&lt;p class="MsoNormal" style="margin: 5pt 0in;"&gt;&lt;span style="font-size: 14pt;"&gt;&lt;span style="font-family: Times New Roman;"&gt;The Twin Cities housing market continued on its upward path in October. Homes continue to sell faster and for higher prices than 2011, signaling a steady recovery.&lt;br&gt;&lt;br&gt;Median sales prices have increased for eight consecutive months. The main drivers of the increases have been very low inventory levels, coupled with strong buyer demand and high affordability. The median sales price was up 14.8 percent over Oct. 2011 to $175,000.&lt;br&gt;&lt;br&gt;The number of new listings for the month increased 7.5 percent, but sales continue to outnumber new listings, so the total number of homes for sale was down almost 30 percent from last October. This puts higher demand on quality properties &amp;ndash; even around the holidays.&lt;br&gt;&lt;br&gt;If no new listings entered the market, it would take 3.7 months to sell through existing inventory &amp;ndash; 41.4 percent lower than last year at this time. This measurement indicates conditions inching into &amp;ldquo;sellers&amp;rsquo; market&amp;rdquo; territory, which is considered to be about four months&amp;rsquo; supply of inventory. A sellers&amp;rsquo; market generally means conditions favor the seller as multiple buyers compete for fewer properties and sale prices inch upwards. &lt;br&gt;&lt;br&gt;Homes also sold almost 25 percent faster last month than the previous year: at an average of 104 days.&lt;br&gt;&lt;br&gt;Mortgage rates remain at historic lows, and while sales prices are rising, they are still below what was seen during the market peak, which makes for continued high affordability for buyers. &lt;br style=""&gt;&lt;br style=""&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

      <title>Alyce with a "Y"</title>
      <description>&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;Today it was my good luck to meet Alyce with a &amp;ldquo;Y&amp;rdquo;. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;Wednesday&amp;rsquo;s are usually the slowest day of the week in our real estate office so I took advantage over lunch to return some items that had been hanging around in my closet.&lt;span&gt;&amp;nbsp; &lt;/span&gt;(these were things that never graduated to hanging on a hook with the price tag on them but never actually even left the original bag &amp;ndash; yes, I am in the twelve step program for my shopping problem)&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;I was in the purse aisle, no intention of buying one but we must still look, when a gal pulls up in front of me and points out a huge, super soft, white faux leopard skin purse from the Jennifer Lopez line. (might I add gorgeous!)&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;&amp;ldquo; I was going to buy that one but the other girl I asked said it wasn&amp;rsquo;t marked down.&lt;span&gt;&amp;nbsp; &lt;/span&gt;So I am going to get this one.&amp;rdquo; This one was a rattan striped bag with brown Faux leather trim from Sonoma - $13. Ok, cute but in no way the JLo bag. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;The JLo bag she wanted was $109 but the sign stand on the display indicated that it was on sale for $64.&lt;span&gt;&amp;nbsp; &lt;/span&gt;When I pointed this out to her she explained that she was going on a trip to the west coast with her daughter for a wedding and that bag would be perfect. Me, I agree as I usually do when someone is going to buy something really cute. &lt;/span&gt;&lt;span style="font-family: Wingdings; font-size: 14pt;"&gt;&lt;span&gt;J&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;She then engaged in a side commentary that I have to admit, stopped me in my tracks and ensured that I will never forget Alyce with a &amp;ldquo;Y&amp;rdquo;.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;&amp;ldquo;I&amp;rsquo;m not really dressed today for shopping but I just decided to run out. Can you believe I am 89 years old and still getting out and about. You see, I lost my husband of 70 years ( here my jaw drops) and I get bored and lonely so here I am.&amp;rdquo;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;Now Alyce with a &amp;ldquo;y&amp;rdquo; is a pretty sharp looking gal. Most women half her age don&amp;rsquo;t look that nice when they just run out the house. I am intrigued by this 89 year old. &lt;img title="Betty White" src="http://activerain.com/image_store/uploads/4/9/6/8/3/ar134386054138694.jpg" height="168" alt="Betty White" width="300" style="float: right;"&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;&amp;ldquo; My Len was my life, my best friend and I miss him terribly. He was an inventor and we did well. I live in Florida in the winter and here in Minnesota during the summer. We built a beautiful home together 9 years ago that overlooks the valley and we have our rocking chairs on the porch with a little table between them.&lt;span&gt;&amp;nbsp; &lt;/span&gt;I put on Len&amp;rsquo;s music often and sit in our spot and reminicse about good times while I watch the sunset.&amp;rdquo;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;She has&amp;nbsp;a photo, a striking couple whose faces are filled with joy. The love they share is strong and readily apparent in the picture.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;I introduce myself and tell her that I am a real estate broker for the local area and where my office is. &amp;ldquo;Please stop by sometime and have a cup of coffee. I would love to talk more with you&amp;rdquo;.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;She promises she will and we say goodbye. I hope she does because I am sure that Alyce with a &amp;ldquo;Y&amp;rdquo; will be worth every minute you spend getting to know her. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;Her motto is &amp;ldquo; I never met a person I didn&amp;rsquo;t know&amp;rdquo;. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

We get to meet so many gems out there and can spend time with them under the guise of business but truly just enjoying hearing their story.       <title>Recruiting by Fire</title>
      <description>&lt;p&gt;On Friday I had a new recruit interview at 9:00 in the morning. She arrives on time, dressed professionally and makes direct eye contact. Things are looking good. Prior to the meeting I was pulled into a transaction that was falling apart because of short sale approval. The bank had issued an approval letter but then the night before closing, reneged and stated that they needed an additional $6,000 to close. I knew that we might be interrupted for me to assist in the issue so I opened our discussion with;&lt;/p&gt;
&lt;p&gt;" Hi Sara, I always claim that &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;there is no such thing as a real estate emergency&lt;/span&gt;&lt;/strong&gt;, but I am actually involved in one right now. I may be called in to help so I need to ask you if your time is flexible and if you are okay with learning how Realtors are actually called upon to work through problems."&lt;/p&gt;
&lt;p&gt;&lt;img title="Real Estate Emergency" src="http://activerain.com/image_store/uploads/4/6/0/4/2/ar134245136324064.jpg" height="207" alt="ambulance" width="243"&gt;She of course was all for it and we proceeded with the interview. It&amp;rsquo;s going well and we are really hitting it off when the derailed transaction/agent came in. We went through the short sale approval letters, called our attorneys, called the third party negotiator, called the closer for the bank and basically worked through a plan of action. My agent is a top producer and of course, demonstrated grace and competence under fire.&lt;/p&gt;
&lt;p&gt;It was the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;strangest interview&lt;/span&gt;&lt;/strong&gt; I have ever had. Needless to say, I was quite convinced that my new recruit would never, ever consider real estate as a career after seeing that, but here&amp;rsquo;s her response:&lt;/p&gt;

&lt;p&gt;Okay, we have seen a few blips in prior years but this is the longest sustained increase since the bubble lost it's hot air!&lt;/p&gt;
&lt;p&gt;A few high lights to be optimistic about:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;
&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Prices increased &lt;/strong&gt;&lt;/span&gt;almost 11% over May of 2011&lt;/li&gt;
&lt;li&gt;
&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Traditional sales were up&lt;/strong&gt;&lt;/span&gt; 50.1% while &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;foreclosures were down&lt;/span&gt;&lt;/strong&gt; 12.8% (&lt;strong&gt;EXTREMELY GOOD NEWS&lt;/strong&gt;)&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Inventory of homes for sale is down&lt;/span&gt;&lt;/strong&gt; 31.1% (increases demand) and is the lowest since 2004&lt;/li&gt;
&lt;li&gt;
&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Homes sold in 125 days&lt;/strong&gt;&lt;/span&gt; (on average) down 19.6%&lt;/li&gt;
&lt;li&gt;Sellers &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;received 94.5% of their list price&lt;/strong&gt;&lt;/span&gt; up 3.8%&lt;/li&gt;

&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style=""&gt;With congress trying to make right what went wrong, and implementing seemingly arbitrary requirements, it seems that we have swung 360 degrees from easy money to downright difficult. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style=""&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style=""&gt;Here are &lt;strong style=""&gt;&lt;span style="text-decoration: underline;"&gt;five basic tips&lt;/span&gt;&lt;/strong&gt; for everyone to keep your sanity during the approval process:&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style=""&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoListParagraphCxSpFirst" style=""&gt;&lt;span style=""&gt;&lt;span style=""&gt;1.)&lt;/span&gt;&lt;/span&gt;&lt;strong style=""&gt;&lt;span style="text-decoration: underline;"&gt;&lt;span style=""&gt;Real Estate Agents&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;span style=""&gt;: Explain upfront to buyers that they will be required to provide all kinds of paperwork so get prepared now. Paycheck stubs, 2 year tax returns (the full package), bank statements, copy of driver&amp;rsquo;s license &amp;amp; social security cards, written explanations for any credit report items, etc. Some of the information will be provided upfront and other information may be asked for throughout the loan process. Work with the listing agent to meet the appraiser at the property with good comparable sales to help the appraisal process go smoothly.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoListParagraphCxSpMiddle" style=""&gt;&lt;span style=""&gt;&lt;span style=""&gt;2.)&lt;/span&gt;&lt;/span&gt;&lt;strong style=""&gt;&lt;span style="text-decoration: underline;"&gt;&lt;span style=""&gt;Buyers&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;span style=""&gt;: Get any requested items back to your mortgage consultant as quickly as possible. Each day you delay pushes back your approval. Please, please, please, &lt;strong style=""&gt;DO NOT&lt;/strong&gt; buy any major items (cars, furniture, hot tubs) or open any new lines of credit during this process. It is the kiss of death to your approval. Be patient and respond promptly to your mortgage consultant.&lt;/span&gt;&lt;/p&gt;

Be flexible on terms when you can in order to help the transaction go through.       <title>This market is wild...in a good way!</title>

We are so wrapped up in the day to day tasks that we often don't realize the significance of these simple words. Yes, the market is acting like a balanced market and it is fun. After 7 years of (what seems like WWII) an agonizing struggle, we are all starting to feel the difference. Subtle but there. I ditto Lindsay...welcome back. In the 13-county Twin Cities metropolitan area, the months&amp;rsquo; supply of &lt;span style="text-decoration: underline;"&gt;inventory decreased to 5.7 months&lt;/span&gt;, according to the Minneapolis Area Association of REALTORS&amp;reg; (MAAR). Generally, 5 to 6 months is considered &lt;strong style=""&gt;a balanced market when buyers and sellers are on a more level playing field&lt;/strong&gt;. Other bright news came from pending sales, which were up 30.2 percent over last November, showing that houses are indeed moving once placed on the market. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style=""&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style=""&gt;MAAR also reported a 10 percent decrease in home prices from last November, with the median sales price at $149,250. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style=""&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style=""&gt;The lowest inventory of homes to choose from since 2004 has resulted in many properties, including foreclosures and short sales, receiving multiple offers as buyers compete over fewer options. &lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style=""&gt;One month after being named the &lt;a href="http://realtormag.realtor.org/daily-news/2011/11/07/8-healthiest-housing-markets" title="Healthiest Housing Markets Twin Cities" target="_blank"&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;span style=""&gt;healthiest housing market in the nation&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;,&lt;/a&gt; many experts agree that the market is showing positive signs of healing, and will continue to do so with increased buyer demand. &lt;/span&gt;&lt;/p&gt;

      <description>&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style=""&gt;&lt;span style="font-size: x-small;"&gt;An early Monday morning sitting with the first cup of coffee and watching the amazing October sun rise, I saw an emergency vehicle rush down our dirt road. Followed closely by an ambulance and 2 EMT&amp;rsquo;s they stopped somewhere by the homes at the end of our driveway. We live in a very rural part of Wright County, surrounded by lake homes which are only 30% occupied year round and a 1,200 acre wildlife management area. To say that there are not a lot of people around at 7:30 am on a Monday in October is an understatement.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style=""&gt;&lt;span style="font-size: x-small;"&gt;Our driveway is 2/10&lt;sup&gt;th&lt;/sup&gt;&amp;rsquo;s of a mile long, curves and is hidden by thick trees.&amp;nbsp;&lt;/span&gt;&lt;/span&gt;&lt;span style=""&gt;&lt;span style="font-size: x-small;"&gt;I couldn&amp;rsquo;t see whose home they were at and I didn&amp;rsquo;t want to be one of those gawking types who can&amp;rsquo;t help but seem to get in the way, so I sat tight worrying about our friends and whether one of them had made the 911 call.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style=""&gt;&lt;span style="font-size: x-small;"&gt;As I wait for an update from everyone to see if we are all okay and I thought it is probably time to re-certify in CPR. Being in real estate, it is rare but has happened where clients while out viewing houses, went into sudden cardiac arrest. Sudden cardiac arrest is not a heart attack although the symtons appear similar. Sudden cardiac arrest occurs&amp;nbsp;when the heart suddenly&amp;nbsp;stops beating and is&amp;nbsp;caused by abnormal heart rythm. It is estimated that 325,000 americans die from SCA each year - &amp;nbsp;more than car crashes, house fires, AIDS and breast, prostate, and colorectal cancer combined. &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&amp;nbsp;&lt;/p&gt;

I am one of the directional challenged from infancy. I would get lost and they would finally find me under the crib. When I first started in the business world I had to deliver samples to a dealer&amp;rsquo;s store location in &lt;strong style=""&gt;Roseville&lt;/strong&gt;. Picture the near east side of &lt;strong style=""&gt;Minneapolis&lt;/strong&gt;. No&amp;hellip;. I headed directly south and ended up 5 miles from the &lt;strong style=""&gt;Iowa border&lt;/strong&gt; before I figured out I had taken a wrong turn!&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: x-small;"&gt;&lt;span style="font-size: x-small;"&gt;&lt;span style="font-family: Times New Roman;"&gt;&lt;span style="font-size: x-small;"&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

I cannot tell you how many times I had to call my husband and have him &lt;strong style=""&gt;&lt;span style="text-decoration: underline;"&gt;get the Kings book out&lt;/span&gt;&lt;/strong&gt;. &amp;ldquo;Honey&amp;rdquo;, he would say, &amp;ldquo;I need you to give me 2 cross roads so I can tell you where you are&amp;rdquo;. Yes, he is a saint. &lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-size: 14pt;"&gt;I let her talk to me all the way home one day just to see what she would do. &lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-size: 14pt;"&gt;In her &amp;lsquo;Rosy&amp;rsquo; voice from &amp;lsquo;The Jetsons&amp;rsquo; she ended our journey by announcing, &amp;ldquo;&lt;strong style=""&gt;Arriving at home on the right&amp;rdquo;. &lt;/strong&gt;Just like a dog starts to whine when you get a block from home and signal that they know we are getting close to the favorite spot. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: x-small;"&gt;&lt;span style="font-size: x-small;"&gt;&lt;span style="font-family: Times New Roman;"&gt;&lt;span style="font-size: x-small;"&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-size: x-small;"&gt;&lt;span style="font-size: x-small;"&gt;&lt;span style="font-family: Times New Roman;"&gt;&lt;span style="font-size: x-small;"&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-size: 14pt;"&gt;But my absolute favorite was coming out of Maple Wood last week in bumper to bumper rush hour traffic; Itty pipes up and asks me, &lt;strong style=""&gt;&amp;ldquo;Would you like to switch to pedestrian mode?&amp;rdquo;&lt;/strong&gt; Okay, now there&amp;rsquo;s one in every crowd! &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: x-small;"&gt;&lt;span style="font-size: x-small;"&gt;&lt;span style="font-family: Times New Roman;"&gt;&lt;span style="font-size: x-small;"&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;The rental market is continuing to heat up and can offer potentially big returns for buyers willing to jump into the landlord role.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;For investors looking to take advantage of low record-reaching mortgage rates and big discounts on home prices, the opportunities are plenty. Rents are rising and demand is up too, partially due to the 4 million former home owners who&amp;rsquo;ve faced a foreclosure and are now renters.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In response, more homes are turning into rentals: Nearly 35 percent of occupied homes were rented in 2010, which is a 33.8 percent increase from 2000, according to a recent study.&lt;/p&gt;
&lt;p&gt;In more than 500 cities, demand for rentals has increased, with vacancies for rental housing reaching its lowest level since 2003, according to U.S. Census data. Plus, rents are on the rise too: Nationwide, rents increased 11.6 percent in 2010 to $1,320 a month, on average, according to Hotpads.com, a real estate research firm.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Investors are buying rental properties with the intention to hold onto it for a longer time too: On average, investors say they plan to hold onto the property for 10 years before selling, according to a survey by the National Association of REALTORS&amp;reg;.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;"Whereas leverage is dangerous when buying stocks, [buying a rental] can be a good long-term strategy with real estate," real estate investor Marshall Sonenshine told Money Magazine.&lt;/p&gt;
&lt;p&gt;Experts suggest the wisest move for investors is buying a property nearby their permanent residence and sticking to buildings with four units or fewer to avoid stricter financing requirements, such as larger down payments and higher mortgage rates. Also, experts say rental income should cover at least the mortgage payments on the property as well as an extra 20 percent cushion to pay for any repairs, property management, or get you through any vacancies.&lt;/p&gt;

So thank goodness I was lucky enough to catch Uncle Phil, I mean Dr. Phil, on an evening program that was dealing with people struggling in today's economy and the toll it is taking on us Americans.&lt;/p&gt;
&lt;p&gt;Now I seem to recall that Dr.&amp;nbsp;Phil is a no nonsense, plain speaking Texan who has a way of cutting through the bull loney and getting to the heart of the matter. And he didn't disappoint this evening. He pretty quickly got to the heart of the guest couples problems which came down to, " Ya'll are spending and owe more than you are taking in. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;The president of our Realtor association, Chris Galler, shared his perspective of the federal government's spending in the following way:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span&gt;As many wonder why after signing an increased debt ceiling (meaning the government can borrow more money) S&amp;amp;P downgraded the US credit rating, this is the reason why: &amp;ldquo;If the US Government was a family, they would be making $58,000 a year. They spend $75,000 a year &amp;amp; are $327,000 in credit card debt. They are currently proposing BIG spending cuts to reduce their spending to $72,000 a year. These are the actual proportions of the federal budget &amp;amp; debt, reduced to a level that we can understand."&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;So, we have a way to go before our American style of living comes around. But we know it will. No one can keep us down permanently unless we allow it. So,&amp;nbsp;we may as well pick ourselves up by our boot straps, grab the bull by the horns, quit crying over spilt milk, keep a stiff upper lip and display that hard working, butt kicking, you can't keep us down attitude and apply ourselves to working our way out of this mess.&lt;/p&gt;

&lt;p&gt;&amp;ldquo;As compared to the second-half 2010 market-wide slowdown once the tax credit expired, seller activity remains below 2010 levels while buyer activity is rising up in line with historic norms.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Twin Cities home sellers brought 1,478 properties to the market, or 8.7 percent fewer than the same week last year. &lt;strong&gt;Buyers signed 1,064 purchase agreements, or 59.8 percent more than last year. That&amp;rsquo;s the largest year-over-year increase in pending sales since the third week in November 2008, greater than any single week during the 2009 and 2010 tax credits.&lt;/strong&gt; Pent up demand, anyone?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;The number of active listings has seen 22 straight weeks of year-over-year declines and seven weeks of month-to-month declines. It&amp;rsquo;s currently down 17.2 percent to 24,712. Inventory in 2011 peaked around 26,000 properties, down considerably from a 2007 peak of 36,700.&lt;/p&gt;

Now, I don't really understand the phenomonen of crossing the road to lay your eggs when I am sure that there are equally as good other spots that are on the side of the road that the turtle finds himself on.&lt;/p&gt;
&lt;p&gt;(Joke: Why did the turtle cross the road halfway? She wanted to lay it on the line!)&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So here is the hazard...I am driving home last night and I see a dark spot in the middle of the road. It is pretty flat and about as round as a saucer. As I pass over it I realize it is a poor Turtle trying to cross the road. &lt;img title="turtle crossing road" src="http://activerain.com/image_store/uploads/1/2/2/6/6/ar130513028866221.jpg" height="90" alt="turtle" width="120" style="float: right;"&gt;I am pretty relieved that I missed him (all 4 tires were on either side of him)&lt;/p&gt;
&lt;p&gt;and I am contemplating that it couldn't be very reassuring to the turtle to have car tires whizzing past his ears, when I see something else in the road.&lt;/p&gt;
&lt;p&gt;Now I am doing about 50 miles per hour and in the short amount of time I had, I thought; 'That can't be another turtle can it?'&lt;/p&gt;
&lt;p&gt;Sure enough, but this one was HUGE! I think he would have hit the undercarriage of the car. So I did what any other rational woman driver would do. I SWERVED! Happy Spring!&lt;/p&gt;
