I know everyone who didn't lock in a 4.5% is probably kicking themselves.  Rates have moved up since the inauguration, now their in the high 5'sand some lenders are posting FHA rates close to 7%.  In spite of the hype, I think very few people locked in at 4.5%.  Some weren't ready and some got greedy and were holding out for 4%.
Here in Idaho, we have Idaho Housing Loans, and they are still in the low 5's for purchase and rate and term only refinances.  Their rates don't change as often, it has to do with the bonds they issue and … (1 comments)

Either you shape the culture around you or the culture shapes you.  Either you influence everyone around you positively or you allow their negativity to influence you.  You know that they say there are people that are "glass half-full" people and there are people that are "glass half-empty".  Funny thing is, they are BOTH RIGHT. The glass is BOTH half full AND half empty.

mortgage rates: More Details on the Increased Loan Limits - 02/14/08 08:12 AM
With the President's signing of the economic stimulus bill, more details have emerged.
The bill sets the FHA and conforming Fannie Mae/Freddie Mac loan limits to the lesser of $729,750 or 125% of an area's median home sales price. If 125% of an area's median home sales price is below the current conforming loan limit of $417,000, the $417,000 limit still applies. The area median home price is determined by HUD and is based, in part, on the National Association of Realtors data for each MSA.
The FHA and conforming limit changes are temporary and are set to expire on Dec 31, 2008.
