      <description>&lt;p&gt;Homeowners with Wachovia short sales can really benefit.&amp;nbsp; Those out of state buyers from Canada for vacation homes can really take advantage of not having to wait FOREVER for an answer.&lt;/p&gt;

      <title>Pre-Approved Short Sales in Gilbert and Tempe Arizona for Sun Devils</title>
      <description>&lt;p&gt;Finally, normal may be moving in the right direction.&lt;/p&gt;
&lt;p&gt;Homeowners with loans at World Savings, Wachovia and Golden West may be the lucky ones getting some relief.&lt;/p&gt;
&lt;p&gt;It turns out that World Savings for homeowners in areas to include Gilbert, Mesa, Chandler, Tempe, Ahwatukee and other Phoenix Cites close to Phoenix Sky Harbor Airport will be getting some relief.&amp;nbsp; Homes for sale as short sales may give great opportunities for student housing near Arizona State University and Mesa Community College because those above banks have started rolling out their pre-approved short sale program.&lt;/p&gt;
&lt;p&gt;Many homeowners can benefit from doing a short sale and if they can get pre-approved, it allows those homes to sell within a very short period of time.&amp;nbsp; Especially since the approval process can be as short as 7 to 10 days from file opening and you don't have to have a contract in place to start the process.&lt;/p&gt;
&lt;p&gt;Finally, some relief.&lt;/p&gt;</description>

      <description>&lt;p&gt;It's tough to find a dry cleaner that doesn't double crease pants or shirts.&amp;nbsp; Prestine Cleaners not only provides excellent quality in the work that they do, every morning I go in, I am greeted by either Mary the manager or Randy the owner.&lt;/p&gt;

&lt;p&gt;You see, I work with investors that fix and flip properties.&lt;/p&gt;

&lt;p&gt;I decided that we could write on some short sale properties and at worst, if they go to foreclosure through the bank's stupidity, we can buy them there.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Is it scorn or is it a warning?&amp;nbsp; Either way, the message is clear, bin Laden can kick back and relax while BofA does more emotional harm and damage to Americans than any terror attack could.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Why continue to punish the American people with such psychological distress?&lt;/p&gt;
&lt;p&gt;Why ask for a note to be signed in a non-deficiency judgment state?&lt;/p&gt;
&lt;p&gt;Why are you declining short sale offers at higher amounts than you are setting the credit bid at when it goes to auction?&lt;/p&gt;
&lt;p&gt;Why the stupid re-starting of the process at your own whim and desire?&lt;/p&gt;
&lt;p&gt;Why are we lied to and told we would have contact in two weeks to 30 days only to find out on the 40th day that the file has been reassigned and that we now have to wait again?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What sick pleasure and joy do you get from taking bailout money and then not returning the same compassion to the taxpayer that in part paid for the bailout?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Get it&amp;nbsp;together, please.&amp;nbsp; You have very likely hurt more American families than any terror organization could.&lt;/p&gt;</description>

&lt;p&gt;I have a short sale in process with a great servicer for getting short sales done, EMC Mortgage.&amp;nbsp; Prior to listing the property and soliciting offers, I called to find out what additional information the investor/MI company might need.&amp;nbsp; I was told this was an MI file and that they have, at times, requested promissory notes.&amp;nbsp; I explained that that type of note would be futile to attempt to get for two reasons:&lt;/p&gt;
&lt;p&gt;1.&amp;nbsp; The client just doesn't have the ability to pay.&amp;nbsp; Both lost their jobs and have had to move in with family.&amp;nbsp; One is over 50, the other is over 30 so they aren't too happy with what is going on.&lt;/p&gt;
&lt;p&gt;2.&amp;nbsp; The property is in Arizona, a non-deficiency judgement state.&amp;nbsp; No matter what, there is no recourse to the borrower.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Guess what, we get a cash offer higher than the comparable competing properties by over $5,000.00.&amp;nbsp; A cash offer and it's being held up because Triad wants to get a promissory note signed.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;This may be the right decision.&amp;nbsp; I cannot predict what the property will sell for once it hits the REO market but I will keep you posted so financial investors can see that their money is either being used wisely or not.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;In the meantime, I know I will never list a short sale with Triad Guaranty if the owners are still occupying the property.&amp;nbsp; Why should a seller with Triad Guaranty mortgage insurance lift a finger to attempt to sell a home for a higher amount than an REO property would get, provide a seller property disclosure statement and take on the potential for a non-disclosure lawsuit in the future, fill out tons of short sale paperwork and try to do right only to get bullied into signing a note they couldn't afford to pay in a non-deficiency judgement state?&amp;nbsp; It may be easier and less stressful to live for free until the D-Day comes and try to get &quot;cash for keys&quot;.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;There are good short sales and bad.&amp;nbsp; One question taxpayers and investors with either WL Ross &amp;amp; Co., LLC or Wells Fargo should be asking is:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How can you turn down a short sale on February 12, 2009 by asking for a net amount of $104,000 and then set the credit bid for the trustee's sale at $78,750??&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When you take into consideration closing costs and professional fees, this would require an offer $30,000 more then they set the credit bid.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Is it more important for banks to foreclose on people now that they have bailout money?&amp;nbsp; Apparently, per James Fullwood (see other post) this property had two opinions of value done on it to show that it was worth over $100,000.&amp;nbsp; If so, why set the credit bid so low?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Can anyone come up with any explanation as to why they would do this?&amp;nbsp; I can't.&lt;/p&gt;</description>

&lt;p&gt;&lt;strong&gt;They postpone the trustee's sale with 2 hours to go and rush order the BPO!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;10 days later, Trista has an approval!&#160; You think that's great so far?&#160; She hasn't done anything yet!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;During the appraisal and inspection, the buyer comes across some information that makes him think twice about the value he is paying for the home and requests a pretty big drop in price.&#160; &lt;strong&gt;Mind you, this is supposed to close pretty quickly!&lt;/strong&gt;&#160; I call Trista and explain the situation.&#160; Her response:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&quot;Well, I can see how that would affect value.&#160; I will see if this was taken into consideration during the BPO.&#160; If not, I will order a second one and have these items checked out and we will consider it.&#160; If it is on the BPO then it will be tough but I will see what makes sense.&quot;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Why can't all servicing companies operate the same way to mitigate a loss?&#160; &lt;/strong&gt;Regardless of Trista's final decision, I am confident that she is making a strong effort to gather facts and make a decision based upon what information she gets.&lt;/p&gt;
&lt;p&gt;She communicates effectively (and sternly) and is working to save an American from foreclosure and American taxpayers from shouldering a loss caused by poor mitigation policies.&lt;/p&gt;

      <description>&lt;p&gt;I really don't want to take short sales from certain companies that have horrible reputations for handling their mortgage clients.&amp;nbsp; Countrywide, Washington Mutual and Bank of America are notorious for delays.&amp;nbsp; I usually forward on blog posts to substantiate my reasoning for not helping on a short sale as I didn't want their incompetence to reflect upon me.&amp;nbsp; &lt;strong&gt;Well, if you ever need a reason to give to a client on why you are passing up the miserable experience GMAC might provide, use this freely.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;GMAC mortgage used to be a great company intent on helping people take part in the American dream but today &lt;strong&gt;I decided not to list another GMAC short sale, EVER.&lt;/strong&gt;&amp;nbsp; I had the absolute displeasure dealing with Cliff, the loss negotiator who told me,&lt;/p&gt;

&lt;p&gt;Cliff took too long on the first offer we received and they walked.&amp;nbsp; We received a second offer and they were about to walk when Cliff decided to push the button.&amp;nbsp; Not GMAC, not the CFO but a loss negotiator hellbent on creating another shattered short sale.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;Recently, I have been in contact with investment groups preparing them to buy undervalued properties.&amp;nbsp; Can a fix-n-flip be done in a declining market with no real end in sight?&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Why it works? - &lt;/strong&gt;The asset managers working for the banks don't care about putting money into homes.&amp;nbsp; Therefore, if a condition will pop up on a government appraisal, the bank won't pay.&amp;nbsp; The buyer walks and the asset manager slashes the price to try to get someone to buy it.&lt;/p&gt;

&lt;p&gt;Sure there are anti-flip policies and other risk factors to consider but since government financing is ruling our kingdom it's making it all worthwhile.&amp;nbsp; I'm helping to bring run down properties up to par with the cleanest homes in that market area.&amp;nbsp; I help get buyers a great deal and pick up others along the way.&amp;nbsp; I'm keeping construction related companies busy with work and turning a profit for an investor.&lt;/p&gt;

      <title>Have my open houses been successful because I plan to make phone calls?</title>
      <description>&lt;p&gt;Rather than get distracted at either my home office or real estate office when I want to do my regular past client follow-up calls, I decided that this year, I would do them at open houses held during the week or on weekends.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I've even tried doing open houses during the week, &lt;strong&gt;during the day!!!&lt;/strong&gt;&amp;nbsp; Same result, 15 people at one, 12 at another.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Is it because I plan on making phone calls and fate won't allow it?&amp;nbsp; Or, is there an increase in pent up demand of people that want to buy homes?&lt;/strong&gt;&lt;/p&gt;</description>
