The market statistics for Hayward and Castro Valley show results in two contiguous communities with different personalities. Hayward is a much larger city with a population that is over 140,000. Castro Valley is an unincorporated community with a population that is slightly over 60,000. One of the attractions for Castro Valley home buyers is excellent schools. As can be expected, Hayward has far more homes listed for sale than Castro Valley. What is striking is the relative balance in the percentages of REO and short sales for single family detached homes in both cities compared to the large difference

CUSTOM CARS AT DINO'S GRILL IN NEWARK, CA. - 10/28/11 10:35 PM
I went down to the shopping center at the intersection of Jarvis Ave. and Newark Blvd. to get my hair cut. I drove into the lot by Dino’s Grill and what should I find but collection of cars from members of the Classic Cruisers car club. The car owners gather every Friday evening at Dino’s for dinner and to enjoy each other's company. These car guys are a special breed. Market Statistics for Fremont and Newark, Ca. 10-27-11 Fremont and Newark real estate prices and statistics tend to track fairly closely. Fremont is a much larger city with a population that is approximately 6 times the population of Newark. I think that you can gather the size disparity from the number of listings in the respective cities posted below. Newark and Fremont real estate is also not comparable in all price ranges. Newark does not possess the above million dollar homes that can be found in Fremont. Prior to the real estate bubble bursting you could pay over a million dollars for a Newark home

Does HARP give hope or is it more of the same old same-old? Are the recently announced revisions to the Home Affordable Refinance Program (HARP) going to make a MAJOR difference to the many underwater home owners that are being led to believe that they are being thrown a life-line? I don’t think so. For those who are already facing foreclose the revisions are meaningless. Criteria number one is that the mortgage has to be paid current. The inventory of available homes has changed over the last month in the Fremont real estate market. Single family listings have declined by more than 10% while listings of condos and townhouses have shown less of a drop-off. What does this mean? It is not enough of a sample to know. I will follow the numbers and see if there is a trend. The number of listings can be influenced by the time of the year. They are certainly influenced by the economy. In the case of single family detached homes, more that 50% of the listed properties are “normal”
