Happy 50th birthday to me!
As luck would have it - the Annual Oscar Party is on the same day. So An Oscar Theme birthday party is in the works for this evening. But first - I'm a Realtor with Sunday Appointments.

I have a million things to do today, not the least of which is to make sure I make it home to our Annual Oscar Party. Why my wife puts up with the weekend work and everyone comes first life of a Realtor I'll never know.

My office is right beside a major snowmobile corridor...and I mean right beside one!

They scream by my window while I'm on the phone, and inevitably the person I'm talking to says..."What the hell was that noise?". Would you believe a snowmobile?...yup they are pretty darn close, and the machines are pretty darn loud (especially the souped-up models). Snowmobiling adds lots of money to our winter ecconomy, they are our summer boater...and their machines can cost as much as a modest car. That's right, A Foot of Flurries in the Forecast...A Northeast dusting. The weather in New England can change fast, this morning we had blue sky's - but the maps were telling us we had better get ready for the white stuff.

   Cannon Mountain - Blue sky's and just a hint of clouds on the leading edge of winter weather.

  A Short time later...more clouds than sun envelope the ski slopes, but no one is complaining.

I'm not the Traditional residential Realtor, my clients more times than not are looking at vacation homes. They are in the Market when everyone is on vacation...everyone but me. This has been a way of life for my entire 27 year career in real estate, in the White Mountains of New Hampshire. I took the shot below from a condominium that I was showing today. It's hard to stay focused on the current task, while all around you people are on vacation and the ski slopes look soooo inviting!

New Hampshire's Rugged good Looks. I can see the forest for the trees, I took my bag lunch for a short ride today to remind me what is outside of my office walls. The Kancamagus National Scenic highway designation is well deserved. Enjoy the views of my picnic lunch today.

                       I didn't mind a cold lunch with this great view.

It was hard to get this shot facing due south into the sun, but the avalanche area across the valley was worth the photo risk.

South Peak Resort at Loon Mountain, New Construction breaks ground. Once the Post and beam designs have been approved by the architectural review board Cargill Construction got right to work.
Foundation poured...Ridged Foam board (pink styro board - insulating the basement) will be finished with a stone product yet to be chosen. A New Adirondack home under-construction on South Mountain Road at Loon.

Ever been accused of being the master of the obvious? I wrote a purchase agreement, where I pointed out that my buyer will assume the upcoming special assessment of $10,000 for a new roof (in a condo development).
The seller's agent accused me of  "negative selling" to get a better price for my buyer...DAH! But no it's not that easy, sure I want the best deal for my buyer that is my job. I also don't want either side to feel as though we glossed over this expense. AND>>> it wasn't disclosed in the seller disclosure. Why you may ask? Because … (21 comments)

My Fiftieth birthday on Oscar night February 27 2011 - 02/16/11 07:14 PM
That's right I received my AARP card last week...and yes the time is near.
I decided to allow the Academy Awards Committee to hold their  Oscar party with it's celebration and pageantry to fall on the night of my Fiftieth ...it seemed unfair for me to ask Hollywood to postpone their annual Gala. After all they change the date every year -but my birthday was always on the 27th.

Things are about to get a lot busier in my neighborhood...we get a surge of Vacationers and second home owners when the February school vacation weeks hit (Presidents day- week for Massachusetts and the week after for other New England States). My last chance to ski for a couple of weeks - fell on a gray sky day.

I took a look at some of my favorite photos...and added some text for the special Hallmark Holiday.

       When I came across this tree in the fall, the shape struck me as kind of unique...add a Heart shape
                and a Valentine's message and here you go.
 

Maybe I'm not Warm and cuddly all the time...but I caught this guy on my back deck, he appears to be hugging the bird feeder. It may just be he's hungry.

Silent Sunday - another day at the office and life in the Mountains - 02/13/11 07:04 PM
I was in the office for hours today, working on my taxes and hoping to show some real estate in the Loon Mountain area in Lincoln New Hampshire. About a mile from the office is this ski attraction, taxes can wait and with no appointments I began to question my sanity. Lots of folks would give almost anything to work like I do.

White Mountain -Winter in the Woods - NH photos - 02/09/11 02:24 PM
What a beautiful day to get out into the woods...Big Views and hemlock trees weighed down with dense snow.

                The groomed trails make a cross country ski so easy - smooth and quiet in the woods.

    The view north peeking through the trees was really nice - with the blue sky backdrop.

   The clouds are starting to roll in again time to head for home...before the snow socks me in.

This morning started at 5 below zero...with beautiful pink sky's

At 6:30 the mountains and sky's were looking very pink. First cup of coffee this morning -enjoying the view.

at 7:30 with the sun fully up and temps have risen to an even "ZERO" yeah it is going to be in the positive numbers today. A small victory to look forward too.
I'm not crazy - I didn't have to go outside for these shots, this is my kitchen window. Second cup of coffee.

This FSBO – For Sale By Owner story should convince all you bargain hunters that foregoing the assistance of a real estate professional can be detrimental to your financial & healthy future.
A Licensed broker friend of mine from another state told me this tale this is not an urban legend it was in fact something that happened to him personally. While working the “FSBO” classified he spotted what appeared to be a great deal. Good enough to consider it as a buy and flip property…a busman’s holiday if you wish.

lI really don't care who wins the Superbowl, I watch for the commercials (marketing guy's holiday).
In honor of the game ( and the fact my grill has been buried since X-Mass) I shoveled out the Grill.
I love the snow but making paths is for the wildlife.
Anyway good Luck to the team and equal cheers for the other team.
Tom Brady will be back next year and when the Pats are playing I'll pay attention to the game.
For now I'm happy to see my Grill and I look forward to the commercials.

This Lincoln New Hampshire home offer direct  access to the snowmobile trails, which are groomed by the local snowmobile club. I cleared off this table a few days ago...I still grill in the winter.

It is still lightly snowing and by my unofficial count we have seen 50 inches of snow in the last 20 days.

 Un-official count 13.5 inches from this storm...and still snowing. Ready for a White Mountain winter wonderland vacation, the conditions couldn't be better - if your plans include any type of snow sport.
