A day doesn't go by that we don't get a call for financing ideas on single wide mobile homes. There are so many in Florida, because people retire here on fixed incomes and single wides are a super value. But, if you can't pay cash for your retirement pad, what are (9 comments)
HUD, in June of 1976, began regulating how manufactured homes would be built. Previously, it was every manufacturer for themselves and some homes were great and some, not so much.

I just helped a veteran buy a single wide mobile / manufactured home with 100%
financing and 6% seller concessions!!!!
FHA loans still require a 2.25% down payment, but the FHA will allow the seller to contribute 6% toward the buyers closing costs, pre-paid interest and home owner's insurance policy. (0 comments)

4309 Coyote Trail, Polk City, FL 33868 - in the Country Trails subdivision.
This lot had a big double wide on it a year or so ago. This means the septic, power, city water, tie downs . . . . are all ready and waiting!

As an expert in financing manufactured / mobile homes in Florida, I often get calls asking for sources of homeowner's insurance. I advise my clients to do some shopping on their own, but if they run into a brick wall I ask them to call Connie and Sue.

In a co-op the residents have "Shares" that give them specific rights to their lot and community property, like the clubhouse and pool and so on. Many lenders have a hard time understanding mobile homes, let alone a valuable share to go with it.

I have a list of lenders that will finance mobile / manufactured homes in Florida. I know a lot of people have been turned away on this property type because so many lenders have had so much trouble with these.

Why not? The park can sell the home in lots of cases. The transaction is a lower dollar amount, but they are simple transactions and more affordable to your buyer. If you can dig in to a community or two, the chance for referrals and growing your business is very high. (0 comments)
