Kancamagus Scenic Highway, Lincoln New Hampshire...foliage near peak. - 09/29/09 10:52 AM
Kancamagus...proper pronunciation "kank-ah-maw-gus"...was a term the Penacook Native American Tribes gave to this part of northern New Hampshire. It mean "The Fearless One", if you have ever driven the Kanc (as the locals call it)...you know you have to be fearless to drive this route during the winter. But in the Fall there is no better foliage drive in the country.

One of the many Lookout points where you can pull over and enjoy the view. This morning the fog was socked in to the valley below and obscuring some of the spectacular mountain views.

Colors of the leaves are not Random…there is a reason

 
Trees respond to the decreasing amount of sunlight by producing less & less chlorophyll. Eventually, a tree stops producing chlorophyll for the season. When that happens, the carotenoid already in the leaves can finally show through. The leaves become a bright rainbow of glowing yellows, sparkling oranges and warm browns.

the truth about most resorts and older subdivisions, is this: The first locations developed were in many cases the best proximity to the Best Feature of the Resort or Town. While construction practices and design amenities have changed over the years nothing beats location...and anything can be updated.
Some examples of that in my Resort area are;

Well another beautiful day has dawned...and as I look out my back window I'm reminded my site work has got to get done before the snow flies or I'll be looking at a Grader and excavator for another winter.

I'm enjoying the view of the foliage...but the tonka trucks have got to go!!

It's a little cloudy in the Notch today, but it will burn off to be another spectacular day in the White Mountains.

When rules are bent or even broker with good cause...can common sense still be applied? - 09/23/09 08:36 AM
Here is the question of the day, Have we all gotten too rigid in our interpretation of the rules?
In a recent example of common sense taking a back seat to strict enforcement. I received a notice of a $2,500 dollar penalty being levied for the removal of ONE TREE, sure the covenants clearly state "penalties may be levied if cutting or clearing takes place outside of the approved home site envelope". But...the issue of tree removal has no flexibility for special circumstances. In this case...we found an undisclosed stump dump that is likely to have been buried 20+ years ago … (8 comments)

I love to host friends, and living in a resort town I'm often asked by old class mates what I'm up to this weekend? Truth be told You are welcome to visit, But I'm a Realtor, and weekends in resort property sales are the best (and sometimes only) times to show out of state prospects. The 200 mile Race from Franconia Notch to Hampton beach, has been billed as the longest relay in the United States (Friday am start). The old wounds never heal in a short sale every call is a root canal, or exploratory lobotomy. I was assured the last item needed for the file was a simple BPO, and it was due last Thursday. As many of you know it take several days to get the finding...requested material, or support data in to the file after it's received. There is no benefit in pushing the issue, if it's not in the file you'll have to wait for another day.

I have been doing this type of post a lot lately, but it's fall and it's absolutely beautiful in Northern New England this time of year. So I live in Woodstock New Hampshire, which is an hour north of the State Capital in Concord and just far enough away from most of the politicians and Massachusetts boarder jumpers to be considered life in the North country. Many of the second home/condos are considering long term rentals in order to keep the cost of ownership reasonable in our current economic situation. Winter Rental- White Mountain NH Ski Season Loon /Cannon resort area. - 09/11/09 11:54 AM
Not your typical two bedroom two bath...run of the mill rental. The owners have completed extensive renovations to make the inside something special. All Condominiums in a project look the same from outside, but that is where the comparison ends. White mountain commute to pick up a few items from the hardware store. With my ever present camera I decided to shoot a couple of pictures of my route through Franconia Notch State park.

When You live in the country it's a 20 minute trip to a chain-hardware store. There is a premium given to good planning. If you get home and have forgotten the most mundane item the project comes to a halt till another day. Entering Franconia Notch heading towards Littleton NH.

I grew up in the Metro Boston area, and like many transplants to New Hampshire I visited and stayed. Not exactly a weekend, I attended College at Plymouth State University..then never left. My indoctrination started when I was asked to participate in the annual Hog Slaughter (in real estate pigs can be cute but hogs get slaughtered-But that's a story for another time). I'm a city kid who Moved to the great white North, and never needed to see excess stretches of pavement again (given the choice or any excuse).

One of the highest roads in the North East allows traveler to go over Kancamagus pass between Lincoln New Hampshire and North Conway.

For a span of 32 miles you will see nothing but beautiful vistas and meandering rivers. No Gas, no Food, no nothing, but wilderness.

I have always said it's easier to sell a property that you could see yourself owning.I have been showing this home for the past 3 months, and I know where the two corner pins are by the road.
