Spotted (STOP) FSBO Sign Sideways, Leaning On Lawn. (STOP) - 01/20/11 07:07 AM
I'm going in, cover me. For sale by owner real estate listings, and your reaction is? Challenged from the adrenalin rush to get your brand of of signage on the front lawn, the property showcased on line and sold? Fear and anger at how dare he or she venture out in to the land of wolves, tire kickers and time wasters on his / her own. FSBO's, can you blame them for dipping their toe in the real estate marketing waters before raising the white flag and radioing in for help, heavy artillery promotion and pricing reinforcements? Working in real estate, … (8 comments)

marketing real estate: Famous Actors, Atheletes, Politicians, Real Estate Brokers. - 09/24/10 10:06 AM
Surfing the web and landed on a exclusive Florida real estate broker website where the platform was like a museum, the lowest priced property not found under ten million dollars.
All the real estate brokers on the website pictured looked slightly perturbed, a tad aloof, and way way over dressed.
As I wandered thru the site I felt don't touch anything, keep your hands in your pockets. This is one pricey collection of places. Oppulent this, sun splashed that over the top copy reeks out of the monitor speakers.
At the Maine REALTOR state convention it is neat to … (8 comments)

marketing real estate: Your Real Estate Advertising, Marketing, You Never Know Where The Wind Will Blow It, Who Will Pick It Up. - 03/31/10 08:45 PM
Anything you post on line to market, sell your real estate or promote your community can scatter like seeds in the wind, or spread like wild fire. It's fun to google a blog under different short and long tail queries and see what comes up, where you show up half way around the globe or many many miles from your home base. Like this blog post on a Houlton Maine farm for sale, complete with video, "live" actors who work for fruits and vegetables and are real hams.
Or the local Houlton Maine science fair video upload finds a … (4 comments)

marketing real estate: How Does Your Real Estate Operation Look From Outer Space? - 03/13/10 07:34 PM

Day to day you work, hammer away at your real estate operation. You add this, recreate that, try to reinvent the job of selling your area, property, your brand. But if you pulled way way back....what would your real estate operation look like? Oh sure there is the obvious website, this blog post but that is just stratching the surface of your real estate on line presence right? Are you just on the internet or working it, pumping it up and broadcasting to niche audiences, different real estate buyer genres and hitting targets across the board?  Does you real estate operation … (1 comments)

marketing real estate: Air Drop A Broker With A Giant REALTOR "R" On The Chute In To Another Real Estate Market, Then Step Back, See A New Real Estate Plan Of Attack. - 02/22/10 09:18 AM
Where you peddle property, what you serve and how depends on where you are on the planet in the "Global Village". Your location, location, location mantra makes the decision, determines how you deal out the cards in the hand of a real estate broker, agent, agency owner.
Do you really think how you do it day in and day out would be the exact same if air lifted to another market?
Surgically inserted and told to fend for yourself, to survive in that new real estate market? Nope.
For starters the area you serve is unique geographically, economically, … (8 comments)

marketing real estate: The Real Estate Buyer With Blood Shot Pair Of Eyeballs, Slurping A Second Black Coffee Scans Your Ad..Sees Term "Fixer Upper Home". - 02/15/10 06:43 AM
Fixer upper. The technical term real estate brokers use liberally these days to describe the condition, a disease a piece of property has. The terminology"fixer upper" derived from a Latin word "Fixeradus" meaning nothing has been done, zip since the carpenters packed up their tools and left the driveway twenty or more years ago. Combined with the Greek word "Upper" meaning this property has fallen so from its original grace and has no where to go but up. When you see the term "fixer upper" what does the projector in your head show on the back wall of the brain? Scenes … (4 comments)

marketing real estate: Running Your Real Estate Office Broadcasts Thru An Equalizer, To Study The Levels. - 01/31/10 10:13 AM
When you adjust the treble and bass on your car radio, home stereo, the sound improves to compensate for the environment or something lacking in the speaker quality. You can shape, improve the sound. An equalizer has more audio sound frequency adjustment options. And if a real estate broker ran this final product / image signal thru that equalizer what would he "hear"? Like the prism of colors that come out of sunlight, he or she might want to crank up this level, pull back that one. And he might notice some frequencies missing all together.
For years it has not … (0 comments)

marketing real estate: Real Estate Should Talk Without The Words. Marketing Property. - 01/31/10 09:05 AM
Saw Sherlock Holmes flick last Thursday night. His powers of observation would make him a heck of a REALTOR. When a real estate broker approaches a property, his mind whirls in to overdrive. What to capture, rebroadcast for listing elements to showcase what the seller owns. Where this property is coming from. What it has been through, good and bad.  You learn alot about the owners too. You see what has happened here, and understand why. Seeing the pieces, assembling them for others on line to form the same property scene. Like a mental Rubik's Cube put back in to proper … (6 comments)

marketing real estate: Take Any Active Rain Real Estate Professional From One State To Another, They'd Operate Just The Same. (Polygraph Needle Snaps In Two.) - 01/13/10 08:34 AM
Practicing, listing, marketing, selling real estate whether you are in Maine or Hawaii and everywhere in between. It's all the same right? Same "Takin' Care Of Business" real estate routine every day right? WRONG. Every real estate market, like diamonds, like people is different for starters. Have you noticed the price range of say a three bedroom shoe box ranch is not identical everywhere you go?
If a home has a fireplace in Northern Maine, an appraiser adjusts favorable $1500 over a subject comp or closed sale used in his/her report that does not. Think that is all a … (2 comments)

marketing real estate: A Real Estate Newspaper Ad In The Hartford Courant, Boston Globe, NY Times..Done. - 01/10/10 09:57 AM
It's the 1970's -1980's and a Maine real estate broker plants a sign, lists a property. Ads in some large outside newspapers run over a weekend campaign, brochures printed up for tourist information centers and some direct mail and then wait. No internet blogging about the new listing. No internet. When the real estate buyer located and a contract hammered out without the help of buyer agents, home stagers, home inspectors. The paperwork walked down to a local attorney to start the title search of the property. No forwarding of emails. No emails remember? Phone calls, leg work, the US … (0 comments)

marketing real estate: In A Home Sound System, The Most Important Component in The Chain Are Speakers. - 12/31/09 09:05 AM
You can have the best whiz bang amplifier that introduces no extra distortion when cranked to high levels. Your audio component collection can have monster guage wire to reduce loss of signal quality. You can have the state of the art disc player or hard drive from a personal audio device you do not find in a box of Cracker Jacks or pick up at the Dollar Store.
Keeping track of all those lines, cables, audio or video feed sources. You can get in a tangle easily. Create knots and loss of quality signals that never make it to the … (0 comments)

marketing real estate: Your Real Estate Blog, Videos, Podcasts Are Like A Lightening Rod Attraction Redirecting On Line Buyers, Sellers To Your Website. - 12/12/09 06:02 PM
The lightening rod attracts the electrical charge, directing the strike to a ground. The common ground stake that all the rods tie in to in intricate grid like fashion. Your real estate website is like that. The hardworking round the clock videos on real estate and the local community you serve bring traffic, eyeballs and ears to your website.
All your blog posts, podcasts, social media, sharp uploaded images, well written copy do the same. Put your property, your area, your brand on the map. Creating a tractor beam to pull in traffic. To hit the audience like lightning, … (7 comments)

marketing real estate: Real Estate...You Know Your Local Area Inside Out But Pick Another Planet, State, Town Or City. - 11/29/09 08:41 AM
Today, make believe you are thinking of relocating, buying real estate in another state five states away. Do a real estate search for property and what comes up? How are agents and real estate brokers in that area showcasing their property?
What is different about the approach...how the real estate herd in that area operates? What is the "feel" of the marketing and do you see the agent, the area being promoted too or just the sticks and bricks.
Finding another area on line to do a tour, to see an entirely different way to market or surprisingly a … (1 comments)

marketing real estate: The Emergency Call Came In At 12:30, A Real Estate Doctor Was Needed Stat. - 09/03/09 07:55 AM
The owner of a property was at wit's end. He tried to sell the home on his own and fiddle faddled away one entire selling season. Then listed with a second cousin who works at the car wash full time and another year on hold, wasted, shot, kaput.
Trot in another broker right behind the family member that was dismissed. Promised the world, had a thousand watt personality, seemed to be a gogetter and then after the listing, became a secret agent.
Gone, disappeared in thin air. The sign out front rusting, fading, listing with burdocks growing up around … (5 comments)

marketing real estate: Is Your Home Suffering From Depression, Neglect...Price Tag/Market Fatigue And Just Plain Lonely? - 08/09/09 01:22 PM
You home is for sale...and it is suffering. You are suffering.
You have moved, your company not buying the place after you try to sell it for a short time. No three appraisals, average them and get a check situation for you. You are on your own to sell it.
Did you priced it based on what the owner two streets over said he sold for? The price you saw and raised an eyebrow at in the local paper. (He lied, he did not get that figure and the one your place is kinda, sorta on the market for … (1 comments)
