Buyers Are Getting Smarter - 10/28/10 11:54 AM
It seem from previous surverys that the McMansions are not so much in demand.
The younger generation wants what Mom and Dad took years to accomplish and they want it now.
In our area the new home builders are scaling back on the sizes of the houses because of demand and price point. Around 2600 square feet is the acceptable size for most buyers. They want a simpler lifestyle.
Most buyers are under 45 years old with household incomes of $75,000.
Buyers are smart these days knowing the economy isn't at it's best with some believing it will only get … (1 comments)

3.8% Sales Tax for Selling Your Home..Example - 10/28/10 02:27 AM
I wonder if the " 1% Transaction Tax " proposed by Washington, would be on top of this?
If this tax sticks, and goes into effect, consider this:
If you sell your home after 2012:
$100,000 home:
3.8% tax =                                                 $3,800 from your pocket
5% Real Estate Broker's fee (both sides):     $5,000
Sub Total =                                                $8,800
Plus title and closing fees                           $1,500   approximate
(many RE Brokers charge 6% (both sides)   $1,000   additional cost
$11,300  with 6% RE Commission  (11.3% of sales price)

$400,000 home:

3.8% tax =                                                 $15,200
5% Real Estate Broker's fee (both sides):     $20,000

Sub Total =                                                 $35,200

Make The Pumpkin Smell Good - 10/26/10 05:06 PM
Make the Pumpkin smell good
As long as you spend the time to carve the pumpkin and making scary faces why not make it smell good also?
On the underside of the top put some cinnamon, nutmeg or pie spices. Then stick some gloves in the top.
Light a votive candle put the top back on and enjoy the aroma.

History Of Halloween - 10/26/10 04:36 PM
History of Halloween
Halloween is a fun time for the kids and some adult parties. It's nice that dayight savings time starts after Halloween night so the kids will remain safer. In Denver our first snow usually lands on Halloween but hopefully not this year,
The name "Halloween" began as "All Hallows Eve." This became "All Hallow E'en," leading to "Hallowe'en," or Halloween. It was the evening before All Hallows Day, which was later called All Saints' Day. (In this case, "hallows" meant "saints.")
All Saints' Day, a feast for all martyrs and saints, was celebrated on November 1st for the … (0 comments)

The Ant and the Leaf - 10/22/10 03:25 PM
Today I walked out in the driveway to get the mail, as I did, I noticed a little ant dragging a big leaf 20X his size across the driveway to his home.
It came to me that as big as that leaf was and the distance he was dragging it, there had to be some major motivation,   At anytime, he could get run over by a car or stepped on,.But he remained focused, He didn't care about the conditions of his job, rain, snow, wind, sun or the dangers of being eaten by a passing bird.. He remained focused … (0 comments)

Details on the Parker Road and Arapahoe Road Flyover Ramp - 10/22/10 01:33 PM
Details on the Parker Road and Arapahoe Road flyover Ramp Project Overview
We are excited to see this flyover become a reality.  This intersection is a major problem with traffic being more than the area can handle.  With new housing starts and new shopping areas this has addd to the congestion.
In late June 2010, the Colorado Department of

Transportation (CDOT) started the final phase of the
Parker Road/Arapahoe Road interchange improvement
project. The project will construct a grade-separated
interchange that carries Parker Road over Arapahoe Road.
The corresponding ramps will also be constructed to
complete the full interchange. The … (0 comments)

History and Dates of Daylight Savings Time - 10/21/10 07:21 PM
History of Daylight Savings Time
I always thought the clocks were adjusted to give the farmers more daylight to work the crops. Not true.
Daylight Savings time begins each year at 2:00 A.M. on the second Sunday in March, with clocks moving ahead one hour. Standard time begins each year at 2:00 A.M. on the first Sunday in November, with clocks moving one hour back.
Hawaii and Arizona do not change their clocks.  It is not mandatory that any state goes to DST.
Benjamin Franklin in 1784 suggested changing clocks to allow more daylight during World War 1 and World War … (5 comments)

Someone Used Our Debit Card - 10/19/10 06:12 PM
Someone took our debit card number and tried to use it 7 times for the same amount of $500.00. It came from a very well known online anti -virus company.  Thank goodness our Credit Union caught it and did not honor it.  We had to cancel the card and start over.  After many calls to try to find out who did it no one would own up to it.  Thankfully nothing was lost.
I make sure all blank application forms are shreaded and anything else with account numbers on it. keep record of your credit and bank card statements each month. Get a free … (2 comments)

What is a HUD-1 Government Form That Will Be Signed At Closing? - 10/14/10 11:41 PM
The HUD-1 statement is a uniform document used nation wide.  All of the numbered lines are the same throughout the United States so the Department of HUD can audit files with the same uniformity.  Since the title companies all use different forms, one for the buyer and one for the seller, they also have to use the HUD-1 form and put the closing figures for both the buyers an sellers on it.
A document that provides an itemized listing of the funds that are payable at closing. Items that appear on the statement include real estate commissions, loan fees, points, and initial … (3 comments)

The Purpose of Title Insurance - 10/14/10 11:25 PM
It is customary in Colorado for the seller to pay for the buyers title insurance.  The mortgage company will not close without it and neither will the title company.
What is title insurance? Newspapers refer to it in the weekly real estate sections and you hear about it in conversations with real estate brokers. If you've purchased a home you may be familiar with the benefits of title insurance. However, if this is your first home, you may wonder, "Why do I need yet another insurance policy?" While a number of issues can be raised by that question, we will start with a … (4 comments)

Final Walkthrough..So Important - 10/12/10 11:09 AM
Have you every had a closing then get a panic call from the buyers telling you all of the copper plumbing  is missing?
If the house is vacant there is no telling what the buyers will find after they get the keys. Maybe a squatter living there because it was staged really nice, broken windows and missing appliances or a Meth lab has been established.
I once heard that the former tenants came back a took all of the doors off including the front door. Are the original appliance's still there or were they changed out for ones of lesser value.  Is the electrical … (3 comments)
