Spring Track…is proud papa time for me. On Saturday (of the Memorial Day weekend) the Class I championship was held at Coe Brown Academy. I was unable to attend this year due to real estate obligations, but if it was anything like last year I’m sure there was a huge turn out. My son Conor was scheduled for three events: the Triple jump, 4 x 400 meter relay and the individual 400 meter events. In the triple he had a best first jump of 41 feet, but the coaches pulled him from the last two attempts to save him for (10 comments)
Most sellers are thinking net proceeds when they start talking about listing.With the advent of staging, has come the next level of conversation…should we remodel in order to sell? Five years ago no Realtor in their right mind would have suggested spending good money, in order to dispose of a property. Hell that would be like having a tune up, brakes, exhaust and new tires put on a car before trading it in. Give it a wash and a vacuum and haggle as best you can…and be done with it. Right?...maybe not?

Some may say a good walk spoiled by a stupid game. I applied no pressure and didn't even bother to take a score card. I have had better rounds striking the ball, but no better blue sky days in recent memory. The Jack O'Lantern Golf Course sits along the banks of the pemigewasset river in Woodstock New Hampshire.
The 6th hole is a dificult dog leg right, elevated green and of course a nice river view.

The Hemlock keep the forest floor shaded and the moss growing.
These rocks are a beautiful sight but slippery when wet use caution or you'll be in the drink.

Adirondack home progress. If you think this place looks big from the front, where two stories are above the ground level? Wait until you get a look at the back, where the lower level walkout is exposed.
The Stone work goes at a slower pace than much of the other parts. The footings, masonry block, then exterior real stone all has to follow the proper sequence to complete the visual effects for the columns and the four story chimney. The covered porch also has an outdoor fireplace…as a perfect spot for a cigar and a cognac.

The Lodge at Lincoln Station offers all the amenities...two pools, tennis, game rooms, Saunas, and shuttle to the slopes during the winter months. The Subject unit is two levels, with the bedroom situated in an open loft above the living room. The Private balcony has spectacular views of the Pemigewasset river - the loon mountain ski slopes, and the Western White Mountain range (a Sunset view for sure).

balancing your scotch on a surveyors stake? We had it pretty good for a number of years, I'm use to a certain life style. And I haven't adjusted to the new Economy. Frankly I try not to think about it much.
Maybe I should be concerned...I sell ski properties and we are going in to the summer.
I worked in the yard today for 7 hours, and I'm the good kind of sore you know what I mean?
It's not that I'm blissfully unaware of the issues we face, it's just that I planned for some bad years. (25 comments)

I wanted to try using my gmail to write this blog (thanks for the idea Brad). Real estate is a numbers game, and so is blogging.Give up too soon and all your efforts really were a waste of time. But stick with it and develop a following...for your professional influence and for your blog!! This post will break the 400K mark for me,and more importantly...coincides with making 11,000 comments on others posts. You will come upon this sign...you have been given fair warning, for the next 32 miles you'll find no gas, and no turn offs. I am amazed how many bicycle riders do this trip, it gets extremely steep in places. Back to the Sign - over the embankment from this very sign is an active beaver pond...this year I counted 5 dens (mounds of sticks and mud).

The Rooms & Meals Tax debate. It has been proposed that each town /or City may set their own rooms and meals tax on top of the 9% that is already going to the state (as revenue).
Set your own tax at the town level, has anyone considered the issues with this proposal? Any idea of what it will do the restaurant & motel owners…how about the service staff working basically for tips?

Clark’s Trading Post, a White Mountain Attraction and a family Tradition. The Family Patriarch has passed; we were all saddened when W. Murray Clark left us for the big bear show in the sky a few months back.
Young Murray & Maureen have been putting on the show for the past few years, and one could say they cut their teeth while raising bears. The show must go on and it will with opening day just two weeks away everyone is getting ready.

A fallen tree sends a reflection back at me. - 05/14/10 12:04 PM
On one of my daily walks in the woods (with my trusting Canon in hand) I came upon this fallen birch tree. Nothing unique about that really, but upon closer observation I noticed water had pooled in a large scar where a branch had once grown. Birch Hollow is what we decided years ago would be the name of our LLC, and the land under our home. This may seem like vanity to some, but I always wanted to live on a property that had a name. The flume Gorge is in Lincoln New Hampshire, most would call it the entrance to the Franconia Notch State park. Both of these descriptions are true...it is a state park, but folks from Lincoln want to make sure you know what town it really is in.
The Famous Indian Head Motel is one of the last places along Rte 3 in Lincoln that you can stop, drink, sleep and eat before entering the State park lands...and but a few hundred yards from the Flume. The observation tower offers a clear view of Mt. Indian head which is a really nice (58 comments)

2nd annual Community Pride Day Set for May 20th, 2010 The Lincoln-Woodstock Chamber of Commerce announces that the 2nd Annual Lincoln-Woodstock Community Pride Day is set for Thursday May 20th. This day of community clean-up and betterment projects are supported by the Towns of Lincoln and Woodstock, Chamber Members, Lincoln Woodstock Public Schools, local residents and other community organizations. The day starts with a unique Chamber “Business Before Hours” breakfast at Elvio’s in Lincoln from 9 to 10 am for any volunteers. May 10th photos from the Kancamagus scenic highway, Lincoln New Hampshire. May has arrived but not really in the White Mountains, they didn’t get the memo. It flurried enough to accumulate on one of the highest roads in Northern New England. Happy Mother's day. Yes I called my mother today, and I grumbled about being in the office. She said she was doing an open house on the Cape today. So on mothers' day my 72 year old mother was working too. I always thought it was cool, my mom would be talking on the phone by the pool. She had a cool job...it was easy laid back and she worked weird hours. For nearly 50 years she has helped people buy homes. And I thought she had it made. The tradition started by a couple of local shop-keepers almost 20 years ago was devised to fill in for some quiet time between seasons. It has been a big hit ever since and the fields of Lupines are of course the main feature.

I know it is spring in the White mountains of New Hampshire…when the road bans are lifted, the flowers come out and when the Hammock goes up.
The Pond. As many of you know I have been working a pond for the past several years, and after the road bans are lifted the heavy equipment returns like the swallows descending on Capistrano. This is the third year of a five year excavation permit but we have serious hopes this will be the last summer for the constant dust and early morning trucks rolling past our bedroom window. This is the western view of Mountain Washington & Tuckermans Ravine taken from I93 in Littleton New Hampshire.
It was well in to the eighties today, but the peaks still have lots of snow on the tops. Mountain Washington above is 6,300 feet above sea level and folks that don't mind the hike will ski till July this summer. Mount Liberty above (and below) is only a little over 4,000 feet, so this will be the last of the (2 comments)
