You need the right offer…the best offer…whatever that is…highest and best price…price and terms that are satisfactory…whatever defines best in those particular circumstances.

 The market report for Newark, Ca. for 11-30-12 is that there is not much about which to report. Sure, houses are selling. They are selling so fast that they don’t stay on the market long enough for many buyers to even find them. Buyers are frustrated! Limited viewings. Short offer deadlines. Limited inventory. Multiple offers. Everything is combining to make a challenging market for buyer and an incredible opportunity for realistic sellers. Realistic – because badly priced properties will still languish until properly priced.

Inventory continues to decline in Newark, Ca. A year ago there were plenty of houses for sale and average or lower interest from buyers. The market was more or less in balance. If anything, the market may have been leaning towards a buyers’ market.
 
In March the Newark market turned around. Buyers decided to buy but inventory had dropped drastically. Since then inventory has continued to be very low and has been getting lower. At the same time, demand by buyers has remained strong. The result: multiple offers and rising prices in the Newark real estate market.

Today, 6-15-12, there are 19 single family homes listed for sale on our MLS. On the same date one year ago the available number of houses for sale was 84!
Is real estate alive and well in Newark, Ca.? If you are a seller, the answer is ‘yes’. If you are a buyer who is frustrated with the many other competing buyers who are also making offers on the houses that you like the answer is HECK YES!

Foreclosures Fall In Bay Area screamed the headline in our local newspaper.
The article reported that Notices of Default – the first step in the California foreclosure process – fell more than 9% from March in Santa Clara County, 24% in San Mateo County, 21 % in Contra Costa County and 25% in Alameda County.
I read the news story the same day that I read the Active Rain post of Joe Manausa, a Tallahassee, Fla. Realtor in which he reports on the escalating number of Foreclosures in his area. I am reminded again that real estate is local.

House Hunters filmed an episode in our area – Fremont, Newark, Ca. – and it aired last Tuesday. I went down to the shopping center at the intersection of Jarvis Ave. and Newark Blvd. to get my hair cut. I drove into the lot by Dino’s Grill
                                  
and what should I find but collection of cars from members of the Classic Cruisers car club.
