For those that were not practicing real estate 20 or more years ago let me take you on a little trip of a typical day and the issues we faced working with primitive equipment. Picture no modern day computers, the architects drew the homes the accounts used paper ledgers, and we mailed black and white listing to interested prospects.
the typewriter one on each desk, we were encouraged to type in the blanks on our listing sheets and type in the blanks on a purchase document but neither was mandatory.

How many times have you heard I want: Privacy..View..water access, ..and low maintenance
in my next home. Now is that too much to ask?..oh and a place to tinker with tools!

Woodstoves and Cats a Bad combo..Poor Boo-man - 11/29/08 09:17 AM
Our Fury friends are heat lovers, and my orange male Tabby is no exception.
He just loves the Woodstove in the basement..this time a little to much.

Can you tell from that look he burned his feet (paws) on the wood stove.

All of his Pads were burned..and red with pain for a few days after this incident.
Our Vet, Suggested Neosporin for the burns he wasn't thrilled about the
application of the ointment but it does seam to work. Mr. Boo was playing again in a couple

Lately I have been ranting about our slow market, the bailouts, and the economy. But my Friends here in active rain have, been reigning me in.
Buyers looking for a sure thing (is what is holding back sales),we have all been bitten in the financial markets, my self employment pension is a joke. But people are judging everything as an investment. Primary home Real Estate is not a pure investment it's a place to raise your family. Everyone wants to know if the real estate prices have hit bottom? Will they go further?, When will they improve?
It only matters to investors and first time home buyers. Let me give you that answer again, there are only two groups that timing the bottom should matters too!!, 1) Investors & 2) first time home buyers.

How many agent feel they are off the hook to produce a buyer because the market lacks buyers?
How many agents have extended existing listings (as is) because the market is just in bad shape?
How many agents have accepted it when their sellers say we aren't expecting much in this market?
If you are alright with the status-quo and let your listings simply re-list without an attempt to educated your sellers what it's going to take to make their property sell..get out you lazy SOB, you are making us look bad.

I have a client who retired from the Automobile dealership business, we were talking about the bail out and I made the comment if I failed in my business I would go out of business..end of story.

 
But we don't manufacturer anything: Realtor provide a service to sell other peoples products, we don't actually produce this product we are the middle man and are paid a commission for competing the transaction.

I took out all the tools to get this one done. We had an out of state sale (relinquished property), we had a radon system,association documents and issues to tackle, there were battles over fixtures and decorations. We worked through addendum's ,extensions, lost garage door openers, inspection repairs, signatures from several different locations and multiple wire transfers. But today it's done, the drama is over (at least on one deal), and I have to tell you; having a good qualified intermediary made this all work. This marks the start of the new Ski Season, the guns are going full blast today.
 
November 2008, the guns are on it's 21 degrees out and opening day is
planned for 11/22/08 at Loon, they can lay down the white stuff pretty
fast if the cold temperatures stay where they're at. Gondola lift / left side.

We active rain junkies read, comment and commiserate with one another. Occasionally we share an uplifting story, a heart warming tale or an inspirational thought. It's hard in the real estate business right now but thank goodness we are independent and our time is truly our own. Sure we are at others beck and call but I can slip out to take a few runs on the hill, work in my garage, or play the back nine with a cell phone on vibrate and enjoy life between crisis's (what other 9-5ers can do that). After Columbus Day and before the Christmas week vacation, things get very quiet in the recreational and Ski property market.
If you are a buyer that wants to see as many properties in your price range as you can now is the time to look. Condos are generally not rented, and sellers are busy at their primary homes getting ready for the up coming holiday season.
Look when no one else is looking,  You will get better service and less activity can be a motivational factor for sellers when an offer is tendered.

I would like to share two short stories to illustrate my point. I have done both in my career so I feel I can make these statement about my observations.
Developers Sales Are not living in the Real World.
 I met a young man at a sales convention a few years ago. He was a top salesmen and won an award at this national conference. During a break out group he told us about the resort he worked at and the phenomenal amount of gross sales the development was doing. I was speaking with an agent the other day, and he made a comment about a new listing. He said " that listing should have been mine- I sold them the property" my response was too bad.

  Do you think you are entitled to a past clients listings?, Just because you're still in business doesn't mean you deserve loyalty and faithfulness from a client.

I have been trying to brand myself , but Cher, Oprah and Madonna took the really cool one word names that shout star quality. The Corporate moniker takes too long to be nationally recognized. We know what is being sold when we hear "plop plop fizz fizz" we can picture a slinky when we hear that distinctive sound.

Loon's New England pass for 08-09..skiing from Maine to Washington - 11/04/08 08:40 AM
Many of my friends have grumbled about the loss of the "FREEDOM PASS", offered in the past. This was a three mountain pass for Loon, Waterville, & Cranmore Mountains. This years New England Pass offers interchangeable skiing at Sugarloaf & Sunday River in Maine.. Plus Loon Mt. in New Hampshire. Sure the three are not that close to each other but they are superior Mountains when combined, I my opinion they make up some of the best terrain on the EAST COAST.

I want to share some personal experiences with you, that could have lead me in the opposite direction if I hadn't let patience be part of my decision.
