I have been a Realtor for 27 years in the White Mountains of New Hampshire, but what I'm about to discuss is the same in every market in the U.S. Let me call the market sale "property M' and the short sale "property S" - let's assume they would both appraise at the same price and are the same style and basic floor plan.

I have been out in the kayak a few times this season. I also live along the river so I see them go by everyday. This group was with a guide from Outback Kayak -603-745-2224. they do a great job of making families feel safe and that guaranties great fun on the water.  The Pemigewasset River / Woodstock New Hampshire.

Sellers are struggling with the "NEW REALITY" of their current market values.
                                                                                                                                                       
My buyer clients made an offer - based on the 4 sales of abutting property. The properties bordering and similar in design based in the same subdivision have been selling between $190,000 - to - $205,000. The subject is priced at $300,000.??
My cover letter accompanying the offer laid out the comps and suggested the cash offer of $190,000 was more than justified by the recent comps. The listing broker sends me a note: How can your buyers justify an offer a third less than the asking … (16 comments)

Funny title...let me explain. It was 100 degrees out today and I walked 18 holes on the golf course alone.  On the 10th hole a 520 yard par 5 I made a "2" better known as an Albatross....Great shot No witnesses.

Building a back yard pond - 07/21/11 09:16 AM
The permitting process has been a bit of a battle, but when it hit 95 yesterday having a pond was worth all the engineering costs. My site work contractor has been digging for four years (not a typo -four years). The work has not been continuous as digging has been on an as needed basis. When a project needed fill, gravel or loam the equipment would show up and dig furiously for a week or two...only to disappear for months at a time.

We are expecting near 100 degrees on the east coast by Friday. So when I came across this picture I took while skiing back in March (only four months ago) it put the weather in to perspective for me. This too shall pass.

The ice coated trees with Mount Washington's 6,300 foot summit off in the distance...on a beautiful ski day, will help me get through a little bit of a heat wave. Summer is in full swing in the white mountains of New Hampshire

This river valley is so beautiful and wide it's hard to even see the folks down by the river frolicking in the water.

I have a large circle of friends that are reaching out to me and I must thank them for their kindness. The things I take for granted have new meaning when my buddies dragged me out for a round of golf. We are an unlikely alliance of folks that make the north country our home. White Mountain NH Golf shots... Jack O'Lantern resort Woodstock. - 07/12/11 10:17 PM
The rule is fairways and greens when you're golfing...I get to see much more of the course than I should.

Along the course runs a set of rail road tracks the dinner train rolled by, the two story dinning car is pretty darn cool. But it is a bit distracting when you are trying to chip...it only comes by at night (7 pm - for dinner service) google Cafe Lafayette diner train for reservations.

Covered bridge on the course is a nice bit of New England nostalgia, and a nice photo op.

Auction called off , more banking frustrations add to the plugged up demand. - 07/12/11 02:51 PM
I had a buyer come to an Auction today...checked to make sure it was still scheduled, but sat for 40 minutes waiting for the auctioneer. Well this may be a typical frustration related to the real estate business the history of this property goes deeper. One year ago I had a short sale pending on this vacant lot. When the seller found out this "investment property" wouldn't allow them to walk away free and clear from the obligation they filed bankruptcy. You know how teenagers are.
But tonight my son and his girlfriend agreed to have dinner outside under the hemlock tree.

 I found a bunch of wild Fox Glove out in the yard, and it made a nice center piece for our table this evening.
The White Mountains and the Pemigewasset river form the lovely backdrop for our cook out under the stars.

A little Boy-scout water ( better known as diesel) gets the fire going. Once the flames die a bit it will be marshmallows time.

I was surprised and heart broken this week when my wife and best friend informed me she wanted to move back to Michigan and start a new life without me. She assured me this had nothing to do with me, but that offers little solace to a broken heart. I offered a variety of options but her mind was made up she wanted to be with her family and I was not invited. Franonia Notch state Park NH - fourth of July. - 07/04/11 06:34 PM
The Notch parkway is a great ride on any day. Today we decided to buy fireworks on the other side of the notch and I handed my son the little Sony Cyber-shot I use for my real estate pictures. These shots were taken by a teenager through the window of a moving car. Enjoy the White Mountain Views, Cannon Mountain ski slopes, Echo Lake and Eagle Cliff on the west side of Mount Lafayette.
