I have been a Realtor for 27 years in the White Mountains of New Hampshire, but what I'm about to discuss is the same in every market in the U.S. Let me call the market sale "property M' and the short sale "property S" - let's assume they would both appraise at the same price and are the same style and basic floor plan. Negotiated settlement on property "M" ...offer made and accepted at $205,000. The Home inspection reveals a failed window, a broken ground wire (other small electrical issues), and out of code pressuring reducing valve (and other (19 comments)
White Mountain NH Kayaking Woodstock. - 07/28/11 07:45 PM
I have been out in the kayak a few times this season. I also live along the river so I see them go by everyday. This group was with a guide from Outback Kayak -603-745-2224. they do a great job of making families feel safe and that guaranties great fun on the water. The Pemigewasset River / Woodstock New Hampshire.
The 6th hole of the Jack O'Lantern Golf course - with kayaks going by, while I stick my wedge.
This group stashed their boats and decided this rock was the perfect spot for a photo op. I took (12 comments)
My buyer clients made an offer - based on the 4 sales of abutting property. The properties bordering and similar in design based in the same subdivision have been selling between $190,000 - to - $205,000. The subject is priced at $300,000.?? My cover letter accompanying the offer laid out the comps and suggested the cash offer of $190,000 was more than justified by the recent comps. The listing broker sends me a note: How can your buyers justify an offer a third less than the asking (16 comments)
There are wonderful views of Franconia Notch -& - The Pemi River. ..... Well Electric Blueberries
The property features, an on-site well drilled and capped for your water supply, a state approved septic design, under ground utilities, seventy percent of the site is flat but falls off to the south offering excellent solar gain for a house design and recently paved roads.
Nice eastern views for your morning coffee, and the property is (6 comments)
Photo Editing software worth having. - 07/22/11 04:12 PM
I posted a picture of a puzzle-ized condo yesterday and my friend Marilyn Boudreaux asked me how I did the edit. Here are a few different things I did with the same picture in a free software called "Big Huge Labs" www.bighugelabs.com Puzzle pieces:
The Magazine cover is dedicated to my friend Greg Nino - Cave King (recent Featured blog by Greg) The other software that I use (and so it seems everyone else does too) is Picnik.com This one I have actually chosen to pay for the upgraded features, (12 comments)
The Number of sales has rebounded since market lows of 2009. With more sales in general, inventory of existing listings is getting smaller. This is a sign sellers will be able to be more firm with their asking prices, so long as they are listed at established current market values. Currently there is a relatively low inventory of listings in your neighborhood. Buyers are felling more confident and as interest rates remain attractive, the timing may be right to sell your property. Traditionally the best seasons (4 comments)
Evidence of flowers but no one saw me shot the Albatross. - 07/21/11 08:57 PM
Funny title...let me explain. It was 100 degrees out today and I walked 18 holes on the golf course alone. On the 10th hole a 520 yard par 5 I made a "2" better known as an Albatross....Great shot No witnesses. when I got home I still had chores to do. New Hampshire is behind the rest of the country when it comes to summer blooming schedules. Today as I was watering the flowers in the near 100 degree heat - I snapped a few shots to share.
Building a back yard pond - 07/21/11 09:16 AM
The permitting process has been a bit of a battle, but when it hit 95 yesterday having a pond was worth all the engineering costs. My site work contractor has been digging for four years (not a typo -four years). The work has not been continuous as digging has been on an as needed basis. When a project needed fill, gravel or loam the equipment would show up and dig furiously for a week or two...only to disappear for months at a time.
My son and I took a swim last night, and the 6 state and federal permits it (11 comments)
The ice coated trees with Mount Washington's 6,300 foot summit off in the distance...on a beautiful ski day, will help me get through a little bit of a heat wave. While it may be steaming at ground level it can still be chilly on the mountain tops. I recently Hiked Mount Pemigewasset (known as Indian Head on (19 comments)
Waterfront land –one of a kind location. Rural feel –yet with all the town services at the curb. This nearly 10 acre site features 950 feet of stream frontage and has access to town water and sewer at the road. The property sits back 400 feet from the state maintained Lost River Road also know as route 112 in Woodstock NH

Friendship is found all around...thanks to my buddies. - 07/15/11 02:38 PM
I have a large circle of friends that are reaching out to me and I must thank them for their kindness. The things I take for granted have new meaning when my buddies dragged me out for a round of golf. We are an unlikely alliance of folks that make the north country our home. Mick is a former Navy Pilot who is a commercial airline Captain, Steve is a Blacksmith and Melissa (behind the camera) is a psychologist...which was a perfect partnership for this outing. We all come from different places but offer each other strength and understanding when we (22 comments)
Some white Mountain sunset photos. - 07/14/11 09:15 PM
The view of Franconia Notch's Mount Lafayette, Little Hay stack Mountain and Mount Liberty provide my nightly sunset enjoyment.
...a little further along with dark fast approaching.
....just another July night in the White Mountains of New Hampshire...Pink sky at night sailors delight, nice day on tap for tomorrow. Get out there and enjoy the great outdoors.
I never get bored with this view. If you need help with your White Mountain Real Estate needs give me a call, or use the MLS button on the bottom of this post to search all area properties.
Along the course runs a set of rail road tracks the dinner train rolled by, the two story dinning car is pretty darn cool. But it is a bit distracting when you are trying to chip...it only comes by at night (7 pm - for dinner service) google Cafe Lafayette diner train for reservations.
Covered bridge on the course is a nice bit of New England nostalgia, and a nice photo op.

Auction called off , more banking frustrations add to the plugged up demand. - 07/12/11 02:51 PM
I had a buyer come to an Auction today...checked to make sure it was still scheduled, but sat for 40 minutes waiting for the auctioneer. Well this may be a typical frustration related to the real estate business the history of this property goes deeper. One year ago I had a short sale pending on this vacant lot. When the seller found out this "investment property" wouldn't allow them to walk away free and clear from the obligation they filed bankruptcy. This killed my Short sale but not the desire for the buyer to purchase. Fast forward 6 months three additional (13 comments)
Day and night White Mountain Shots. - 07/07/11 09:30 PM
We have been working on our camp site today, and splitting firewood for the up coming winter. I couldn't escape the view and wanted to share my White Mountain New Hampshire vista. Blue sky day in Woodstock NH.
.....A few hours later from the same spot at Sunset, a beautiful July Night in the white Mountain National Forest.

I found a bunch of wild Fox Glove out in the yard, and it made a nice center piece for our table this evening. The White Mountains and the Pemigewasset river form the lovely backdrop for our cook out under the stars.
A little Boy-scout water ( better known as diesel) gets the fire going. Once the flames die a bit it will be marshmallows time. Country living in New Hampshire kids are going camping down by (8 comments)
My Wife is leaving me, and I must set her free. - 07/05/11 10:34 AM
I was surprised and heart broken this week when my wife and best friend informed me she wanted to move back to Michigan and start a new life without me. She assured me this had nothing to do with me, but that offers little solace to a broken heart. I offered a variety of options but her mind was made up she wanted to be with her family and I was not invited. My wife took on the duties of step mother 12 years ago, and with our son graduating recently and her 30th High School reunion coming soon something changed (63 comments)
Franonia Notch state Park NH - fourth of July. - 07/04/11 06:34 PM
The Notch parkway is a great ride on any day. Today we decided to buy fireworks on the other side of the notch and I handed my son the little Sony Cyber-shot I use for my real estate pictures. These shots were taken by a teenager through the window of a moving car. Enjoy the White Mountain Views, Cannon Mountain ski slopes, Echo Lake and Eagle Cliff on the west side of Mount Lafayette.
Zoomer - Avalanche - and other steep slopes drop down close to the lake.
