What House Can You Really Afford?

What does “value” mean to you? To me, the word “value” means priceless—things money cannot buy.
The problem with the American mentality is that we put such importance on material things and not on things that are valuable.

I cringe when I read inspirational or financial books that encourage people to strive to buy their “dream home.” What kind of message does that send? That people can only be as happy as the size of the home they live in? That they are better parents for providing a bigger home for their children?

The economic and real estate collapse we’ve recently endured should deliver a big message for those people striving to buy their “dream home.” I’m going to tell you: Do not buy your dream home. Learn what you can afford on paper, and then buy a home for half that price.

I know…you’re thinking, “WHAT?”

Let me explain. After my husband finished school in 2007, we decided to buy our first home. We went online to a dozen different mortgage calculators, and we sat down with a mortgage broker. The mortgage calculators asked about our income and any debt we had.

We had no debt except our car payments, so the average mortgage calculator said we could afford a $450,000 home. I looked online and found some very beautiful homes in that price range around the Austin area. It was exciting to see we’d be able to buy a three-thousand square-foot home, with a bonus room, office, four or five bedrooms, island kitchen with granite counter tops and possibly a swimming pool.

It was like a giant carrot was dangling in front of us. My husband and I spent our weekends driving by these homes, and imagined living in one of them very soon. But one thing puzzled us. Each time my husband and I “crunched some numbers” and saw what our new budget would be, we never had enough money (or we were stretching our budget too thin). We asked each other, “Why do these mortgage calculators tell us we can afford a $450,000 home when our own calculator tells us otherwise?”

Mortgage calculators don’t ask you about the valuable and priceless things you want and need to do for your family. If you buy a home at the maximum you qualify for (which most Americans do), then you’ll have very little left for the most valuable things in life, or you’ll pay for the valuable things anyway and end up in credit card debt.

Here’s a list of things that are valuable to my family that the mortgage calculator never asked about:
Pre-school for 2 children: $10,000 per year
College fund for both kids: $233 per month
Retirement planning, IRA, investments: $650 per month
Life insurance (for both me and my spouse): $120 per month
Health insurance: $820 per month
Disability and catastrophic insurance: $225 per month
Sponsoring three children in Africa: $105 per month
Tithing and charitable contributions: $550 per month
Gym membership: $49 per month
Soccer classes for 2 kids: $110 per month
Ballet class: $54 per month
Gymnastics class: $48 per month
Swimming lessons: $300 per year
Tickets to professional sports games: $500 per year
Tickets to concerts and theater performances: $500 per year
Sea World/Entertainment: $1,000 per year
Organic groceries: $4,000 per year
Doctor visits, co-payments: $600 per year
Landscaping, home upgrades: $3,000 per year
Birthday, baby shower gifts, etc.: $600 per year

How in the world would we have been able to afford a $450,000 home and still pay for pre-school for both children, soccer/ballet classes, summer camp, Sea World, health insurance, doctor visits, organic groceries and donations to charity? Right, we couldn’t have afforded it without using credit cards.

So, we chose to buy a modest home for $215,000—half of what we’d qualified to buy! Our house doesn’t have granite countertops, and we don’t have a swimming pool. We converted one of the bedrooms into an office and our landscaping is sparse. But by buying a house for half of what we qualified for on paper, we have the ability and freedom to invest in our future, donate to charity, start a business, send our children to the best schools in town, eat quality food and travel the world—all without incurring a nickel of debt.

Sure, it was a bit deflating to my ego to go shopping for a 5,000 square-foot home with all the bells and whistles and end up buying a home half that size. But now that we’ve lived in our home for almost four years, I realize it was the best decision we ever made. If we had bought a $450,000 home, would we be happier than we are now? Of course not. Would our friends respect us and cherish our friendship more? I hope not (if so, then they weren’t really friends anyway). Would my parents be more proud of me? I don’t think so.

So why do we do it? Why do we feel pressured to go too far and buy the most house we possibly can—and then live under constant stress to pay for it all?

What’s valuable to you and your family? What is priceless? Budget for these things first, and then see what you have to spend on a home. In five, ten or twenty years when you look back on your life, what do you want to see? That you barely made your payments on your home each month, or that you were able to do everything you ever wanted to do with your family stress and debt-free? Picture your family in a smaller, more manageable home. Would your marriage be any different? Would your friends abandon you? Of course not.

Revitalizing Kitchen Cabinets

Heat, water, grease and food residue can take their toll on your kitchen cabinets. According to the home improvement experts at Lowe’s, you might be surprised what a good scrubbing can do. When you're ready to clean your cabinets, Lowe’s recommends the following:

Label or number the cabinet doors if you remove them so you'll put them back in the right place. (If you're sanding or painting, don't sand off or paint over the marks.) The holes for the hinges (door and frame) need to match too, so you can easily determine which door goes where.
Lay plenty of drop cloths to protect countertops, appliances and floors.
Wear gloves and eye protection when using a cleaner such as TSP (trisodium phosphate).
Clean thoroughly, following the cleaner's instructions. Keep a clean surface of the cloth in contact with the cabinet for best results.
Rinse the cabinets. If the rinse water looks dirty, repeat the cleaning process.
Allow the wood to dry.

Cleaning and Updating Cabinet Hardware
Hardware (including hinges) gets greasy and dirty, too. Since you have the doors off, remove the knobs and hinges, and clean the hardware:

Soak the hardware in a soapy-water solution for 30 minutes.
Scrub lightly with a soft brush and rinse.
Let dry and apply the proper polish.

If you need to replace one or two pieces, take one set with you when you go to the store. But if your cabinet hardware is older, it may be difficult to find an exact match. With all the knobs and hinges off, it's a great time to shop for new hardware.

You should also take some of your old hardware along to make sure the new hardware will fit your existing doors.
Many decorative styles of hinges, knobs and pulls are available at retailers like Lowe’s in various colors, metals and finishes:

Polished, Sterling or Antique Brass
Nickel
Aged Bronze

When choosing the finish for your hardware, think about what style will look best in your home. Tips on Closing Your Credit Cards: The Real Consequences

When someone is considering paying off debt, they are often under the misconception that closing a credit card will damage their credit score. While this may be true in some circumstances, there are many instances in which it will not cause a score to drop. When helping people decide whether to close a credit card account, there are two important factors to consider.

First, consider whether you still owe a balance on the credit card. If you do, this is probably not the time to close the card. By electing to close a credit card before it is paid off, you effectively lower your available credit limit-to-credit balance ratio (utilization ratio). To have a good credit limit ratio, you need to keep balances at 30% or less of your available credit limit. When you close a credit card with a balance on it, you effectively lower the credit limit to the level of the current balance.

Here is an example:
Open credit card: credit limit is $1,000; current balance owed is $300.
Ratio = 30%
Closed credit card: credit limit is $300; current balance owed is $300
Ratio = 100%

That 100% is very hard on a credit score and will cause it to drop. It is important to note that utilization rates do not look at one card at a time. If someone has multiple cards, the rate will consider the total limits and amounts owed on all cards. If possible, pay off your credit cards in full each month.

Another misconception about closing credit cards is that the card will be removed from the credit report after seven years. The truth is that positive credit history can remain on your credit report forever; even if you close the account. The only items required to come off a report in seven years are negative entries (10 years for some items like bankruptcy and judgments). It is true that items that have not been reported in the last 24 months may not be as heavily weighted in a credit score. However, they will still be included.

Finally, think about how you may be using your credit in the next six-to-12 months. If you are considering purchasing a home or a car, you may do better to wait to make changes to your credit until after you have completed the purchase. It is not a time to be opening a new credit account or incurring additional debt on existing accounts. At that point the focus should be on paying down any credit card debt you may already have.

Bottom line, when considering closing credit card accounts make sure the accounts are paid-in-full first. Also, understand that a positive account in good standing may remain on a credit report indefinitely. That is a good thing.

There are few things that can make a new house feel lived in like hanging your own personal artwork. Whether you're hanging family photographs, framed artwork, mirrors, or posters, these items give the eye a place to focus and complete the look of a room.

While a properly hung picture adds to a room, a poorly hung picture can draw the eye in a negative way. Follow these instructions to make sure your framed pictures are hung properly and securely.

Hanging a picture is a two-person job, so you'll want to recruit a helper before you get started. Next, you'll want to choose the right hanger for the weight of your framed art.

Once you've got your helper and your hardware, follow these three steps

1. Decide which wall will hold the picture. Balance the size of the art with any furniture that sits against the wall. For example, use a large painting over a large sofa—a small painting would be dwarfed by a big object below it. If you must hang a small item in a large space, consider grouping it with others for greater visual impact.

2. Decide where on the wall the picture will hang. Will you center the picture over a piece of furniture or center it on the wall itself, with furniture pieces spaced around it unevenly? Both ways can be attractive.

3. When hanging a group of pictures, arrange them on the floor first. If you have a grouping of several small pieces, lay them on the floor and experiment with how you will arrange them in relation to each other. You should know how the group will come together before you begin nailing. Measure the dimensions of the group as one unit and use those measurements to figure wall placement.

A: There are a few things to consider, including cost, individual needs, and what will add value down the road. Also important: your emotional attachment to the existing home.

As designer and builder Philip S. Wenz, the author of Adding to a House: Planning, Design & Construction, notes, an addition is much cheaper than building a new home and can offer a “new” home without the heartache of moving.

Other considerations:

Can you finance the home improvement with your own cash or will you need a loan?
How much equity is in the property? A fair amount will make it that much easier to get a loan for home improvements.
Is it feasible to expand the current space for an addition?

Protecting Your Hardwood

No matter what the setting, the good looks and durability of hardwood floors can be maintained with minimal effort. It’s simply a matter of proper care and maintenance.

The American Hardwood Information Center, www.HardwoodInfo.com, in conjunction with the National Wood Flooring Association suggest the following care and maintenance guidelines to keep hardwood floors looking beautiful today, and for years to come. Here’s how to begin.

General maintenance guidelines

All hardwood floors should be cleaned regularly to remove dirt and grit from between the floor boards. Avoid using a wet mop which can dull the finish. Instead, sweep with either a dust mop or broom that features exploded tips, or vacuum the floors using a vacuum with special hardwood floor attachments or one with the beater bar turned off.

Wipe up any spills immediately, using a soft, dry or slightly damp cloth, starting at the edges of the spill and working toward the center. Allowing spills to remain on hardwood floors could damage the finish, as well as the wood.

Avoid walking on hardwood floors with sports cleats or high heel shoes in disrepair. These can scratch the finish, or even dent the floor. Placing felt pads on the bottom of furniture legs will also minimize scratches.

Further minimize scratches by placing scatter rugs at all entrances to help keep small stones and debris out. But choose wisely. Scatter rugs with rubber backs can discolor wood floors. Special rug mats can be purchased from a wood flooring retailer to protect the floors from discoloration.

You’re not "finished" just yet

Knowing which type of finish applied to protect the hardwood floor is important. Different flooring finishes require different kinds of care, so if or when in doubt, contact the flooring manufacturer or a wood flooring professional in your area.

There are three major types of wood flooring finishes available— surface finishes, wax and acrylic impregnated –and the experts at the National Wood Flooring Association stress that using the right maintenance products will protect and prolong the life of the floor.

Surface finishes, also referred to as urethanes or polyurethanes, are practical and very popular. They remain on the surface of the wood and form a protective coating that is water-resistant, durable and requires minimal maintenance.

For cleaning purposes, use products recommended by the flooring manufacturer. If the floors were finished or refinished on site, contact the installer. If neither is known, use a generic hardwood floor cleaner which can be purchased at a retail flooring store. Never use wax-based or petroleum-based products on a surface finish floor, as they will damage the finish.

Wax finishes soak into the wood, harden to form a protective penetrating seal, and when needed, are maintained with additional thin applications of wax. Only solvent-based waxes, buffing pastes or cleaning liquids made specifically for wax-finished wood floors should be used.

Use cleaning products, available at retail flooring stores, made specifically for wax finishes. Follow the directions carefully to determine how long the cleaner should remain on the floor. Once the floor is clean, apply a new coat of wax to restore luster.

Acrylic impregnated finishes are injected into the wood to create a super-hard, extremely durable floor. These finishes most often are used in high traffic areas of malls, restaurants and other commercial settings.

Cleaning an acrylic impregnated floor depends on the finish. If the floor has a urethane-based finish, follow the same procedures suggested for surface finished floors. If the floor has a nonurethane-based finish, use a spray and buff system, as recommended by the manufacturer.

The smartphone market continues to reach milestones both here and abroad. As of March 2012, over 50 percent of all U.S. mobile subscribers now owned a smartphone, according to Nielsen.
A new report published by HIS indicates that global smartphone adoption will reach 54 percent by the end of 2013; two years faster than previous projections.
Knowing this and operating under the premise that smartphone penetration will only continue to grow exponentially due to low-cost handsets and increased demand, it begs the question; who is smarter? Us or our phones?

What I’m getting at is that it’s no secret that mobile adoption, smartphone adoption in particular, is not just a trend but the direction in which society is moving for the access to information.
Having these facts at our disposal should allow us to come to the conclusion that it is more important than ever to transition our brand to one in which mobile consumers can interact with.

To be more specific, our traditional websites have not been designed for use on mobile devices, yet as smartphone adoption continues to rise, mobile Web adoption will grow exponentially.

Every family needs storage space, but if finding something in your garage is like making your way through an obstacle course, it’s time to make better use of space.

“There are many easy and inexpensive storage aids available out there that can make the most of garage space,” says big-box store lumber manager Randy Haig. “With a weekend and less than $100, you may be able to take garage space to the max.”


Haig offers ideas for three simple fixes:

•    Look overhead – If there are exposed rafters, laying some planks across them will give you additional space for seldom-used items such as holiday décor, seasonal sports gear or extra luggage. You can also build hanging storage bins to hang from the ceiling joists if there is space beyond the garage door tracks.

•    Deck the walls – They are prime real estate for shelving, hooks and hanging space. Simple brackets and sturdy shelves can do wonders for getting paint, garden tools, cleaning equipment and other things off the floor. Buy heavy duty brackets and shelves that can withstand some weight. Pegboard is versatile for hanging small tools and yard gear, like shovels, rakes, and drills, from sturdy hooks. A step up from pegboard is slat walls, like the ones used in many hardware stores. Cabinets, bins and shelving just pop right in and can be re-arranged as necessary.

•    Clear the floors – Building or buying shelving units that hug the wall is one way to save space. Upright bins and storage tubes can holds yard equipment, sports gear and gift wrap supplies. Clear, stackable storage bins, clearly marked, provide see-through access to gloves, tapes, and other gadgets – and a rolling storage cart you build or buy can be stashed next to built-in or added shelving and moved around for convenience.

There are times when you need to change the locks on your home to protect your family and possessions. It should always be considered when you move into a new home; when keys are lost, stolen or unreturned; or a cleaning or other service provider hasn't returned the key.

Replacing the lockset would give you a totally new mechanism that should work better and if you go back with the same manufacturer, you'll probably avoid any carpentry.

FHA to Cost Borrowers More - 12/3/2012

FHA has announced a major change to its loan program which allows borrowers to cancel the mortgage insurance premium (MIP) when their unpaid balance reaches 78% of the original purchase price. While no specific date has been set for the change, sometime in 2013, new FHA loans will require the mortgage insurance for the life of the loan.

At existing rates, the monthly MIP on a $168,875 mortgage is $178.99 per month. Under the current rule with normal amortization, the MIP would no longer be required in 9 years and 9 months. However, under the new rule, it would last for the entire 30 year term.

They also announced that the annual MIP will also be increased from 1.25% to 1.35% at some point in the near future. HUD, the parent agency for FHA, is making the changes to restore the capital reserves of the program that are needed to fund failed loans.

People that can close a FHA loan before the change takes place will fall under the old rules for canceling MIP and the lower rates. Since no date was announced, it is not known exactly when the changes will take effect

While this information will probably not make the evening news, it will have a big impact on borrowers planning to use an FHA loan. Please pass it on to anyone you know who might be considering purchasing or refinancing with a FHA loan.
