The Market Absorption Rate is a theory that helps to illustrate where the market is - are we in a buyers, or sellers market? As of today January 6th, there are 120 Residential Homes for sale in Windham, NH. For the month of November 11 Residential Homes sold. So, taking the 1 month sales of 11 units for December, and dividing it into the total inventory of 120 we get 10.91. That number 10.91 represents the theoretical number of months of inventory that is currently on the market in Windham. A true Sellers Market would be indicated by less than 6 months of inventory. 10.91 indicates that a buyers market exists in Windham. It is an improvement over last month at 15.66 but it still a very strong buyers market nonetheless. Different conditions may exist at different price points. New England Patriots have made history on multiple fronts tonight. Record Touchdown passes! Record Touchdown receptions! Record for most points scored in a season! Perfect season at 16-0. Can they make it a to a Superbowl victory? Make it 4 rings in 7 years???? No the second half of the season was nothing like the first. The Pats ceased clubbing their opponents like baby seals after the 52-10 drubbing of the Bills in November, and had us on the edge of our seats against the hapless Ravens (thank god for that opportune timout call! Someones gonna be looking for another job next season.), and now looking like there might not be a final win here with the Giants. IN TOM and BILL WE TRUST!
No more talk of Dynasty. That had pretty much already been locked up. Now it is a question of the perfect season. What do you think? So far the Giants are coming on strong. Are we seeing the seeds of an upset? Will the Giants rest their starters? I for one am looking forward to a good game, but have no fear that the Patriots will win. They have been in tougher situations in the past with less talent to work with and have made it happen. Share your thoughts. All you Patriot haters out there! Come on, light me up!

I was reminded of an email I received recently after reading Gail Gladstone's recent post "YOUR SKIN WILL TURN PURPLE" about email chain letters, phishing and the numerous other forms of junk and cheats we are exposed to daily. This one does seem to be a legitimate issue and is verifiable through snopes.com ********************** The Holiday Season is just a little bit down the road and the bad guys are already trying to get free stuff by using your credit. New Credit Card Scam Snopes.com says this is true. This one is pretty slick since they provide YOU with all the information, except the one piece they want.
Note, the callers do not ask for your card number; they already have it. This information is worth reading. By understanding how the VISA & MasterCard Telephone Credit Card Scam works, you'll be better prepared to protect yourself.
One of our employees was called on Wednesday from 'VISA', and I was called on Thursday from 'Master Card'.
The scam works like this: Person calling says, 'This is (name), and I'm calling from the Security and Fraud Department at VISA. My badge number is 12460. Your card has been flagged for an unusual purchase pattern, and I'm calling to verify. This would be on your VISA card which was issued by (name of bank). Did you purchase an Anti-Telemarketing Device for $497.99 from a marketing company based in Arizona?' When you say 'No', the caller continues with, 'Then we will be issuing a credit to your account. This is a company we have been watching and the charges range from $297 to $497, just under the $500 purchase pattern that flags most cards. Before your next statement, the credit will be sent to (gives you your address), is that correct?'
You say 'yes'. The caller continues - 'I will be starting a Fraud investigation. If you have any questions, you should call the 1- 800 number listed on the back of your card (1-800-VISA) and ask for Security.
You will need to refer to this Control Number. The caller then gives you a 6 digit number. 'Do you need me to read it again?'
Here's the IMPORTANT part on how the scam works. The caller then says, 'I need to verify you are in possession of your card.' He'll ask you to 'turn your card over and look for some numbers.' There are 7 numbers; the first 4 are part of your card number, the next 3 are the security Numbers' that verify you are the possessor of the card. These are the numbers you sometimes use to make Internet purchases to prove you have the card. The caller will ask you to read the 3 numbers to him. After you tell the caller the 3 numbers, he'll say, 'That is correct, I just needed to verify that the card has not been lost or stolen, and that you still have your card. Do you have any other questions?' After you say, 'No,' the caller then thanks you and states, 'Don't hesitate to call back if you do', and hangs up.
You actually say very little, and they never ask for or tell you the card number. But after we were called on Wednesday, we called back within 20 minutes to ask a question. Are we glad we did! The REAL VISA security Department told us it was a scam and in the last 15 minutes a new purchase of $497.99 was charged to our card .
Long story short,we made a real fraud report and closed the VISA account. VISA is reissuing us a new number. What the scammers want is the 3-digit PIN number on the back of the card. Don't give it to them. Instead, tell them you'll call VISA or Master card directly for verification of their conversation. The real VISA told us that they will never ask for anything on the card as they already know the information since they issued the card! If you give the scammers your 3 Digit PIN Number, you think you're receiving a credit. However, by the time you get your statement you'll see charges for purchases you didn't make, and by then it's almost too late and/or more difficult to actually file a fraud report.
What makes this more remarkable is that on Thursday, I got a call from a 'Jason Richardson of Master Card' with a word-for-word repeat of the VISA scam. This time I didn't let him finish. I hung up! We filed a police report, as instructed by VISA. The police said they are taking several of these reports daily! They also urged us to tell everybody we know that this scam is happening.

I have posted a few times recently regarding the Elderly Tax exemption laws in NH. The rules are determined on a town by town basis though they all follow similar guidelines and can change from time to time. As the state of NH has no income or sales tax the state, county and town budgets must be supported by property taxes. In order to relieve the tax burden on the elderly, towns will put exemptions in place. The most common similarities seem to be that the benefits start at age 65 and to be eligible the homeowner must have been a resident for at least 3 years. Once an eligible homeowner reaches 65 they can apply for the exemption. Usuallly their application must be submitted to the town before April 1st. The age range for benefits has three tiers. The first is 65-74, then 75-79 and finally 80+. The towns of Windham and Pelham offer full tax exemption for those over 80 years of age. There are also income limitations as well as asset limitations. These too vary on a town by town basis. The highest income limits as well as asset limits are in Litchfield. I have assembled some of the more relevant information below. This information is accurate to the best of my knowledge but before making a final decision on what benefit works for you please follow up with the town or visit their website. | Town | Londonderry | Manchester | Salem | Windham | Litchfield | Derry | Hudson | Bedford | Hooksett | Pelham | | Valuation Reduction age 65-74 | 98900 | 133700 | 60000 | 160000 | 50000 | 82300 | 105000 | 76350 | 68800 | 25000 | | Valuation Reduction age 75-79 | 123600 | 181450 | 95000 | 190000 | 80000 | 122200 | 125000 | 81350 | 96300 | Full Exemption | | Valuation Reduction age 80+ | 164800 | 238750 | 120000 | Full Exemption | 125000 | 163300 | 150000 | 120000 | 123800 | Full Exemption | | Minimum Years NH Resident | 3 | 3 | 3 | 3 | 3 | 3 | 3 | 3 | 3 | 3 | | Assets Not to exceed if individual | 121500 | 75000 | 60000 | 150000 | 300000 | 100000 | 150000 | 150000 | 350000 | 60000 | | Assets Not To exceed if married | 121500 | 100000 | 60000 | 150000 | 300000 | 100000 | 150000 | 150000 | 350000 | 60000 | | Annual Gross income if individual | 34300 | 32000 | 30000 | 40000 | 45000 | 28000 | 35000 | 35000 | 35000 | 19000 | | Annual Gross Income if married | 42300 | 45000 | 40000 | 50000 | 55000 | 35000 | 45000 | 55000 | 50000 | 28100 |
